PROGRAM MANAGER (CM/PM) PROJECT MANAGER (ARCHITECTURAL/CIVIL/STRUCTURAL) - PRIVATE MIXED-USE DEVELOPMENT PROGRAMS

Seeking motivated (CM/PM) Project Managers to join our team on a complex high-rise development project in downtown Columbus, Ohio . Candidates will report to a Sr. Project Manager and will need to be experienced in shell and core build-outs with a focus on the foundations, structure, building envelope, and civil aspects. The Project Managers will need to be experienced on-site leaders in ground-up developments as well as understand working with providing data and generating reports, as a representative for the client to their leadership, design and construction partners, and to authorities having jurisdiction on this project.

Responsibilities:

Project Managers will lead a team of professionals and act as the Owner's representative on these programs from design through construction and closeout. Project Managers will be required to learn, teach, and implement industry and internal company best practices related to project delivery, budget, schedule, quality and operations, and lease-up. Project Managers will require experience leading a team of professionals in both design and construction and experience as an advisor/liaison with the client (tenants, design team, contractors, and facility operations representatives). The CM services will be used to support CM @ Risk and Design/Build contracts. A summary of the major tasks is below.

Pre-Design/Design Phase

i. Scheduling

ii. Planning

iii. Value Engineering

iv. Market Analysis

v. Constructability and Phasing Review

Construction Period Phase

i. Establishing temporary field offices

ii. Monitoring project financial data and budgetary cost accounting

iii. Construction Phase scheduling

iv. Progress Meetings

v. Assisting in issue resolution.

vi. Testing and Inspection Services

vii. Commissioning

viii. Performing additional construction-related services

ix. Claims Analysis and Resolution Services

Qualifications :
  • Education: Bachelor of Architecture or Civil/Structural Engineering from an accredited school of higher education. (alternate degrees will be accepted with 10 years experience with Shell and Structure of high-rise buildings)
  • Experience: Minimum of 8 years of experience in both design and construction.
  • Knowledge: Able to quickly understand and master
    • Requirements of local state and federal jurisdictions in relation to the Project.
    • Construction Contract Documents including Front End and Technical Specifications and Drawings to readily understand and assess the requirements.
    • Working knowledge of engineering services, building codes, budgeting, and scheduling.
  • Leadership: Must possess the skillset and competency to lead project OAC meetings and an understanding of how to influence design and construction staff with diverse skillsets.
Preferred Qualifications
  • Experience with developer-led projects
  • Experience with ground-up or high-rise facilities
  • Experience in hospitality, luxury apartments, luxury clubs, etc.
  • PE, RA/AIA, CCM, PMP certifications
