Volume is a fully integrated business model designed to manufacture modular solutions for our investors who provide the opportunity to control each project and all manufactured product from land to lockup. The factory is forecasted to manufacture up to 214 modules / 32,000 square feet of product per month by the end of 2021, and for an additional ramp up in capacity of 25% by the end of 2022. We plan to build more than 2075 modules / 1,000,000 square feet over the first four years.

Volumod is currently seeking a Production Supervisor. The Production Supervisor is responsible for leading plant employees in a manufacturing and assembly environment for off-site construction of modular homes. This position plans, executes, and assigns work, implements policies and procedures, and recommends improvements in production methods, equipment, operating procedures and working conditions. This position drives continuous improvement through the plant operation and leads the workforce as necessary to maintain a high level of morale.

Functional Duties:

• Lead and train employees to support different departments.
• Interviewing, hiring, training, and development of production workers.
• Delegate and prioritize alignment of resources to production areas as needed.
• Exhibit exceptional leadership and communication skills. Driving employee engagement.
• Support quality assurance and continuous improvement processes.
• Balance safety, quality, cost, & productivity to achieve positive results.
• Read and interpret architectural, structural, mechanical blueprints.
• Properly operate power tools, and associated equipment.
• Lead and support various construction/production processes as needed including the installation of framing, flooring, ceilings, roofing, windows, doors, etc.
• Lead weekly safety meetings with production team members and promote a safe working environment.
• Lead crew meetings to communication key production topics and engage with the workforce.
• Demonstrate commitment to an injury-free environment and ensure employee adherence to safety program standards.
• Leverage Lean manufacturing principles to drive production team and resource utilization efficiency.

• High School Diploma, GED, or Four years of experience leading highly effective production teams.
• Good people skills, good attitude, and the ability to operate as part of a team.
• Effectively communicate and understand both verbal and written instructions.
• An accountable attitude with a commitment to accuracy
• Experience applying Lean manufacturing principles to drive continuous improvement.
• Detail oriented and comfortable with manufacturing process

• Offsite / Modular Construction Experience
• Minimum of 8 years' experience in residential, modular and / or multi-family construction preferred but not required.

• Prolonged periods of standing, walking, stooping, bending.
• May have periods of sitting at a desk and working on a computer.
• Must be able to lift up to 50 pounds at times.

As the Maintenance Supervisor, you will oversee the entire maintenance process for the property by ordering supplies, diagnosing maintenance problems, and performing service requests while having a strong background in HVAC, plumbing, electrical, and general carpentry.

KNOWLEDGE/SKILLS/ABILITIES:

• Customer service focused.
• Supervise the workflow for the service staff and delegate workload to staff.

• Order supplies, materials, and tools as needed.
• Diagnose problems and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, and roof and gutter repairs.
• Address issues with landscaping and snow/ice removal.

• Perform service requests correctly and promptly.
• Operating computers and other technological devices to access email, and company-utilized software.
• Successfully execute Elmington's non-negotiables for service work orders and vacant turn times.

ESSENTIAL JOB FUNCTIONS:

• Minimum 2 years of property maintenance and/or maintenance experience.
• Effective communication.
• Maintain the physical condition of the property.
• Utilize hand tools and power tools.
• Building maintenance and repairs.
• Responding to issues outside of normal work schedule when required.
• Accurately reporting all time worked by clocking in before beginning to work and out only when done working.
• Following all company policies and procedures.
• Other duties as assigned.

SPECIFIC EDUCATION OR EXPERIENCE:

• EPA/HVAC Certifications .

PHYSICAL DEMANDS AND WORK ENVIRONMENT:

• Frequently sit, stand and walk.
• Regularly required to talk or hear.
• Frequently required to use hands or fingers to handle or feel objects, tools or controls.
• Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
• Occasionally lift and/or move up to 25 pounds.

• The noise level in the work environment is usually moderate.

Implement all maintenance activities at the site, ensuring repairs and changes are performed timely and flawlessly. Responsible for planning and supervising all hourly maintenance associates.

• Determine day to day priority scheduling and follow up of all maintenance activities and associates performing such work.

• Ensure all necessary facilities systems are kept in reliable working condition and that they meet any required customer / regulatory specifications.

Required Education and Experience

• Journeyman level training or equivalent in training & experience, required

• 3-5 years experience in facilities maintenance (warehouse equipment, and grounds), required

• HVAC, plumbing and electrical certification, preferred

• 3-5 years experience in warehouse refrigeration management, preferred
