Responsible for the management of a property (or group of properties) for a client and fulfilling the manager's obligations under the terms of the property's management agreement.

**ESSENTIAL FUNCTIONS AND RESPONSIBILITIES**
+ Responsible for all lease administration duties
+ Monitor collections and coordinate default proceedings
+ Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives
+ Provide management and leadership to property staff, including hiring and performance management
+ Develop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, annual inspections as required for a specific asset, C&W's best practices, and/or client requirements
+ Develop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process
+ Bid, negotiate, and manage conformity with vendor contracts in accordance with C&W's contract requirements or client requirements
+ Accurately abstract all property leases in lease administration software
+ Maintain interface with third-party owners and accounting team to ensure total contract compliance, including preparation of accurate and timely reporting
+ Coordinate and oversee on behalf of client, all tenant and building construction work to ensure timely and accurate completion of all construction work at property
+ Participate in leasing and client team meetings and ensure effective communication between leasing and property management team members in order to achieve client's goals and objectives
+ Provide and foster positive relationships with tenants, external clients, and internal clients

**WORK ENVIRONMENT**
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.
**PHYSICAL DEMANDS**
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. Primary Responsibilities:
Responsible for the day-to-day accounting function for the company's properties which are under construction, including:
Prepare journal entries and monthly cash account reconciliations.
o Reconcile construction draws to the general ledger.

Prepare capital call and distribution notices which adhere to applicable operating agreement requirements related to timing, waterfall provisions, etc.
Evaluate and record accounting entries for significant transactions, including property acquisitions and dispositions, loan refinancings, and purchase price/placed-in-service allocations.
Provide transactional support, including participation in weekly closing checklist calls, follow-up on due diligence related deliverables and review of settlement statements.
Prepare quarterly asset management fee calculations and invoices.
Participate in the property-level annual budgeting process.
Prepare debt compliance materials and facilitate timely submission to lenders.
Requirements
Qualifications and Experience:
Bachelor's degree in accounting.
At least 3-5 years of accounting experience, real estate industry a plus
Strong accounting and analytical skills.
Experience with major accounting software packages for general ledger accounting. Yardi familiarity a plus.

Department Overview
McDonald's Real Estate Center of Excellence is responsible for identifying new restaurant locations, buying or leasing the land and building new McDonald's restaurants. The Real Estate Coordinator monitors and coordinates the various procedures that are designed to expeditiously complete commercial real estate development projects and related activities.
Key Stakeholders: Real Estate Managers/Dealmakers, Construction Managers, Vendors and other Field and Home Office Staff.
Job Responsibilities
+ Orders and reviews title, title exception documents, survey, environmental and soils reports and resolves conditions required to close a Real Estate transaction and the release to Construction
+ Develops systems to streamline and gain efficiencies in work processes.
+ Facilitates and actively participates in Development meetings
+ Monitors updates and assists in the co-ordination of key project schedules and processes to facilitate the execution of the Development Plan
+ Reviews, processes and tracks all invoices on real estate projects.
+ Establishes and maintains files and records
+ Ensures that project files are organized, maintained, and updated for audit compliance
+ Produces correspondence and reports using appropriate software and tools
+ Publishes and maintains Development Team reports
Qualifications
+ We are looking for a candidate who is CST-based (ideally in Houston or Dallas).
+ Previous experience in a commercial real estate role
+ Experience with title, survey and site plan reviews
+ Strong computer/software skills, including Microsoft Office Suite
+ Ability to read and interpret contracts and leases (including, purchase and sale contracts, ground leases, development agreements, declarations and CC&Rs)
+ Willingness to be flexible, adaptive, and to operate in a dynamic, fast paced environment
+ Must work well in team environment and foster collaborative attitude with key team members
+ Periodic travel required
+ Experience as a commercial real estate paralegal is highly preferred
+ Undergraduate degree is preferred

What You'll Do
Deloitte Tax Managers use their experience in accounting and taxation to provide compliance and consulting services to Real Estate Investment Trusts, Real Estate Private Equity Funds, and real estate joint ventures and operating partnerships.
