- Negotiate terms of agreements, draft contracts and obtain permits and licenses
- Manage project controls, cost, schedule, performance activities, and procedures
- Oversee contracts, drawings, estimates, and specifications to ensure relation and compliance to project requirements
- Ensure delivery and adherence to contractual requirements and that all aspects of owner contracts are accomplished
- Manage the procurement process and development of bid documents and RFQ/Ps
- Identify, analyze, manage and mitigate risks
- Other related duties as required by the client and/or assigned
Requirements
- Associate or Bachelor’s degree in Construction Management, Architecture, Engineering or related discipline or relevant experience
- 6 - 12 years of experience in the Design/Engineering/Construction (DEC) industry of which 3+ years as a Project/Construction/Program Manager
- Prior experience managing construction of K-14 or higher-education projects and strong understanding of the Division of the State Architect (DSA) preferred
- Strong communication skills, well-organized, proactive and ability to multitask
- Key competencies are communication, teamwork, initiative, and dependability
- Proficient in the use of MS Suite, Bluebeam and standard industry tools such as Procore

JOB SUMMARY: The Superintendent/Construction Manager manages all functions of the construction job site as it relates to building quality residential homes. Supervise construction from dirt through closing while maximizing profits and maintaining excellence through the KB Edge business model. Ensures quality assurance and customer satisfaction are maintained throughout the construction process of the new homes.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Construction/Cycle Time/Home Readiness:
- Plan and direct KB staff and trade partners in the construction and completion of quality residential homes with strong commitment to executing the KB Edge business model and 100% Complete/100% Satisfied program.
- Responsible for milestone report (slab to frame, frame to mechanical, drywall to cabinet and cabinet to final).
- Ensure consistent application of "Even Flow", homes completed per schedule (daily starts, closings and monthly deliveries).
- Schedule and monitor trade partners during the entire construction process from start to closing. Informs and trains trade partners regarding company policies and procedures, including safety and OSHA compliance.
- Approve trade partner's purchase orders and invoices for assigned homes, while ensuring completion of work in a quality and timely manner. Maintains trade partner scorecards on performance and submits to purchasing.
- Monitor subdivision cleanliness and hold trade partners responsible for daily clean-up of homes and jobsite.
- Interact with Architecture, Engineering, Studio, Purchasing and DUP and consider their input/deadlines during the process to ensure timely quality construction.
- Continually strive for superior CSI ranking in specific market.
- Responsible for executing all home deliveries 100% complete and signed off by COE by the homebuyer.
- Monitor and resolve customer or construction concerns to facilitate smooth final closing process.
- Deliver Pre-Construction and Pre-Drywall orientations with buyers to reinforce contact with buyer throughout the construction process.
- Deliver a consistent and effective homeowner orientation to ensure the buyer experiences a positive transition to their new home.
- Participate in Community Teams, and take ownership of construction matters/issues. Works directly with the salesforce with an emphasis in teamwork and customer satisfaction.
- Maintain a safe work site by implementing good housekeeping regulations and safety requirements, enforcing safe work habits and observing OSHA and any state-level agencies' regulations.
- Facilitate weekly safety meetings with staff and trade partners
- Ensure Quality Checkpoints are completed and provides daily status updates on the construction progress on each unit.
- Manage the installation and maintenance of SWPPP for the construction site.
- Ensures the community is working with NHQ certified trade partners
- Drives the permit and inspection sign-off process on a timely basis
- Responsible for inspection process in assigned homes and interacts with VA, FHA, City, County, State and Conventional inspectors involved in the homebuilding process
Education/Certifications/Licenses
- High school degree or equivalent required
- Associates or Bachelors degree preferred
- Construction Management vocational degree or certificate preferred
- Minimum one (1) year as a Construction Manager or Superintendent for the homebuilding industry
- 2 - 5 years of construction experience with a production homebuilder preferred
- Strong experience in delivering high quality customer service programs. Previous ERP database experience a plus!
- Demonstrated leadership capabilities including motivating teams, employee development, and being results oriented
- Strong people skills, including the capability to handle various personalities and develop professional relationships

About this RoleFiberTel, LLC is looking to hire outstanding Construction Workers/Laborers . THIS IS AN ENTRY LEVEL POSITION. In this role you will support all phases of utility construction for various types of telecom projects. Duties will include general labor duties related to telecommunications construction as directed by the Foreman/Supervisor.
Services may include placing poles, anchors and guys, aerial strand and cable, direct buried pipe, trenching cable, conventional and directional boring, placing underground conduit systems, performing inside wiring, cabling, and testing and maintenance services.

What You'll DoResponsibilities:
All phases of telecommunication construction include but are not limited to: Loading, driving, delivery, digging, removal and placement of various types, sizes and weight of construction materials and equipment.
- Hand dig using shovel, mechanical tools.
- Install and maintenance of underground telecommunications cabling.
- Operate or work around heavy equipment and machinery.
- Working in congested or remote areas.

+ Experience in benchmarking and cost tracking, including maintaining cost databases and analyzing historical pricing data.
+ Proficiency with cost estimating software (e.g., ProEst, Buildertrend, Procore, Bluebeam, or similar).
+ Solid analytical and problem-solving skills, with the ability to interpret data and identify cost optimization opportunities.

**Additional Information**
**The salary range for this full-time role is** **$100K-$145K** **per year.** Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. The key responsibility of this position is to provide supervision to personnel performing construction activities associated with the installation of gas wells, sumps, piping, and the erection of gas extraction systems (i.e., flares and blower skids). These supervision tasks include working independently without direct supervision, working with the client and project manager, attending kick-off meetings, lining out the scope of work and providing daily assignments, responsible for meeting allotted production schedules, ensuring the work is conducted according to specifications and meeting quality assurance programs, work with project manager to provide change order documentation, attending final walk through meeting with client and addressing remaining punch list items, procurement and reconciliation of transactions for miscellaneous components, organizing and conducting safety tailgate meetings, ensuring that equipment (e.g., drill rig, excavators, etc.) are properly maintained, providing and documenting personnel training, managing personnel issues and working with the management team to hand down disciplinary actions, and overseeing subcontractors.
In some cases, the applicant may be asked to attend pre-bid meetings to assess site conditions and provide notes and photos to the estimating team.
This position also requires a hands-on applicant that can assist personnel in completing the scope of work.
**Key Responsibilities/Accountabilities:**
+ Supervise a crew to install methane gas systems including equipment and overseeing subcontractors.
+ Train construction personnel, this will include Aptim internal training any required job site training.
+ Ability to document and deliver forms as needed. Work with HR to onboard and complete I9 forms within first three days of employee's employment.
+ Report all safety or HR related incidents and work with safety and or HR to investigate incidents and follow up with lessons learned to the entire construction division.

+ Record operational and/or environmental data.

+ Operate off road trucks and excavators on side slopes.
+ Locate and recover lost or broken bits.

+ Proficiently operates hand and foot levers to insure proper operation of assigned equipment.
