We are looking for a responsible Maintenance Technician with a great attitude to join our team. This person will be responsible for the day-to-day maintenance operations for an apartment community in San Jose. We are looking for a skilled maintenance person that has good customer service, is pro-active with a great attitude and can work in a fast-paced environment.
The Maintenance technician is responsible for managing the building operations and working with the Community Manager, ensuring the successful management of the building. The Maintenance Technician shall thoroughly understand the physical condition of the properties and shall have a high level of knowledge of all contracts, building rules, procedures, and operating policies affecting the buildings and skilled to complete various basic maintenance work as needed. With excellent customer service skills, the Maintenance technician will work with residents and maintenance team members to support the property retention goals. Strong teamwork and accountability are key attributes of a successful Maintenance Manager. Additional qualifications for the Maintenance Technician include the following;
QUALIFICATIONS:
Education: High school diploma or equivalent required. Additional technical training certifications are a plus.
Experience: A minimum of 3 year’s of experience in residential property maintenance management or similar required.
Skills:
- Plumbing: repairs, replace parts, installation (sinks, toilets, faucets, etc.)
- Carpentry: repairs and installs doors, shelves, counter tops, locks, etc.
- Painting: drywall/plaster repairs, painting
- Electrical/Appliance: lighting, wiring, power circuits, replacing switches, lamps, etc.
- Cleaning, Painting and/or Maintenance Turnover projects
Responsibilities:
- Daily upkeep of the community, including common area grounds and offices on daily basis, including, but not limited to, cleaning of common areas, laundry rooms, mail box areas and ensure trash enclosures, breezeways, hallways, stairs, etc. and ensure they are clean and hazard free.
- Perform minor work order repairs and complete them in a timely and quality manner including, but not limited to, painting, basic carpentry or wall repair, plumbing, and minor electrical.
- Perform make ready duties for vacant units, including painting and minor repairs
- Ensure pro-active preventative maintenance work is scheduled and completed.
- Walk the property and promptly report any violations or work needed to the Property Manager
- Perform additional duties and projects as needed and as required.
- Provides on-call maintenance service and responds to emergencies, as needed.
- Maintains inventory of supplies and equipment.
- Provides customer service while maintaining the property within company policies and procedures.
- Conduct additional tasks and responsibilities as needed.
- Regularly inspects and promptly advises Community Manager of the overall condition and any violations or safety concerns of the property.
- Represent the property in a professional manner at all times
Abilities:
- Ability to handle various maintenance repairs and duties
- Comprehend and communicate in the English language, both orally and in writing
- Ability to use various maintenance tools, including, but not limited to, a pressure washer, paint sprayer, screw drivers, wrench, etc.
- Ability to, push/pull objects weighing more than 100 lbs. and lift and carry objects weighing more than 50 lbs., but not less than 100 lbs. and to bend, sit, walk and stand throughout the day.
- Interpret and understand maintenance work order information generated from software.
- Effectively oversee work progress of vendors or outside contractors
- Basic computer and problem-solving skills required
- Be Available for After Hours On-Call Emergencies as needed
- Ability to work in a fast-paced environment, multitask and stay organized
Compensation:
Starting pay is based on experience. This position also offers full time employees health benefits, 401K, generous Paid Time Off to and paid holiday schedule etc. This is a full-time position, Monday through Friday and available on call for emergencies as needed.

DUTIES AND RESPONSIBLITITES
1.Client Relations
- Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objective and expectations
2.General Maintenance Overview
- Adhere to the assigned maintenance program to ensure the most economical, proper and safe condition of the property
- Follow the preventative maintenance program as outlined in the Maintenance Manual.
- Ensure grounds, curbs, and property aesthetics are in compliance with the FPI Curb Appeal Policies.
- Assist with required periodic inspections as outlined in the Safety and Maintenance Manuals or as specified by Client or Lender.
3.On-call/After Hours Response
- Serve as on-call maintenance providing evening, weekends and holiday emergency services, as outlined in the Employee Handbook and Maintenance Manual
4.Unit Turnover
- Perform maintenance inspections and repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in.
- Coordinate and/or assist in painting vacant apartments.
- Change out appliances-install and remove as necessary.
- Ensure timely completion of all unit turnovers according to FPI guidelines or based on the established scope of work for the property location.
5. General Maintenance Equipment and Systems
- Repair and maintain any equipment owned by the apartment community including proper storage in a secure Location Maintain all maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations
- Properly secure all parts, supplies, and property equipment
- Maintain, within the budgetary limits, an inventory of parts to make necessary repairs
- Wear required uniform, if provided, and name badge during work hours. Refer to FPI Dress Code policy
- Provide own small hand tools necessary to perform routine maintenance (when applicable)
6.Other

