The Custodian Technician role within Real Estate Operations has responsibility for routine office cleaning and light carpentry repairs with cleaning being a major focus of this role.
In this role you will respond to colleague and business requested work orders and have a routine schedule of work orders.

Responsibilities
+ Cleaning, stocking and supplying designated facility areas on a regular basis (dusting, sweeping, vacuuming, mopping, cleaning ceiling vents, restroom cleaning, trash removal, etc.).

+ Responding to emergency and non-emergency service requests and prioritizing work order response

Qualifications
+ 1 or more years of experience in janitorial and light carpentry role

+ Ability to travel as required

The Building Services Assistant ("BSA") performs a wide variety of tasks providing support services to the research, academic, and clinical missions of the Perelman School of Medicine. In general, a BSA will work under the direction of a specific Supervisor performing a specific support service function; however, in order to provide proper service coverage when work assignment or attendance problems occur, BSAs may be required to work in any of the service functions as detailed under specific duties. BSAs must be available for frequent overtime, often on short notice. This job requires walking, standing, use of standard tools, lifting, and moving of often-delicate equipment between 100-500 pounds. The job requires the ability to lift 50 pounds unassisted. **Overview**
The Technical Services Building Systems Specialist III (BSA III) is highly skilled member of the Technical Services (TS) team, with a strong technical background in building automation, HVAC, commissioning, or test and balance. The BSS III is responsible for evaluating, programming, optimizing, and testing the operation of new and existing building systems both on-site or remotely. The role requires the ability to plan, document, and conduct work requiring judgement as well as working independently with minimal direction. The primary expectation for the role is to produce optimized energy and project outcomes for retro-commissioning (RCx) and relevant new construction commissioning (Cx) scopes with a solutions based approach and mind set. .The role also supports the training and mentorship of TS staff. Additionally, the BSS III will collaborate with project delivery team including: construction management, facilities management, engineers, and trade partners to fulfill the essential duties and responsibilities of the position.
**Responsibilities**
Specific responsibilities include:
- Perform assigned duties in accordance with ENFRA policies, procedures, safety guidelines.
- Documentation, collaboration, and communication regarding activities, technical issues, and solutions development to project delivery team and Team Manager on a regular basis.
- Execute and complete assigned tasks and deliverables in a timely manner.
- Participate site surveys, documentation review, and due diligence activities to determine facility conditions and develop energy conservation measures.
- Participate in design and submittal reviews of new construction scope as part of the commissioning process.
- Actively utilize the CxAlloy software to document assigned new construction commissioning scopes.
- Develop and QC pre-functional checklists and functional performance tests in CxAlloy
- Development of technical reports and project observations to the project delivery team to support solutions development and understanding of progress, system operation, on-site conditions, and other required building information.
- Implement energy conservation measures independently and/or in collaboration with project delivery team partners, such as facilities staff or trade partners, whenever required.
- Review pre-functional checklists and compare to actual site conditions when required.
- Troubleshoot, optimize, and modify building system programming when necessary to implement energy conservation measures.
- Troubleshoot, address and recommend solutions related to building system integration and networking.
- Utilize test instrumentation to troubleshoot, verify, and optimize building system operation.
- Oversee and execute functional performance tests as part of the acceptance of construction scope.
- Provide on-site supervision of trade partners and sub consultants when required.
- Work with project delivery team partners to ensure implemented energy conservation measures and building system programming are well documented, understood, and archived on-site and in ENFRA storage systems designated for the project.
- Maintain awareness of energy performance for assigned scopes through the duration of the project . Collaborate with the project team to ensure performance targets are met and maintained.
- Ensure issues are properly identified, communicated, tracked, assigned to, and addressed by the appropriate delivery team members and partners
- Assist with the resolution of issues, including proposing solutions to the project.
- Proactively address and escalate as required, impediments to achieving project outcomes and scope completion with the team manager and director.
- Adhere to and exemplify IS Delivery and Technical Services process guidelines and SOPs.

