We're currently looking for local HVAC Service Technicians for ongoing commercial work in the Ripon area.

Job description:

  • Install and maintain diverse heating, ventilation and air conditioning systems
  • Lay out wires and pipes to complete HVAC systems
  • Perform general and preventative maintenance on HVAC systems
  • Ensure that all installations are done in accordance to the set standards
  • Make sure that any loose wires are connected and secured properly
  • Ensure calibration of thermostats and other controls
  • Perform checks on motors and belts and handle lubrication duties
  • Change filters and replace any parts as they wear out
  • Repair motors and service steam and hot water boilers
  • Ensure that chemical compositions in equipment are adequate at all times
  • Handle conduit running for HVAC equipment
  • Order any supplies or equipment needed for HVAC maintenance or installation as needed
  • Ensure availability of all items needed for an HVAC project
  • Respond to emergency situations in order to resolve issues on an immediate basis
  • Handle maintenance of tools and equipment
  • Replace faulty or expired parts in an HVAC system
  • Fabricate parts in case parts are not readily available
  • Determine need for upgrading HVAC systems and take measures to take necessary actions

Qualifications:

The Maintenance technician is responsible for managing the building operations and working with the Community Manager, ensuring the successful management of the building. The Maintenance Technician shall thoroughly understand the physical condition of the properties and shall have a high level of knowledge of all contracts, building rules, procedures, and operating policies affecting the buildings and skilled to complete various basic maintenance work as needed. With excellent customer service skills, the Maintenance technician will work with residents and maintenance team members to support the property retention goals. Strong teamwork and accountability are key attributes of a successful Maintenance Manager. Additional qualifications for the Maintenance Technician include the following;

QUALIFICATIONS:

Education: High school diploma or equivalent required.  Additional technical training certifications are a plus.  

Experience: A minimum of 3 year’s of experience in residential property maintenance management or similar required. 

Skills:

  • Plumbing: repairs, replace parts, installation (sinks, toilets, faucets, etc.)
  • Carpentry: repairs and installs doors, shelves, counter tops, locks, etc.

  • Perform minor work order repairs and complete them in a timely and quality manner including, but not limited to, painting, basic carpentry or wall repair, plumbing, and minor electrical.
  • Perform make ready duties for vacant units, including painting and minor repairs
  • Ensure pro-active preventative maintenance work is scheduled and completed. 
  • Walk the property and promptly report any violations or work needed to the Property Manager
  • Perform additional duties and projects as needed and as required.
  • Provides on-call maintenance service and responds to emergencies, as needed.
  • Maintains inventory of supplies and equipment.
  • Provides customer service while maintaining the property within company policies and procedures. 
  • Conduct additional tasks and responsibilities as needed. 
  • Regularly inspects and promptly advises Community Manager of the overall condition and any violations or safety concerns of the property.
  • Represent the property in a professional manner at all times

Abilities: 

  • Ability to handle various maintenance repairs and duties
  • Comprehend and communicate in the English language, both orally and in writing
  • Ability to use various maintenance tools, including, but not limited to, a pressure washer, paint sprayer, screw drivers, wrench, etc. 
  • Ability to, push/pull objects weighing more than 100 lbs. and lift and carry objects weighing more than 50 lbs., but not less than 100 lbs. and to bend, sit, walk and stand throughout the day.
  • Interpret and understand maintenance work order information generated from software.

Compensation:

1.Client Relations

4.Unit Turnover

  • Perform maintenance inspections and repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in.
  • Coordinate and/or assist in painting vacant apartments.
  • Change out appliances-install and remove as necessary.
  • Ensure timely completion of all unit turnovers according to FPI guidelines or based on the established scope of work for the property location.

5. General Maintenance Equipment and Systems

  • Repair and maintain any equipment owned by the apartment community including proper storage in a secure Location Maintain all maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations
  • Properly secure all parts, supplies, and property equipment
  • Maintain, within the budgetary limits, an inventory of parts to make necessary repairs
  • Wear required uniform, if provided, and name badge during work hours. Refer to FPI Dress Code policy
  • Provide own small hand tools necessary to perform routine maintenance (when applicable)

6.Other

  • Locate, diagnose and repair any problem causing equipment downtime or unsatisfactory equipment performance

  • Perform work with minimum downtime and interference with operations concern

  • Perform both unscheduled and scheduled work as well as preventative/predictive maintenance on equipment to help achieve a goal of zero downtime and one hundred percent efficiency

  • Work with the SAP system to develop and maintain accurate parts inventory levels

  • Complete changeovers and overhauls on all packaging and canning machinery

  • Make repairs and adjustments to conveyor tracks, gear boxes and motors

  • Operate, monitor and troubleshoot various systems throughout the plant i.e.: water, steam, air and water cooling systems and associated pumps and valves

  • Correct GMP discrepancies

  • Interact with contractors, plant personnel and maintenance supervision

Position Summary: The Maintenance Technician will be involved in all activities related to preventative maintenance, mechanics of setting up, installing, dismantling, assembling, troubleshooting, diagnosing, repairing, and maintaining machinery and equipment used in the process of making corrugated sheets.   • Basic mix of electro-mechanical industrial maintenance, hydraulics and pneumatics, required

  • Ability to troubleshoot/replace, A/C motors, D/C motors, analog and digital sensors, bearings, gearboxes, and hydraulic/pneumatic components

  • Ability to calibrate machines; electrically and mechanically

  • Schedule required maintenance per established PM’s

Job Summary Location: Stockton, CA This position is responsible for maintaining, troubleshooting, and repairing all mechanical equipment at a wood fired steam turbine electrical generation power plant. Job tasks will range from routine maintenance to complex mechanical troubleshooting and use of precision measurement tools. This position will report directly to the Maintenance Supervisor. Key Accountabilities *Performs repair and maintenance work following blueprint sketches and procedures involving such tasks as drilling, tapping, fabricating, welding, machinery alignment and quality control *Identifies mechanical design, machinery improvements or problems and recommends modifications necessary for resolution *Follows safety/environmental rules and regulations. Implements safe working practices and immediately identities hazards and recommends and/or implements repairs *Works with all departments in a team effort to support the generating plant in attaining their goals *Provides training and technical guidance to other team members *Schedules, coordinates, works with, and monitors contractors on specific tasks as required *Attends to housekeeping at the end of each job/task *Maintains various mechanical equipment associated with biomass and gas fired boilers, steam turbines, electrical generators, compressors, water treatment equipment, pumps, valves, and other auxiliary equipment *Uses maintenance reporting system to record time and material use, problems identified and corrected, and further actions required; provide complete history of maintenance on equipment *Operates a wide variety of construction equipment, power equipment, hand tools and perform rigging and staging erection *Conducts equipment and system tagging according to company and plant rules and regulations *Uses Continuous Improvement tools as assigned for troubleshooting and improving plant equipment *Performs housekeeping assignments as directed *Performs equipment safety inspections as required and records results as appropriate *Participates in small construction projects. Quick Lube Service Technician Responsibilities:

  • Test to check whether systems and components are secure and working properly

  • Isolate the systems or components that might have caused the problem

  • Drive the vehicle for testing purposes

  • Maintain efficiency and accuracy in diagnosing as well as repairing vehicles

  • Repair or replace worn parts ahead of the vehicle’s breakdown or damage
