Responsibilities

  • Install, maintain, troubleshoot, and repair various irrigation system components, including wiring, controllers, valves, heads, rotors, main and lateral lines, drip lines, and bubblers.

  • Operate specialized equipment and vehicles to complete tasks such as pressure testing, trenching, and pipe installation.

  • Order irrigation supplies, spare parts, and equipment as needed, and obtain quotes from external contractors when required.

  • Recommend and assist in prioritizing upgrades and replacements of systems and equipment.

  • Respond promptly to work order requests and provide assistance through various communication channels.

  • Leverage technology (phones, tablets, laptops) to complete work orders, maintain records, logs, and documentation.

  • Ensure a safe work environment by adhering to all safety policies and procedures, and reporting any violations to management.

  • Perform seasonal maintenance tasks, such as winterizing irrigation systems and starting them up in the spring.

Requirements

  • 1-3 years of experience in the landscaping/irrigation industry, including plumbing and electrical troubleshooting.

  • 18 years of age or older.

  • Valid, state-issued driver's license.

  • Ability to work alternative shifts, including overnight and weekends.

Education

While a formal degree is not required, relevant training or certifications in irrigation systems, landscaping, or related fields are highly desirable.

Certifications

  • Irrigation system certifications or licenses are a plus.

  • Certifications in equipment operation or safety are advantageous.

The hourly wage range for this position is $19.00-$5.00*

*steam turbine and electrical generator systems.
*air pollution control devices, to include bag houses, evaporative coolers, acid absorbers, and carbon beds.
*general air pneumatics, including air compressor, regulators, solenoid valves, 2-way and 3-way valve, tubing installation, pneumatic pumps and related systems.
*Performs light electrical maintenance on all plant equipment to include 480V/240V/120V/24V powers systems.
* PLC and light robotics troubleshooting and maintenance experience helpful.
*Performs any general work or other assignments necessary to ensure a safe, clean, healthy and efficient facility and vigorously support Stericycle's commitment to Safety.
*Documents results through completed work orders based on schedule and priority or as required.

Experience:

*Education equivalent to Associates Degree from two-year college or technical school, or the equivalent in related work experience.
*Three or more years related experience and/or training, demonstrating the ability to identify and perform repairs that are needed and to assure scheduled production run.
*Must have experience with the use of forklifts, man-lifts, and various rigging equipment in the performance of maintenance activities.
*Possession of boiler, welding, or electrical certification or license is helpful.
*Must have experience with the performance of lockout/tag out and permit confined space programs related to maintenance activities.
*Must have experience with general air pneumatics, including air compressor operation and maintenance, regulator replacement, solenoid valve replacement, 2-way and 3-way valve, tubing installation, pneumatic pumps and general system troubleshooting.
*Demonstrates the ability to use all power tools associated with metal machining to include: power drills, chop saws, reciprocating saw, grinder and pneumatic hammers.
*Must be able to use soldering/brazing torches, and acetylene torches for cutting steel.
*Must be able to use a welder to fuse carbon steel and perform repairs.
*Knowledge of how to maintain a hydraulic system and the ability to read hydraulic flow diagrams is preferred.
*The ability to weld stainless steel or higher alloys and to operate a TIG welder is a plus.

About this role:

The Maintenance Technician plays a very important role in the organization by providing excellent resident services in addition to performing various maintenance duties necessary to maintain and enhance the value of the community. What you'll do: Includes but not limited to:
    • Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Supervisor or Community Manager.
    • Perform appliance, electrical, HVAC, plumbing, carpentry, custodial, and carpentry work as necessary.
    • Ensure exterior curb appeal of community and cleanliness of grounds.
    • Assist in daily recreation room, rental office, restrooms, and common area upkeep.
    • Maintain high standards of resident service and relations for entire staff.
    • Ensure that residents are provided with a clean, safe, well-maintained community.
    • Ensure that apartments are rent ready within 3 to 5 days after they have been vacated.
    • Maintain accurate inventory control of tools, equipment and supplies. Team members are required to use all personal protective equipment as assigned and instructed, specifically back belts, goggles, dust mask, hard hats and gloves.
    • Team members are required to carry back belts, goggles and gloves in their possession at all times during work hours. Dust masks and hard hats must be readily available.
    • Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours. If parts must be ordered, causing a delay, so notify Community Manager and inform residents.
    • Adherence to company monthly preventive maintenance directives, with regard to but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage check under the direction of the Maintenance Supervisor or Community Manager.
    • Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts and familiarity with posted map.
    • Assist in performing apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Manager.
    • Know current condition/status of all vacant units.
    • Recommends measures to improve methods of operations, performance, safety and quality of service.
    • Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.
    • Performs on-call emergency service as required.
    • Assists the Maintenance Director/Supervisor or Property Manager on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.
    • Interprets company policies to workers and enforces safety regulations.
    • Adheres to CloudTen's Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy. Maintain records and Material Safety Data sheets on all hazardous materials chemicals utilized on site and are sure that employees are familiar with the precautions on the sheets before using them.
    • Ensures regular and timely communication to Site Management noting any maintenance problems or health/safety deficiencies.
    • Represents Sunrise Management and the community you work for in a professional manner. Maintains a positive businesslike attitude and neat, clean, dress (including CloudTen issued work shirt) and appropriate grooming.

