We are seeking a Director for a portfolio of Investment Grade commercial mortgage loans collateralized by operating commercial real estate properties spanning a variety of U.S. markets and multiple property types including office, retail, multifamily, industrial, mixed-use and hospitality. Services are provided in partnership with the clients own activities.
Principal Responsibilities
- Monitor performance of assigned loan portfolio in relation to underwritten business plan and metrics.
- Review borrower requests submitted by Servicers for Lender review and approval, including draw requests, lease approvals, loan modifications.
- Interact with third party consultants including attorneys, title agents, inspectors.
- Coordinate communications between multiple stakeholders including Borrowers, Sponsors, syndicate/participant Lenders.
- Review and analyze property operating statements, rent rolls, and leases.
- Update deal cash flow projections on a quarterly and annual basis.
- Maintain broad overview knowledge of major markets (trends, drivers, rents, values, etc.) to support sound assessment of property operations.
- Review and approve loan payoffs and yield maintenance calculations.
- Provide direction to Servicers for property insurance and tax exceptions.
- Perform occasional site visits as required.
- Bachelors Degree in finance, real estate or a related field.
- 4+ years of relevant debt Asset Management experience.
- Familiarity with real estate debt instruments, fund structures, and capital markets.
- Ability to interpret legal documents.
- Solid analytical and negotiating skills.
- High standards and ability to meet time sensitive deadlines.
- Proficiency in Microsoft Excel, Word, and Outlook.
- Ability to travel 10-15%.
- An advanced degree or other academic background in finance, real estate or accounting.
- Strong mathematical aptitude.
- Knowledge of property insurance and tax.
- Advanced Excel skills.

MIM is seeking an Analyst, US Asset Management, to play a key role within the growing platform. The Asset Management team is responsible for creating and driving the business plans for assets across the portfolios of MIM's clients. The Analyst will support primarily East Coast assets, and is responsible for complex financial modeling and analysis, production of investment memorandums and supporting asset management and transactions teams. The Asset Management role will be involved in the oversight and strategy implementation within the existing portfolio, the handling of dispositions, working through internal and external property valuations and completing various internal and external reports. Essential Responsibilities
- Prepare and complete annual business plans and asset management initiatives
- Supervise and coordinate external professional teams (including General Managers, Property Managers, leasing agents, communication agencies, lawyers, project managers, etc.)
- Supervise and coordinate the preparation of quarterly reporting to investors, along with analysis and explanation of variances
- Interface with internal business partners including accounting, valuation, appraisal, real estate equity, risk management and law

- Rely on real estate industry best practices and excellent problem-solving skills to collaborate with diverse stakeholder groups

This position is supervisory and has direct reports. This role involves managing a team charged with (1) management and processing of construction and reserve draws for a diverse portfolio of loans, sponsors, and SAM clients, across all commercial real estate property sectors and (2) asset management oversight of a select group of clients / loans involving processing borrower consents, financial analysis, and other ad hoc asset management duties that fall within respective contracted scope of service. Essential Job Functions
- Lead, mentor, and manage junior to mid-level management staff, fostering a culture of collaboration, accountability, and continuous improvement to exceed client needs.
- Provide team personnel with regular feedback on performance, goal achievement, and professional development.
- Ensure tasks assigned to team members are completed in a timely manner while adhering to all internal control requirements, audit standards, and client service levels.
- Work with Director and Asset Management Team Leads to drive efficiency in staffing and meet internal performance targets. Provide direction to Team Leads and Asset Managers in meeting regular and ad hoc deliverables.
- Manage oversight and productivity of offshore resources supporting various draw and consent functions.
- Establish and monitor key performance indicators (KPIs) for respective areas of responsibility to track operational performance and drive continuous improvement initiatives.
- Demonstrate and encourage continuous process evaluation to identify areas to improve efficiency, productivity, and accuracy. Draft and implement related processes and procedures as needed to enhance service delivery and operational efficiency.
- Correspond with Sponsors/Borrowers for updates on property-level items such as capital expenditure projects, leasing progress, and construction status.
- Maintain visibility into the status of daily task assignments to ensure items are executed timely, accurately, approved by authorized personnel, and distributed to appropriate recipients where applicable.
- Manage client expectations and serve as primary point of escalation, process clarification, team-related personnel issues, and project coordination for respective areas of responsibility.
- Resolve non-compliant issues through verbal and written communication with both internal and external parties.
- Escalate potential items of concern regarding staffing, performance, servicing standards, external deliverables, and other functional responsibilities, and provide recommendations for resolution to upline manager.
- Perform QC of completed product and communicate results to team members.

