Our large construction client is currently hiring for a Project Manager to join their team. This individual will be responsible for acting as the site superintendent and Project Manager for all of the school district projects within Prince George County, Maryland. This individual should have 10+ years of experience working on construction projects that are 1 million and up in size. This PM will be responsible for working directly with the client, handling all paperwork, RFPs. proposals, scheduling and working in procore and microsoft project. Travel to the sites is required on an as needed basis. OSHA 10-30 is required. Any background working on construction projects involving modular buildings or schools is highly preferred.

Construction Project Manager

Reporting to the General Manager, the role of the Construction Project Manager is to plan, execute, and finalize construction projects according to strict deadlines and within budget. This includes acquiring resources and coordinating efforts of team members and third-party contractors ensuring project delivery according to plan. The Construction Project Manager will also define the project’s objectives and oversee quality control throughout its life cycle.

Construction Project Manager Responsibilities:

  • Review and understand project plans and job requirements for equipment, materials, and installation.

  • Direct and manage project development from beginning to end.

  • Define project scope, goals and deliverables, and develop full scale project plans in collaboration with senior management, stakeholders, clients including contract compliance.

  • Identify and manage project dependencies and critical path.

  • Plan, schedule and track project timelines and milestones using appropriate tools.

  • Proactively manage changes in project scope, identify potential crises, troubleshoot problem areas, and devise contingency plans.

  • Develop and deliver progress reports, proposals, requirements documentation, and presentations.

  • Liaise with project stakeholders on an ongoing basis.

  • Draft and submit budget proposals, recommend and communicate subsequent budget changes to all stakeholders.

  • Identify and resolve issues and conflicts within the project team and stakeholders.

  • Lead project post reviews and create a recommendations report in order to identify successful and unsuccessful project elements.

  • Ensure adherence to OSHA and company safety policies.



Skills, Knowledge and Abilities Required:

  • University degree or college diploma in the field of Construction Management / Project Management, preferred. 

  • Minimum 5 years direct work experience in a project management capacity, including all aspects of process development and execution.

  • Experience in the water and sewer industry would be an asset

  • Strong familiarity with project management software, such as Microsoft Project.

  • Ability to effectively prioritize and execute tasks in a high-pressure environment is crucial.

  • Previous experience managing people on a team.

  • Can adjust to shifting priorities, demands and timelines through analytical and problem-solving capabilities.

  • Strong written, oral and interpersonal communication skills.

  • Capable of conducting research into project-related issues and products.

The Assistant Project Manager will lead individual, multi-disciplined construction project solutions for clients, with direct accountability for project delivery.

Under the guidance of a Project Manager assist with the following:
  • Manage projects involving the construction, cost allocations, time schedules, right of way acquisitions, permitting, bidding, contract requirements, inspections and change orders for building public infrastructures.
  • Monitor the work performance of consultant engineers and contractors to ensure compliance with contract requirements.
  • Make presentations and meet with stakeholders, contractors, community groups and Federal, state and local officials on a variety of issues concerning construction projects.
  • Maintain accurate records on project costs, time schedules, contractor performance, contract changes, and related capital project requirements.
  • Provide technical engineering assistance to professional, technical and office support staff.

  • Ensure a quality constructed project is completed within the prescribed time frame and operating budget.
  • Manage approved budget for the construction project to ensure work is being performed within the authorized amount of monies budgeted for the project.
  • Document changes in project cost, schedule, change orders and prepare written reports to managers on project status and problems needing resolution by management.
  • Conduct periodic site visits to monitor the progress of construction, review status of work completed during the period covered, review that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings and specifications.
  • Review contractors' direct cost payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of change orders, review of Developer's monthly Job Cost Reports, opine on adequacy of contingency, review of construction and disbursement schedules, review of lien waiver and other documentation submitted by the Developer.
  • Review contract drawings and specifications and opine for completeness and general compliance with commonly accepted architectural /engineering best practices.
  • Review and comment on construction and disbursement schedules as well as other submitted document including but not limited to: zoning approvals, certified surveys, building permits and approvals, utility company approval letters, soil and foundation engineering reports, and designer's certification of code and ADA compliance.
  • Other duties as assigned.
Supervisory Responsibilities:
  • No formal supervisory responsibilities in this position.
  • Manages 3rd party project delivery resources/team (typically smaller team).
  • Responsible for tracking performance and motivating team members.

**Job Description**
**Turner & Townsend Heery** is looking for an **Assistant Project Manager** to support various construction projects.
The Assistant Project Manager will lead individual, multi-disciplined construction project solutions for clients, with direct accountability for project delivery.
**This role is for potential/upcoming roles expected to open in early/mid 2025. The hiring team may/may not contact you immediately regarding your candidacy. In any case we will have your resume on file for future opportunities as they arise.**
**Responsibilities:**
Under the guidance of a Project Manager assist with the following:
+ Manage projects involving the construction, cost allocations, time schedules, right of way acquisitions, permitting, bidding, contract requirements, inspections and change orders for building public infrastructures.
+ Monitor the work performance of consultant engineers and contractors to ensure compliance with contract requirements.
+ Make presentations and meet with stakeholders, contractors, community groups and Federal, state and local officials on a variety of issues concerning construction projects.
+ Maintain accurate records on project costs, time schedules, contractor performance, contract changes, and related capital project requirements.
+ Provide technical engineering assistance to professional, technical and office support staff.
+ Oversee the work performed by design engineers, construction inspection personnel, and contractual personnel.
+ Ensure a quality constructed project is completed within the prescribed time frame and operating budget.
+ Manage approved budget for the construction project to ensure work is being performed within the authorized amount of monies budgeted for the project.
+ Document changes in project cost, schedule, change orders and prepare written reports to managers on project status and problems needing resolution by management.
+ Conduct periodic site visits to monitor the progress of construction, review status of work completed during the period covered, review that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings and specifications.
+ Review contractors' direct cost payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of change orders, review of Developer's monthly Job Cost Reports, opine on adequacy of contingency, review of construction and disbursement schedules, review of lien waiver and other documentation submitted by the Developer.
+ Review contract drawings and specifications and opine for completeness and general compliance with commonly accepted architectural /engineering best practices.
+ Review and comment on construction and disbursement schedules as well as other submitted document including but not limited to: zoning approvals, certified surveys, building permits and approvals, utility company approval letters, soil and foundation engineering reports, and designer's certification of code and ADA compliance.
+ Other duties as assigned.
**Supervisory Responsibilities:**
+ No formal supervisory responsibilities in this position.
+ Manages 3rd party project delivery resources/team (typically smaller team).
+ Responsible for tracking performance and motivating team members.
**Qualifications**
+ Excellent written and verbal communication skills.
+ Strong organizational and analytical skills.
+ Ability to provide efficient, timely, reliable and courteous service to clients.
+ Ability to effectively present information.
+ Requires knowledge of financial terms and principles.
+ Ability to calculate intermediate figures such as percentages, volumes and areas.
+ Conducts basic financial analysis.
+ Ability to understand and carry out general instructions in standard situations.
+ Ability to solve problems in standard situations.
+ Requires intermediate analytical and quantitative skills.
+ Intermediate skills with Microsoft Office Suite.
+ Ability to read and understand architectural and engineered drawings drawings.
**Education and Experience:**
+ Bachelor's degree (BA/BS/BEng/BArch) from College or University and/or equivalent related experience.