  • Performs a variety of work in the maintenance and repair of Martis Camp buildings at various locations including carpentry, electrical, plumbing, masonry, painting, and pools. 
  • Repairs and treats structures such as floors, showers, sinks, walls, roofs, furniture and carpets.  Performs troubleshooting, repairs and adjustments on doors, door locks, cabinets, desks, kitchen equipment, pool water and pool equipment, fences, lighting, etc. 
  • Reports malfunctions to the Building Maintenance Manager for coordination on the appropriate corrective action to take, and may assist in obtaining quotes for repair work. 
  • May be asked to accompany outside vendors who are on site to make needed repairs. 
  • Assists in moving furniture and equipment at all facilities that is necessary for the Club to conduct special events. 
  • As part of the Ambassador support team, Technicians may be asked to assist with special projects periodically that originate in other departments, open and close buildings, monitor alarm systems, and be familiar with fire sprinkler systems at all facilities.
  • Must be able to communicate effectively in both written and oral form, maintain work logs, pool records and service requests.
  • Maintain cooperative working relationships with any Ambassador, department, or MCC member that they come in contact with during the course of their work assignments.
  • Any other duties as needed to improve safety and assist fellow Ambassadors in fulfilling Martis Camp’s Mission, Vision, and Core Values.

Maintenance Technicians perform routine and preventative maintenance to maintain the physical integrity of Sun's communities. They conduct home/building maintenance repairs and are responsible for cleanliness and upkeep of property grounds, facilities, streets, equipment, and various utility systems. Maintenance Technicians provide excellent customer service to prospective and current residents at all times.

JOB DUTIES

  1. Ensure community is presentable, inviting, and adheres to Sun's curb appeal standards at all times.
  2. Ensure common area lawns are manicured appropriately. Regularly treat for weeds, weed whip, rake leaves, plant flowers/shrubs, trim shrubs and hedges, and performs other lawn care services as necessary.
  3. Ensure trash/debris is picked up daily from common areas and streets.
  4. Empty common area trash containers as needed.
  5. Complete minor repairs to rental homes and facilities as needed.
  6. Clean building facilities such as clubhouse, community offices, restrooms, laundry areas, and maintenance garage.
  7. Maintain vacant sites, including strap-downs and removal of trash and debris.
  8. Complete checklists of physical condition of community or sites prior to and after resident occupancy.
  9. Assist manager with supervision of service contractors.
  10. Inspect playground area and equipment, pool/spa area, and other recreational amenities to ensure proper operation, where applicable.
  11. Remove snow from community streets, parking lots, building entrances and other areas, where applicable.
  12. Perform water testing and other maintenance duties related to a well-water system, sewer system, or on-site water meters, if applicable. May include reading, repairing, and installing water meters.
  13. Maintain community pool(s), tests chemical levels, and adjusts appropriately, where applicable.
  14. Follow safety procedures while performing duties, including safely operating vehicles when moving from site to site and picking up supplies.
  15. Other duties and special projects as assigned.

REQUIREMENTS

As a Maintenance Technician, you must be hard-working, reliable and focused on providing exceptional customer service. You must be highly organized and detail-oriented with the ability to manage multiple tasks simultaneously.
  • High school diploma or GED
  • Demonstrated knowledge of and broad experience in general maintenance techniques and repair work
  • Ability to endure seasonal temperatures as working conditions require constant outdoor work