The annual full time base salary range for this role is
$150,000.00 - $90,000.00
Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and SitusAMC Senior Management approval. SitusAMC offers PTO and paid holidays, the terms of which are set forth in the program policies. The Vice President, Asset Management is responsible for developing and executing an asset management strategy for the company's operational facilities which encompasses collaboration across multiple departments within QTS to enhance strategic insights and capital allocation decisions, support ongoing financing initiatives, contribute to various reporting requirements and coordinate strategic initiatives including the evaluation and execution of joint ventures. This position will manage a team to provide insights on asset-level performance and work closely with Blackstone representatives for reporting requirements and strategic initiatives.
Responsibilities , other duties as assigned:
- Partner with the Property Development team to support in-depth reporting on capital spend plans at a detailed asset level, including support of project budgets and key budget variances
- Partner with Facility Management team to support and report on full operating details at asset level including inventory tracking, leasing pipeline and operating budget accountability
- Track ongoing asset performance vs. initial underwriting from QTS Investments Team
- Own asset-level budgeting and long-term projections and stabilized ROIC analysis of operational sites
- Oversee multi-tenant lease underwriting and tenant renewal forecasting in collaboration with Sales Team
- Provide key insights and projections in support of various asset-level financing activity
- Lead strategic initiatives including the evaluation and execution of joint ventures and associated reporting and communication with joint venture partners
- Serve as a liaison between Operations and Accounting to track and report on operating details at project and asset level
- Support legal contracting balancing compliance with asset-level financing agreements and business growth
- Bachelor's degree, preferably in Business, Finance, Real Estate, or other relevant area
- Ten or more years of experience in finance and/or real estate, including five or more years of asset management experience, investment banking, and/or real estate management
- Two or more years of experience leading and/or managing teams
- Expertise in the general principles of real estate, including operations and analysis, budgeting, financial reporting, and general accounting
- Knowledge of capital financing and structuring
- Ability to communicate complex issues effectively and professionally, both verbally and in writing
- Effective interpersonal, communication and listening skills necessary to form strong working relationships with all levels of management and throughout the various cross functional teams
- Ability to effectively multi-task, while maintaining accuracy and quality of work product

This position is supervisory and has direct reports. This role involves managing a team charged with (1) management and processing of construction and reserve draws for a diverse portfolio of loans, sponsors, and SAM clients, across all commercial real estate property sectors and (2) asset management oversight of a select group of clients / loans involving processing borrower consents, financial analysis, and other ad hoc asset management duties that fall within respective contracted scope of service. The incumbent is expected to provide ongoing mentorship, training, and regular review of assigned activities to ensure an equitable distribution of work among the staff based upon experience levels, complexity of tasks, and timing of deliverables. This position involves a high level of interaction and communication between team members, management, SAM counterparts, borrowers, lender clients, and various 3rd parties, ensuring the team is meeting service level expectations.
Essential Job Functions:
+ Lead, mentor, and manage junior to mid-level management staff, fostering a culture of collaboration, accountability, and continuous improvement to exceed client needs.
+ Provide team personnel with regular feedback on performance, goal achievement, and professional development.
+ Ensure tasks assigned to team members are completed in a timely manner while adhering to all internal control requirements, audit standards, and client service levels.
+ Work with Director and Asset Management Team Leads to drive efficiency in staffing and meet internal performance targets. Provide direction to Team Leads and Asset Managers in meeting regular and ad hoc deliverables.
+ Manage oversight and productivity of offshore resources supporting various draw and consent functions.
+ Establish and monitor key performance indicators (KPIs) for respective areas of responsibility to track operational performance and drive continuous improvement initiatives.
+ Demonstrate and encourage continuous process evaluation to identify areas to improve efficiency, productivity, and accuracy. Draft and implement related processes and procedures as needed to enhance service delivery and operational efficiency.
+ Correspond with Sponsors/Borrowers for updates on property-level items such as capital expenditure projects, leasing progress, and construction status.
+ Maintain visibility into the status of daily task assignments to ensure items are executed timely, accurately, approved by authorized personnel, and distributed to appropriate recipients where applicable.
+ Manage client expectations and serve as primary point of escalation, process clarification, team-related personnel issues, and project coordination for respective areas of responsibility.
+ Resolve non-compliant issues through verbal and written communication with both internal and external parties.
+ Escalate potential items of concern regarding staffing, performance, servicing standards, external deliverables, and other functional responsibilities, and provide recommendations for resolution to upline manager.
+ Perform QC of completed product and communicate results to team members.

Qualifications/ Requirements:
