Job Description: The Real Estate and Permitting Manager handles real estate issues regarding access, acquisition, maintenance and divestiture of land, leases, real estate holdings, right of ways, easements and mineral rights, and packages real estate collateral for project financing. The role is responsible for the maintenance of the company's land assets, including leases, options, joint ventures, rights-of-way, and all other agreements pertaining to land and mineral rights, or activities conducted thereon.

The Real Estate and Permitting Manager will resolve issues relating to legal, accounting, environmental, finance, operations, and business development as they relate to land leases and other real estate matters in a manner that is consistent with corporate policy, goals and guidelines and pursuant to governmental regulations, state laws and departmental practices. The real estate manager must also maintain good working relationships with landowners, royalty holders, lessors and other third parties.
Responsibilities: Primary Job Duties and Responsibilities (Essential Job Functions)
  • Conducts negotiations for all types of land-based transactions and participates in development of land-related strategy. Identifies, evaluates and recommends acquisitions and divestitures where the company may benefit and/or further its goals and objectives. Supervises and conducts land-related due diligence.
  • Develop policy and procedures for the acquisition of right of way and the acquisition and disposal of the company's utility real estate. Determines ownership of property targeted for acquisition and manages site acquisition projects. Maintain contractor files, tracking of bonds, lease burdens, permit status, and confidentiality agreements.
  • Represents the company with respect to land matters in its relations to the public, including landowners, public and private companies, local, state and federal agencies, and, if necessary, foreign government. Present to the public and various governmental permitting authorities as required. Act as an expert witness before various boards or commissions.
  • Evaluate leases, options, assignments, purchase and sale agreements, joint ventures, farm-out agreements, confidentiality agreements, professional service agreements, and other miscellaneous agreements incidental to land aspects of the business. Coordinates the drafting of land-related documents and coordinates management review and approval, based upon a full understanding of the projects, management objectives, and sound economic analysis.
  • Participates in permitting, which includes the ability to obtain exploration permits and to supervise contractors for satisfaction of reclamation requirements. Ensures that the company obtains proper approvals, both corporate and regulatory, prior to execution and implementation of any significant land-based transaction.
  • Perform additional responsibilities as requested or assigned.

Qualifications: Position Requirements
  • Bachelor's degree in business administration or related field or equivalent work experience. (Typically six years of related, progressive work experience would be needed for candidates applying for this position who do not possess a bachelor's degree.)
  • Six years of experience or training and knowledge of right of way, surveying principles, contract and real estate law.
  • Skills and expertise requirements unique to this position include: real estate law, real estate appraisal, land surveying principals, state codes and administrative rules relating to construction and permitting of utility facilities, city and county permitting and zoning rules and processes and negotiation and persuasion skills.
  • Excellent oral and written communication skills, including presentation skills.
  • Effective interpersonal skills and leadership abilities.
  • Effective analytical, problem-solving and decision-making skills.

This role is a part of a global client service delivery team, working with colleagues in Accenture's India delivery center to manage the client's reporting of occupancy real estate related expenses.
Key Responsibilities
+ Coordinate with the client's third-party real estate management firm for various aspects of real estate operations, including lease administration, lease accounting, capital projects and real estate operating expenses for the company's portfolio of occupied properties.
+ Manage the relationship with the real estate management firm to oversee financial reporting for the client's real estate.
+ Ensure all real estate related general ledger accounts are reconciled periodically and any reconciling differences resolved promptly.
+ Review real estate transactions, in consultation with the client's accounting policy team as needed, to ensure accounting outcomes in line with US GAAP and company policies.
+ Liaise with the real estate management team on financial assumptions for business cases.
+ Support real estate occupancy annual budget process for Client, including ensuring real estate depreciation expense is properly loaded to the client's system
+ Oversee Lease Accounting processes; determine proper accounting for all lease transactions, processing of the monthly lease accounting journal entries, provide year end GAAP and STAT reporting.
+ Oversee the rent allocation process managed by the third-party real estate management firm
+ Engage with the client's real estate and third-party teams to understand the pipeline of lease transactions and real estate capital projects to obtain general insights.
+ Oversee fixed assets acquisitions, capitalization, dispositions, impairments, sales etc. to ensure proper accounting; consult with the client's office of accounting policy as needed.
+ Laise with client's tax team to provide annual reporting for personal property tax reporting
+ Oversee quarterly and annual fixed assets reporting requirements
+ Provide inputs to annual depreciation budgets (and forecasts as needed) for all asset classes, including developing assumptions on acquisitions and dispositions.
Basic Qualifications:
+ Minimum of 5 years' experience in investment accounting or in FP&A
Preferred Qualifications:
+ Bachelor's degree with a major in a quantitative field e.g., Finance, Accounting, Math, Statistics advanced degree or CPA a plus
+ Experience in accounting and reporting for investments.
+ Experience in controllership or financial reporting role at a public company insurance sector experience a plus
+ Strong knowledge of financial instruments, including fixed income and equity securities, loans, alternative investments, and more
+ Knowledge of GAAP accounting pronouncements, US GAAP and US insurance statutory disclosure and reporting requirements for invested assets.

+ Analyze the property level cash flow to estimate mark-to-market income and expense rates and property valuation
+ Review and approve third-party reports such as appraisals, environmental reports and property condition assessments
+ Develop and evaluate all resolution alternatives that will maximize recoveries on an NPV basis and recommend the optimum resolution strategy for assigned assets in individual asset business plans

Qualifications/ Requirements:

Our Real Estate Tax Practice is comprised of a dedicated team of tax professionals strategically positioned across the country providing top notch tax consulting services to our clients. As a senior in our practice, you'll work on multiple tax engagements and will contribute to the delivery of quality tax planning and compliance services for our real estate industry clients. **Your key responsibilities**
Your main priority will be providing first-level reviews of tax returns, all while constantly keeping in touch with our clients. You'll be looking at, and analyzing complex tax issues and structures, so everything will come down to producing outstanding work. And with plenty of variety, it's certain that you'll always have innovative ideas and processes to keep you focused.

**To qualify for the role, you must have**
+ A bachelor's degree in Accounting, Finance, Business or a related discipline
+ A CPA certification or be a member of a state bar.

+ A minimum of 3 years relevant experience
+ Knowledge in a broad range of real estate tax technical and transaction skills, including partnership taxation, REIT taxation and qualification, partnership allocations, tax compliance, due diligence, acquisition/disposition planning and structuring.

+ Technical writing and research experience in a tax context
+ The ability to prioritize when working on multiple complex projects
+ Influencing skills, and the confidence to question existing processes

The base salary range for this job in all geographic locations in the US is $80,700 to $33,300. The base salary range for New York City Metro Area, Washington State and California (excluding Sacramento) is 96,800 to 151,600. Individual salaries within those ranges are determined through a wide variety of factors including but not limited to education, experience, knowledge, skills and geography. In addition, our Total Rewards package includes medical and dental coverage, pension and 401(k) plans, and a wide range of paid time off options.

+ Professional knowledge in a broad range of real estate tax technical and transaction skills, including partnership taxation, REITs taxation and qualification, partnership allocations, tax compliance, due diligence, acquisition/disposition planning and structuring.
