Our client, a leading property management organization, is seeking a Building and Property Maintenance Worker to join their team. As a Building and Property Maintenance Worker you will be part of the Facilities Management department supporting various properties. The ideal candidate will have strong leadership skills, a proactive approach to problem-solving, and excellent communication abilities which will align successfully in the organization.
**Job Title:** Building and Property Maintenance Worker
**Location:** Rochester, NY
**Pay Range:** $23.00 - $26.00
**Shift:** 7:30 AM - 5:00 PM (Flexible work hours including after-hours response for emergencies)
**What's the Job?**
+ Responsible for building maintenance and property cleanliness across assigned locations.
+ Perform hands-on maintenance tasks to repair and preserve the quality of facilities.
+ Building Maintenance; change lightbulbs, clean outs, some plumbing repairs, lawn maintenance, dry wall repairs
+ Ensure safe, clean, and sanitary housing and office environments.
+ Respond to maintenance emergencies and coordinate necessary repairs.
+ Track and manage all work orders for new apartments or turnovers
**What's Needed?**
+ Reliable transportation (personal vehicle as some traveling may ve required) and valid driver's license required.
+ Experience in carpentry, painting, cleaning, basic plumbing, basic electrical, and basic HVAC.
+ Minimum of 1 year experience in residential and apartment maintenance preferred.

Job Responsibilities

Mental and Physical Demands

  • Work on uneven surfaces in hot, cold and wet conditions, climb and stand on ladders at heights of up to approximately 30 feet
  • Work indoors with carpeted surfaces and work outdoors with concrete surfaces, as well as exposure to extreme weather conditions (cold and heat)
  • Ability to work long hours on a regular basis (which may include weekends), as business conditions demand

Welcome to InTown Suites! We are currently seeking a Property Maintenance Technician at one of our hotel properties. The Property Maintenance Technician will be responsible for daily upkeep of the property, which includes monitoring, maintaining, repairing, and preforming preventative maintenance on hotel property and equipment. He/She is required to live on property, must be on call for emergency situations, and will also work as the Property Attendant one or two days a week, as determined by the General Manager/Regional Operations Manager. Job Responsibilities

  • Ensure that the building and grounds are clean, properly maintained, and free of clutter by picking up trash/debris and by cleaning siding and walkways
  • Ensure that vacant rooms are in good repair, including but not limited to walls, appliances, furniture, carpet, and cabinets
  • Conduct maintenance room punch including but not limited to drywall repairs, paint, general repairs, shampoo carpets
  • Perform preventive maintenance of guest rooms on a scheduled basis
  • Ensure service request are performed in a timely manner
  • Respond to all emergency calls in a timely manner
  • Maintain interior hallway carpets
  • Notify Supervisor immediately of any safety or security violations
  • Notify Supervisor of any guest concerns
  • Reconcile daily paperwork with supervisor prior to end of shift
  • Perform functions as outlined in Property Attendant Job Description, Guest Agreement, and Property Maintenance Technician Resident and On-Call Agreement.
  • Perform other tasks as assigned by supervisor

Skills/Experience

  • Ability to read, speak, write and understand the English language in order to interact with guests and staff.
  • Ability to compose and express thoughts in a clear and understandable way to ensure effective communications.
  • Ability to organize oneself and the ability to work with limited supervision.
  • Ability to manage multiple activities often in stressful situations.
  • Possess working knowledge of air conditioning systems and equipment, including installation, maintenance and repair.
  • Possess knowledge and ability to perform a variety of general maintenance repairs, this includes being able to troubleshoot equipment, identify needs/parts, and the ability to visually read manufacturer instructions
  • Possess working knowledge of electrical systems and components, electrical supplies and materials and the proper application of the same, which includes selecting proper wire and fuse sizes, and visually discern various colors of electrical wiring
  • Possess skill and ability to operate hand and power tools (drills, volt-OHM meter, amprobe, etc.); dial indicators and testing equipment for air, water balancing and control calibration.

Mental and Physical Demands

  • Work on uneven surfaces in hot, cold and wet conditions, climb and stand on ladders at heights of up to approximately 30 feet
  • Work indoors with carpeted surfaces and work outdoors with concrete surfaces, as well as exposure to extreme weather conditions (cold and heat)
  • Ability to work long hours on a regular basis (which may include weekends), as business conditions demand
  • Frequent walking, standing, climbing, balancing, stooping, kneeling, bending, crouching and/or crawling throughout the day, and reaching with arms that are overstretched or overhead.
