Our **Vice President, Development Investment** role is responsible for the coordination of **multi family** product type acquisition and development analysis, due diligence, and project execution activities in the Northern California office.

+ Support the company's efforts to identify and gain control of new speculative and build-to-suit development opportunities
+ Cultivate relationships with industry professionals (brokers, owners, lenders, etc.) to help in sourcing new opportunities

+ Responsible for supporting the business plans for development projects, including determination of budgeted market rents and lease structures, operating expenses, and capital budgets
+ Responsible for asset management of pre-stabilized assets in business unit portfolio, including negotiation of leases, administration of project loan issues pertaining to property operations, directing property managers and leasing agents, communicating with capital partners, and working with business unit principals and investment sale brokers at time of monetization

+ Regularly review all the company proprietary asset management system (ELITE) information on assigned projects to ensure completeness and accuracy of data
+ **Relationship Management:**
+ Develop and maintain successful relationships with clients, partners, consultants, architects, contractors, and brokers
+ Active involvement in the community and industry organizations
+ **Negotiate** :
+ Support deal document redlining, tracking and completion for term sheets, purchase and sale agreements, loan documents, and lease agreements
+ Maintain interface with external clients and internal business units, ensuring fast response time for all prospective investments, tenants, and potential third-party sponsor
+ **WORK ENVIORNMENT AND TRAVEL:** Role is primarily in office with expected travel to job sites within the region.

**WHAT YOU'LL NEED:**
+ **Education** :
+ MBA, or other relevant graduate degree preferred.
+ **Industry Experience:**
+ It is preferred, but not required, for candidates to have at least six years of experience in commercial and multi family real estate, finance, investment, or consulting role that required strong analytical, financial, and project management skills.

The minimum salary for this position is $160,000 annually and the maximum salary for the position is $175,000 annually. Our SVP D&I role is responsible for Multi-Family development and investment activities in the Boston, MA market. The role is accountable for the sourcing, underwriting, and field execution of transactions, including site selection, securing entitlements and approvals, budgeting, design, crafting and implementing project business plans, capitalizing and monetizing of projects, usually under direction of principal-level colleague and in conjunction with development management professionals. We are looking for a talented professional to join the AWS Real Estate Team who will operate on both strategic and tactical levels to support the expansion of AWS's Data Center Network in the U.S.
In this role, you will work directly with land owners, data center developers, PE firms, local jurisdictions, land use attorneys and consultants to identify and successfully navigate the required real estate entitlements to acquire and develop new data centers. The ideal candidate will be a strategic thinker with a technical background that enables them to successfully guide and communicate AWS's vision for development. You will collaborate with and manage multi-disciplinary internal and external stakeholders to produce outcomes that support sustainable growth and are sensitive to the communities in which we expand.
Key job responsibilities
- Work cross-functionally with other internal and external teams, including Design Engineering, Legal, Economic Development, Public Policy, Construction and Capacity Planning, to drive site selection and inform a regional real estate strategy
- Lead deal engagement, negotiation and closing of real estate sites
- Negotiate Build to Suit leases, land leases, purchase and sale agreements, easement agreements and other contracts.
- Evaluate project feasibility
- Work cross-functionally to develop project schedule and development budget. Track hard and soft project costs
- Partner with the local jurisdiction and participate in any local meetings and hearings relating to these projects
- Build and lead teams of vendors, consultants, and contractors to support acquisition, entitlements and delivery.

Basic Qualifications
- Bachelor's Degree in Urban Planning, Architecture, Civil Engineering, Real Estate or related fields.
- 3+ years of relevant experience in real-estate development, law, engineering, master planning in a technical industry
- 3+ years of relevant experience performing the full range of land entitlement functions leveraging a combination of internal and external resources.
- 3+ years' experience in site due diligence, site development, and negotiation of entitlement agreements for large complex projects.
Preferred Qualifications
- Master's Degree or higher (including Juris Doctor) in Urban Planning, Architecture, Engineering, Real Estate or related fields.
- Understanding of and experience in the Data Center industry, including data center siting and general operations.
- Experience in public private partnerships
