Job Title: Residential Maintenance Superintendent
Location: Easton, Pennsylvania
Reports To: Property Manager/Director of
Operations
Job Summary:
The
Superintendent is responsible for maintaining the physical integrity
of the properties by ensuring all common areas, units and mechanical
systems are kept in good condition This role requires timely response
to maintenance requests, preventative upkeep, and a proactive approach
to maintaining a well-run portfolio in Easton
Key
Responsibilities:
General Maintenance &
Repairs
- Perform routine maintenance and
repairs, including some plumbing, electrical, HVAC, carpentry, and
painting
- Diagnose and troubleshoot issues internally before
calling vendors
- Ensure all units are move-in ready by
completing necessary turn over repairs and inspections
- Ability to perform some in-house renovation tasks, if needed
Property Upkeep & Preventative Maintenance
- Conduct routine inspections of common areas,
building exteriors, and grounds to identify potential issues
- Responsible for all landscaping and snow
removal
- Upkeep of landscaping/grounds
- Salting,
de-icing, and clearing walkways and parking lots
- Perform preventative maintenance on mechanical equipment,
appliances, and building systems
- Plan with the Property
Manager all scheduled preventative maintenance – quarterly,
bi-annually, and annually
Vendor Management
- Source and vet vendors, ensuring timely,
reliable and quality work
- Work with vendors to secure
quality services at fair prices and assist Property Manager with
managing contracts
- Coordinate, schedule and meet vendors at
the various properties for work orders or recurring services
- Spend time with vendors and learn common issues/fixes
Tenant Maintenance Requests
- Respond to maintenance work order requests from tenants
professionally and in a timely manner, including after-hours and
emergency maintenance calls
- Provide excellent customer
service while troubleshooting and resolving maintenance concerns
- Communicate effectively with tenants, Property Manager and
Director of Operations regarding maintenance timelines and
expectations
- Utilize AppFolio to check, update and complete
Work Orders
Safety & Compliance
- Ensure properties comply with building codes, health and
safety regulations
- Maintain security systems, fire safety
equipment, and emergency protocols
Inventory &
Supplies Management
- Keep detailed maintenance
records and logs for compliance and reporting purposes
- Maintain an organized inventory of tools, parts, and supplies
needed for repairs
- Track supply usage and ensure stock of
adequate supplies
- Ensure proper use and care of maintenance
equipment
Reporting and Budgeting
- Work closely with Property Manager, maintenance team
members, and external vendors
- Assist with planning for
maintenance related expenses
- Review expenses quarterly with
Property Manager and Director of Operations

Qualifications:
- Ability to use hand tools, power tools, and equipment
safely
- Strong problem-solving skills and ability to work
independently
- Excellent communication skills
- Valid
driver’s license and reliable transportation
- Ability to lift
up to 50lbs
Preferred Qualifications:
- Certifications in HVAC, plumbing, or electrical
work or willing to obtain/train
- Prior experience managing
multi-unit residential properties
Pay,
Schedule & Benefits:
- Pay: Competitive hourly
rate based on experience, starting at $25/hour. On-call availability
24/7 for emergencies required
- Schedule: Monday – Friday,
with weekends/on-call duties as needed
