As a CBRE HVAC/R Mobile Engineer, you will maintain mechanical and electrical equipment for commercial HVAC/R systems at multiple facilities. This job is part of the Engineering and Technical Services job function. They provide support, preventive maintenance, and repairs on equipment and systems.

In this critical role for our residential community, you will be responsible for maintaining the physical aspects of the buildings, handling general apartment maintenance, and overseeing the upkeep of the grounds. You will participate in the apartment turn-key process, service requests, and preventative maintenance programs. The ideal candidate will manage the organization and inventory control of the Maintenance Shop and other storage areas, adhere to safety standards and practices, and communicate effectively with residents, vendors, and fellow employees.
Duties and Responsibilities:
- Building and Property Maintenance: Maintain the interior and exterior appearance of the buildings and property by performing daily janitorial duties in common areas, including lobbies, stairwells, walkways, hallways, windows, banisters, bathrooms, and communal rooms.
- Unit Turnovers: Complete unit turnovers within 3 days of move-out, as necessary.
- Painting and Preventative Maintenance: Perform painting duties and execute preventative maintenance tasks per the established schedule.
- Inspections: Assist in apartment and systems inspections as required.
- Work Orders: Respond to work orders for units and common areas, prioritize based on urgency, and enter details into OneSite.
- Maintenance Emergencies: Address maintenance emergencies, including after-hours, weekends, and holidays as needed.
- Troubleshooting: Diagnose and troubleshoot mechanical, electrical, and plumbing issues, including appliance repairs.
- Vendor Coordination: Monitor the landscape contractor and work closely with vendors to ensure satisfactory work.

**Responsibilities and Qualifications**
**_Monday-Friday, 11:00PM-7:30AM $25.85 - $1.01_** **_(plus 15% shift differential)_**
The Distribution Center Mechanic contributes to REI's success by ensuring equipment repairs and maintenance are accomplished to support the Co-op's business initiatives and priorities. This role handles scheduling, diagnosing, performing and documenting preventative maintenance, repairs and adjustments. Provides backup for Facilities Maintenance functions requiring equipment maintenance and repairs. The DC Mechanic should model and act under REI's guiding values and mission. DC Mechanic can expect to do the following on a daily basis:
+ Performs preventative maintenance and repair of DC equipment such as conveyors, scales, carousel systems, compactors, flow racks, pallet racks, shelving systems, pallet jacks, floor sweepers, order picking carts, batteries, chargers, and safety equipment; adjusts or repairs equipment; replaces and lubricates parts as needed.
+ Develops and maintains service records, including scheduled and actual maintenance; documents repair date, required repairs, parts or inventory souring, and cost.
+ Coordinates with DC supervisors, managers, vendors and contractors for the scheduling of repair and maintenance services.
+ Maintains appropriate inventory and supplies; help in purchasing; orders, stocks, and documents inventory.
+ Backup for building maintenance; troubleshoots, repairs or replaces parts and equipment such as lights, ballasts, switches, outlets, fixtures, plumbing, HVAC systems; performs miscellaneous carpentry, painting, and janitorial duties as necessary.
+ Maintains ongoing relationships and serves as member on various committees to represent departmental and/or overall company interests; communicates company needs and expectations internally or externally; provides review, input and recommendations as appropriate.
**Bring your passion and expertise:**
Skills and experience we look for in our Distribution Center Mechanics:
+ 2+ years of journey level experience as an industrial mechanic, industrial electrician, conveyor installer or equivalent.
+ Experience managing parts inventory preferred.
+ Knowledge of conveyor systems, control panels, relays and sensing devices preferred.
+ Ability to operate a personal computer to track parts inventory.
+ Ability to work a flexible schedule.

Job Summary
Summary: The HVAC Maintenance Technician performs a variety of skilled maintenance duties related to the facilities engineering and maintenance functions and is assigned to work for a Supervisor, Foreman, and/or Master Mechanic on a regular basis.
Incumbent is guided by a comprehensive and proven skill in one trade as evident by possession of an appropriate license from the state. Within the incumbent's chosen trade, he/she will work independently to analyze and correct complex problems and ensure that non-license workers perform work in a manner consistent with correct work practices.
Essential Duties and Responsibilities:
+ Updates work statuses and documents tasks completed in the CMMS utilizing a mobile device.
+ Helps determine manpower, material needs, and deadlines for jobs and projects.
+ Cleans, lubricates, services, repairs, and diagnoses malfunction of HVAC, electrical and mechanical building systems, sterilizers, food service equipment, sprinkler and standpipe systems, transport systems, electronic signaling systems, fire alarm systems and similar plant and specialty equipment items
+ Assists in making decisions on all repairs and reports major problems to the Maintenance Supervisor, Foreman, and Manger as appropriate.
+ Constructs, finishes, installs, maintains, and repairs electrical and mechanical systems, or the facilities of any related systems, using power & hand tools and other necessary equipment.
+ Reviews outside vendor projects and makes punch lists.
+ Analyzes and corrects complex building system problems and electro/mechanical problems related to utilities.
+ Supports project management activity as needed.
+ Responds to emergency problems in the facility and makes emergency repairs as needed.
+ Maintains logs, performs rounds, and completes P.M. work orders, tests, and inspections.
+ Makes recommendations for modification or improvement of preventive maintenance systems.
+ Maintains shops and mechanical areas in a clean and safe manner.
+ Preforms other duties as assigned.
Qualifications:
+ 5 years' experience as a Maintenance Technician in an institutional setting in an engineering or maintenance discipline.
+ One of the following: Journeyman Electrical License, Registered ACR Technician with EPA certification in Refrigerant, or Journeyman Plumber License.
+ Experience working with blueprints and schematics.
+ Valid driver's license.
+ A general understanding of electro-mechanical equipment.
+ Rudimentary ability to utilize hand-operated construction equipment.
+ Ability to repeatedly lift 50 pounds and kneel/bend/stoop and perform strenuous labor for extended periods of time.
Working Conditions:
Some exposure to elevated degrees of high heat, noise, dust, dirt and/or areas requiring infection control. Requires meeting deadlines for completion of work on a daily basis. Must be able to work all hours, including weekends and nights, as necessary, in order to maintain facility at the appropriate and safe level.

As a CBRE HVAC/R Mobile Engineer, you will maintain mechanical and electrical equipment for commercial HVAC/R systems at multiple facilities. This job is part of the Engineering and Technical Services job function. They provide support, preventive maintenance, and repairs on equipment and systems.
