Key Responsibilities:

The candidate must have a proven track record of successfully managing new commercial building and renovation construction projects. A successful candidate will have served as a construction project manager on contracts with a size over $500,000.00.
Project Managers provide overall management direction to multiple projects, establish project objectives and policies, maintain liaison with prime client contracts, and monitor construction and financial activities through administrative direction of on-site construction manager.
The effective Project Manager will also serve as a technical source of information on project plans, specifications, requests for information, and shop drawings.
Duties and Responsibilities
- Review and monitor all design and construction phase documents for conformance with the budget, schedule, and prime contract.
- Nurture relationships with clients.
- Prepare instructions and coordinate bidding process; review subcontractor bids for conformance, qualifications, and financial factors.
- Confer with the Project Superintendent and others to provide input for the pre-bid and master construction schedule. Ensure the preparation of the detailed construction phase schedule.
- Excellent leadership, organizational, and written/oral communication skills required.
- Ability to build and maintain effective and professional working relationships with our workforce, project managers, owners, architects, engineers, subcontractors, and suppliers.

- Create and monitor team schedules.
- Monitor the financial responsibility and past performance of subcontractors prior to the award of any subcontract. Conduct subcontractor pre-award checklist.
- Review the subcontract pre-billing worksheet and monthly progress payment request; and monitor payment receipts and disbursements.
- Monitor all outstanding owner change orders and change order requests.
- Control job cost, information, and analysis.
- Adhere to all traffic laws and worksite rules.
- Prepare monthly project forecasts, cost reports, and construction billing forecasts.
- Assure all project activities and closeout efforts are executed after proper planning has been done to conform to standards and specifications.
- Supervise, mentor, and perform regular performance evaluations for all employees assigned to this position.
- Communicate regularly with team members to ensure work specifications are met and any problems are addressed immediately.
- Process daily work tickets, material invoices, receipts, and delivery tickets and input data in the system and project-specific invoices.
- Manage multiple crews on different projects.
- Work side by side with employees in the field as needed.
- Prepare and/or oversee billing to the owner and ensure timely receipt of same. Prepare a monthly invoice log to track the status of all invoicing to the owner.
- Ability to lead by positive influence rather than positional power.
- Maintain ethical business transactions and conduct in all aspects of work performance.
- Adhere to OSHA and MOSHA Safety Standards, comply with Company Safety Policy.
- Follow appropriate protocol for reporting incidents timely to Safety Director and management.

*Experience with project controls.
*Minimum OSHA 10 certification; OSHA 30.
*Knowledge of OSHA safety regulations and applicable Federal and State construction regulations.
*Knowledge of MS Office Suite, Microsoft Project, and Google Docs. Knowledge of Viewpoint helpful.
*Experience with government contracts and certified payroll.
Work Context
* At times may work near moving mechanical parts and in outside conditions that include inclement weather, heat and humidity, and exposure to dust and asphalt.

The estimated salary range for this position is $93,900.00 - $169,000.00 USD Annual plus bonus. Starting pay is dependent on multiple factors, such as skills, experience, and work location, and is not typically at the top of the range. Position Summary The Senior Product Segment Manager - Commercial Buildings contributes to NEEA’s strategic goal of filling the program “pipeline” with new resource efficient products, practices, and services in collaboration with both internal and external stakeholders. This position requires effective planning for the evolution of products through the full lifecycle stages of identification, assessment, confirmation, and product readiness for deployment in a full-scale market transformation effort. Working across a wide range of products that use electric power and/or natural gas requires Senior Product Managers to contract with testing labs, industry experts, engineering firms, and other market partners to support the full range of analysis and testing of products. NEEA’s product management team serves as product experts on assigned product lines, as well as conducting research on emerging technologies and practices that could bring energy and carbon savings and/or grid flexibility benefits for Northwest consumers. They partner closely with NEEA’s Market Transformation Managers and Program Managers and work in cross-functional teams as a key contributor to new and existing Market Transformation Initiatives. This role will focus on a new Commercial Whole Building Efficiency project aimed at motivating and equipping the commercial building sector to undertake deep energy efficiency and decarbonization retrofits. Working with regional stakeholders, the project will deliver tools and resources that address known barriers to commercial sector engagement and develop a new commercial whole building market transformation program. The Senior Product Segment Manager will share our deep commitment to diversity and inclusion and advancing practices, strategies, and policies that achieve equitable outcomes for all. Salary range: $115,000 - $130,000, exempt Salary is based on the applicant's experience, knowledge, skills, and abilities. The Typical Day May Include… Scanning: Scan the market, at a national level, for new innovative products, practices or services that support energy efficiency, grid flexibility, and/or decarbonization; and screen those opportunities for inclusion and prioritization within NEEA’s portfolio of emerging technologies. Product Definition and Management: Define the product plan for each assigned product/service/practice, evolving and maintaining this plan throughout the product lifecycle. Product Testing: Design and develop appropriate measurement and verification approaches that demonstrate products’ energy performance and fitness for use. Voluntary Product Standards: Coordinate with state, national, and international organizations involved in voluntary standards to update test methods and performance specifications. Market Transformation Strategy and Design: Become a key resource in developing market strategies and the design of full-scale market transformation efforts. Market Engagement: Build and maintain relationships with manufacturers and other market actors to ensure that product development efforts are connected to appropriate market channels. Utility Engagement: Build and maintain relationships with utilities to ensure that product development and market transformation efforts are complementary and understood by utility partners. Contracting and Planning: Manage contracts and contractor work for testing, pilots, and in-field product demonstrations.
