As the Manager, Capital Markets , you will play a pivotal role in shaping the future of our diverse property portfolio, encompassing residential, commercial, and student housing assets. Based in Chicago, Illinois, this high-impact leadership position will be responsible for monitoring and supporting the investment functions of the company, while fostering a culture of excellence and innovation. Lead, manage, and hold accountable support team members. Prepare and maintain detailed cash flow forecasts for each asset and the overall portfolio. Use forecasts to manage liquidity, anticipate funding needs, and prepare investor distribution calculations. Coordinate and oversee quarterly distribution processes in alignment with investor agreements. Provide analysis, documentation, and execution of various capital transactions to support investment management of the portfolio. This includes supporting acquisitions and dispositions, as well as leading the execution of debt transactions (new originations and refinance). Perform asset-level and portfolio-wide sell-hold analyses on a recurring basis to evaluate optimal timing for disposition, refinancing, or recapitalization. Incorporate current market data, valuation trends, leasing momentum, and capital needs to support strategic decision-making. Present recommendations to the investment committee and executive leadership. Analyze property-level and portfolio-level financials, rent rolls, and operational KPIs to identify trends, risks, and opportunities. Collaborate with asset and property management to maximize asset value and ensure execution of the business plan. Own the internal valuation process, including quarterly updates to asset valuations based on financial performance, market conditions, and comparable transactions. Provide valuation support for investor reporting, NAV updates, and strategic decision-making. Manage the firm's investor relations functions, including ownership of the investment management software (AppFolio Investment Management). Ensure data integrity, timely updates to investment information, quarterly investor reporting. Track and forecast capital expenditures, distributions, loan covenant compliance, and project level funding requirements. Leverage technology to streamline operations and improve efficiency. + Some examples: Dodd Frank (SEC and CFTC), ESMA, MiFiD, SFTR, FRTB, EMIR, FCA, MAS, ASIC, JFSA
+ Working knowledge of multiple project/program management methodologies including, but not limited to Agile and Waterfall

**Job Description Summary**
Position Summary: The Capital Markets Financial Analyst ("CMFA") will support transactions generated by Cushman & Wakefield's Industrial Advisory Group ('IAG"). The primary role of the CMFA will be to perform financial analysis activities of pricing, Excel valuation model creation and auditing, lease abstractions, due diligence collection and review, market data collection, and translating analysis findings into high-level summaries with oversight from senior members of the team.
The role reports into the Financial Analysis Hub, an Advisory shared services platform supporting Capital Markets brokerage within the Americas region. The Financial Analysis Hub specializes in valuation modeling and advanced commercial real estate analytics, providing best-in-class financial analysis support across various product types for the benefit of our clients and key stakeholders.
The ideal candidate will be based in Irvine/Orange County, California and will be available to work on-site in a local Cushman & Wakefield office. Team members may be expected to travel and work outside normal operating hours depending on the product type and markets they service and to meet project deadlines.
**Job Description**
**Essential Duties**
+ Support the execution of financial analysis and valuation modeling requests
+ Prepare pro forma statements, discounted cash flow analyses, and Excel-based financial models with consideration of market conditions (historical and current)
+ Conduct audits of existing financial models for accuracy of data inputs and validity of cash flow and pricing assumptions
+ Review leases to abstract key economic and non-economic data points, identifying any lease term gaps or areas of issue/concern
+ Conduct market research to analyze property and market conditions; synthesize research findings in a clear, concise manner
+ Develop high-level analysis summaries by identifying transaction considerations (strengths/weaknesses), trends, outliers, and logical inconsistencies
+ Identify and communicate any missing information or unclear requests to ensure accurate analyses; coordinate collection of additional information as required
+ Review analysis deliverables with senior team members and lead broker, addressing clarifying questions and making accurate revisions in a timely manner
+ Participate in knowledge share and content management by documenting processes and training materials and disseminating tools, templates, and best practices
+ Performs other related duties as required or requested.
**Other Requirements & Administrative Duties**
+ Bachelor's Degree (Business, Finance, Accounting, Real Estate, etc.) preferred
+ Combination of education without a degree and corporate work experience may be considered
+ 0-2 years of financial analysis and modeling experience, Capital Markets and/or industrial experience
+ Experience with Argus Enterprise (certification not required) and Excel discounted cash flow models a plus
+ Passion for client delivery, with strong emphasis on producing high-quality work, meeting deadlines, and exceeding stakeholder expectations
+ Highly proficient in Microsoft Office Suite, especially in Microsoft Excel
+ Experience with CoStar and other similar market research tools a plus
+ Strong analytical skills with high attention to detail and accuracy
+ Ability to write effectively and succinctly for use in marketing deliverables a plus
+ Good time management and organization skills
+ Ability to balance and prioritize multiple priorities in a high-volume, fast-paced environment

The company will not pay less than minimum wage for this role.
The compensation for the position is: $63,750.00 - $75,000.00