This position is Full-Time, Exempt, and reports to Technical Services Team Manager.
**Qualifications**
Required Education, Experience, and Qualifications
- Associates Degree or equivalent, in HVAC, Energy Management, Building Automation or related technical field.
- +10 years of commissioning or related field experience with mechanical, electrical, building automation systems, programming, or building operation management experience.
- Excellent written and verbal communication skills.
- Strong organizational skills.
- Attention to safety.
- Strong analytical, problem-solving, and troubleshooting skills.
- Ability to work with minimal or limited information
- Self directed or able to work with limited direction
- Proficiency with Microsoft Office Suite (Word, Excel, PowerPoint).
- Competency with Cloud Based commissioning software platforms.
Preferred Education, Experience, and Qualifications
- Commissioning Certification from ACG, BCxA, ASHRAE.
- Certified Energy Manager (CEM) certification
- Building automation systems design and programming experience
- Certifications in various building automation systems platforms such as Siemens Insight or Desigo, JCI Metasys Extended Architecture, Schnieder Ecostruxure BSO, Trane, Niagara, Distech
Travel Requirements
- 50% of time will be spent traveling to job site(s)/ office locations
Physical/Work Environment Requirements
- The work takes place in both office and on-site environments
- Prolonged periods of sitting at a desk and working on a computer.

**Pay Range**
USD $27.92 - USD $37.29 /Hr.

Reporting to the Maintenance Supervisor, this **Facilities Maintenance Technician** - 2nd Shift is responsible for operating, maintaining, troubleshooting, and repairing mechanical, electrical, instrumentation, and control systems related to manufacturing and utility equipment in a cGMP medical device manufacturing plant. The position will be responsible for conducting both Preventive Maintenance and Corrective Maintenance tasks on Weekend 2nd shift.
Such equipment may include but is not limited to:
+ Manufacturing Process Equipment (Autoclave Sterilizers, Mills, Mixers, Sealers, Washers)
+ Facility Equipment (Clean Compressed Air, Heating Hot Water, Clean Steam, Plant Steam, Waste Treatment, WFI Generation)
+ Refrigeration Equipment (Freezers, Industrial Chillers, HVAC, Lyophilizer, Refrigerators)
**ESSENTIAL DUTIES AND RESPONSIBILITIES**
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
+ Provides on-call emergency technical support as required (in the event SME assistance is needed).
+ Maintain, troubleshoot, and repair manufacturing process and facility equipment as required.
+ Manage all documentation following Good Manufacturing practices.
+ Execute Preventative and Corrective Maintenance Tasks in a timely manner.
+ Complete all assigned tasks following cGMPs, OSHA and other Federal and State regulations.
+ Practice good housekeeping of assigned work area and all workspaces.
+ Provide expertise to aid in the purchasing and implementation of new equipment and instruments.
+ Provides on-call emergency technical support as required (in the event SME assistance is needed).
+ Support new and existing instrument and equipment SOP revisions.
+ Execute other related assignments as required.
**DESIRED MINIMUM QUALIFICATIONS**
The requirements listed below are representative of the knowledge, skill, and/or ability required for this position.
+ Minimum of 5 years work experience in facility equipment maintenance preferably in the Medical device or Pharmaceutical industries
+ Knowledge of operation and troubleshooting WFI water system
+ Knowledge of operation troubleshooting Clean steam system
+ Knowledge of operation troubleshooting Hot water system
+ Knowledge of operation troubleshooting Compressed Air system
+ Knowledge of troubleshooting Electrical, mechanical and pneumatic systems
+ Working knowledge of condensate return system, steam traps and be able to test and rebuilt traps.
+ Knowledge on personal computer and business software like Outlook, MS Word, Excel and Power Point
+ Able to read PID drawings and electrical schematics
+ Strong facilities technical problem-solving abilities
+ Proven written and verbal communication skills.
+ Able to work with minimal supervision
+ Willing to be on an emergency standby schedule as created by the Maintenance Manager, to handle emergency calls.
+ Must be available for overtime in emergency situations, and / or work flexible hours.
**ADDITIONAL INFORMATION**
+ Willing to perform other related tasks.
+ Knows location of all shop equipment and supplies.
+ Able to work with minimal supervision.
+ Able to start, stop, and operate all equipment.
+ Willing to be on an emergency standby schedule as created by the Maintenance Manager, to handle emergency calls at all Integra facilities.
+ Must be available for overtime in emergency situations, and work flexible hours to provide coverage.