Job Summary Location: Stockton, CA This position is responsible for maintaining, troubleshooting, and repairing all mechanical equipment at a wood fired steam turbine electrical generation power plant. Job tasks will range from routine maintenance to complex mechanical troubleshooting and use of precision measurement tools. This position will report directly to the Maintenance Supervisor. Key Accountabilities *Performs repair and maintenance work following blueprint sketches and procedures involving such tasks as drilling, tapping, fabricating, welding, machinery alignment and quality control *Identifies mechanical design, machinery improvements or problems and recommends modifications necessary for resolution *Follows safety/environmental rules and regulations. Implements safe working practices and immediately identities hazards and recommends and/or implements repairs *Works with all departments in a team effort to support the generating plant in attaining their goals *Provides training and technical guidance to other team members *Schedules, coordinates, works with, and monitors contractors on specific tasks as required *Attends to housekeeping at the end of each job/task *Maintains various mechanical equipment associated with biomass and gas fired boilers, steam turbines, electrical generators, compressors, water treatment equipment, pumps, valves, and other auxiliary equipment *Uses maintenance reporting system to record time and material use, problems identified and corrected, and further actions required; provide complete history of maintenance on equipment *Operates a wide variety of construction equipment, power equipment, hand tools and perform rigging and staging erection *Conducts equipment and system tagging according to company and plant rules and regulations *Uses Continuous Improvement tools as assigned for troubleshooting and improving plant equipment *Performs housekeeping assignments as directed *Performs equipment safety inspections as required and records results as appropriate *Participates in small construction projects. Reads and interprets drawings, sketches, prints and specifications as required *Orders parts as needed to affect maintenance and repair *Performs Operations tasks on an as-needed basis and other tasks as assigned *May be called to respond for emergency call-ins and overtime plus provide acceptable off-hours contact by phone *Perform all other duties as assigned Minimum Education & Experience Requirements A high school diploma or equivalent Four years’ experience as a mechanic/machinist in a power plant with knowledge of mobile heavy equipment, loaders, trucks, and welding Other Qualifications Preferred: Experience in a biomass fired steam turbine power plant environment Other Requirements: Must possess and maintain a valid state driver’s license Ability to read, write and speak English and perform basic mathematical calculations Demonstrated use of standard mechanical tools and measurement devices Demonstrated knowledge and understanding in four of the following skills: pipefitting, welding, machining, rigging, rotating machine repair, fabrication, machine alignment, piping schematics, mechanical drawings, basic vibration analysis Demonstrated ability to locate, troubleshoot, adjust, and correct defects in complex mechanical equipment Demonstrated knowledge of safe work practices associated with a power plant environment Excellent written and verbal communication skills Demonstrated ability to work with others in a team environment Demonstrated ability to communicate and coordinate work with others on technical subjects across job families Ability to work weekends, holidays and rotating shifts as required Physical Demands & Working Conditions The physical demands characterized here epitomize those that must be met by an employee to properly perform the integral functions of this job. Quick Lube Service Technician Responsibilities:

Test to check whether systems and components are secure and working properly

Summary/Objective
Responsible for troubleshooting, maintaining and repairing production, building and facilities equipment.
Essential Duties & Responsibilities
- Perform daily preventive maintenance of equipment and systems.
- Complete/write work orders.
- Repair of production and facilities equipment in timely manner to limit production loss.
- Help plant production personnel troubleshoot production equipment issues.
- Troubleshoot, adjust and repair production and facilities equipment including disassembly and reassembly as needed.
- Follow diagrams, sketches, operations manuals, manufacturer's instructions, and engineering specifications
- Connect wire to motors, fixtures, and other electrical equipment to NEC requirements.
- Clean and lubricate machine parts, such as shafts, pulleys, gears, and bearings using rags, brushes, grease gun, and oil can.
- May operate welding machine to repair or join metal parts.
- Maintains continuity among work teams by documenting and communicating actions, irregularities, and continuing needs.
- Contributes to team effort by accomplishing related results as needed.
- May perform additional responsibilities directed from management.
- Promote and follow Rizo Lopez policies and procedures.
- Recognize the importance of safety in the workplace, follow safety rules, practice safe work habits, utilize appropriate safety equipment and report unsafe conditions to the appropriate administrator.

The employee occasionally works in high or confined spaces and is occasionally exposed to wet, hot, and/or humid conditions. The noise level in the work environment is usually loud.
