A day in the Life:
+ Follow quality standards in accordance with company policy and cGMP and FDA requirements. Understanding of cGxP requirements.
+ Troubleshoot & support manufacturing equipment and facility equipment.
+ Perform preventive and predictive maintenance.
+ Perform alternating or rotating shift work as well as requirement to work during maintenance shutdowns.
+ Provide emergency/unscheduled repairs of production equipment to minimize "line-interruption" events and perform scheduled maintenance and service repairs.
**Minimum Requirements:**
**Education:**
+ High School diploma or equivalent minimally required.
+ An Associate degree?in a technical field like electrical like automation or mechatronics is prefered.
**Experience:**
Required:
+ 3+ years hands-on proven experience as a Maintenance Technician with a focus in electrical, automation, or mechatronics experience.
+ Other equivalent electrical experience may be considered, but only with a proven track record of self-development and continuous learning. 4+ years related automated equipment experience.
+ Experience with control and power wiring. Experience with low and high voltage power. (AC and DC, 24v to 480v). Motors, VF Drives and Servo Controlled.
+ Ability to analyze problematic equipment and electromechanical component failures without schematics.
+ Proficiency in the use of highly technical diagnostic and test equipment, reading blueprints, schematics, manuals and technician papers.
Preferred:
+ Experience in a cGMP environment.
+ Minimum knowledge and ability to learn PLC formats with heavy emphasis on Allen-Bradley PLC/HMI hardware and software: SLC, PLC, ControlLogix, and PanelView.
+ Strong understanding of electrical installation, AC/DC motor drives, gearboxes, hydraulics, and pneumatics systems.
+ Experience with Production Systems, HVAC/HEPA Systems, Clean Utility Systems, Utility Systems like Boilers, Chillers and Compressed Air, Electrical Distribution Systems.

+ Proven understanding electrical systems and industrial automation.

**Key Accountabilities**
**A Typical Work Day May Include:**
- Completing preventative, predictive, and reactive industrial maintenance throughout the facility, with limited direction
- Leverage knowledge and ability to operate 1 or 2 standard maintenance tools such as power tools, basic hand tools, electric tools, precision maintenance tools and preventative maintenance technology tools
- Demonstrate experience in 1 or 2 maintenance trades and components (ex. electrical, welding, pipefitting, fabrication, gearbox and bearing maintenance, lubrication, pumps and piping systems, mechanical maintenance, and hydraulic and pneumatic systems)
- Modify with some direction or instruction in either electrical or mechanical schematics, blueprints, and operation manuals
- Document completed work and the conditions found utilizing maintenance computer software and interact regularly with peers and management to pursue continuous improvement of facility operations
- Operating forklifts, loaders, scissor lifts, and aerial lifts following standard production documentation to deliver to the correct location
- Understanding and adhering to all safety policies and procedures
- Maintaining a safe and clean work environment

**Qualifications**

**Job Functions:**
+ This is a customer-facing position with general customer service duties including, but not limited to, providing assistance, resolving issues, and ensuring a positive customer experience.
+ Assisting store, restaurant, and truck care departments with general cleaning, maintenance, stocking, and customer service needs.
+ Use of various tools and equipment to clean and maintain the overall facility operations to include, but not limited to, equipment repair and maintenance (HVAC systems, fuel systems, service trucks, refrigeration systems, etc.), pressure washing, plumbing repair, site inspections, and other assigned duties.
+ Additional duties could include cross-training in other departments such as Store Cashier, Restaurant Cashier, Facility Maintenance, and Leadership Roles.
+ Always put the safety and satisfaction of your customers first, complying with company safety policies & procedures.
+ Ability to move, lift 25+ pounds. Ability to work in various temperatures.

Responsibilities:
- Perform routine inspections of building systems, including HVAC, plumbing, electrical, and mechanical systems, to identify maintenance needs and ensure proper functioning.
- Respond promptly to maintenance requests from residents and property management staff, addressing issues such as leaks, appliance malfunctions, heating/cooling problems, and electrical issues.
- Conduct preventive maintenance tasks according to schedule, including filter changes, lubrication, and equipment servicing, to minimize downtime and prolong equipment lifespan.
- Troubleshoot and repair maintenance issues in a timely and efficient manner, utilizing diagnostic tools, technical manuals, and problem-solving skills to identify root causes and implement effective solutions.
- Perform minor carpentry, painting, and drywall repairs as needed to maintain the aesthetic appeal of common areas and individual units.
- Maintain cleanliness and orderliness of maintenance areas, storage rooms, and equipment, ensuring a safe and organized work environment.
- Coordinate with external contractors and vendors for specialized repairs and services beyond in-house capabilities, ensuring timely completion and adherence to quality standards.
- Communicate effectively with property management staff, residents, and contractors to coordinate maintenance activities, provide status updates, and address concerns in a professional manner.
- Adhere to safety protocols and regulations, including OSHA guidelines, while performing maintenance tasks, to ensure the safety of oneself, colleagues, and residents.
- Maintain accurate records of maintenance activities, including work orders, inspection reports, and equipment inventory, using computerized maintenance management systems (CMMS) or other designated tools.
Skills and Requirements:
- High school diploma or equivalent; vocational training or certification in facilities maintenance, HVAC, or related field preferred.
- Proven experience in facilities maintenance, preferably in a residential apartment building setting.
- Strong technical skills in diagnosing, repairing, and maintaining building systems, including HVAC, plumbing, electrical, and mechanical systems.
- Excellent problem-solving abilities with a proactive approach to identifying and resolving maintenance issues.
- Ability to work independently with minimal supervision, as well as collaboratively in a team environment.
- Good communication skills, both verbal and written, with the ability to interact professionally with residents, staff, and contractors.
- Basic computer skills for record-keeping and using maintenance management software.
- Physical stamina and dexterity to perform manual labor and lift heavy objects as required.
- Valid driver's license and reliable transportation may be required for off-site maintenance tasks or supply pickups.
Working Conditions:
- This position requires working indoors and outdoors, occasionally in adverse weather conditions.
- May be required to work evenings, weekends, or holidays for emergency repairs or scheduled maintenance activities.
- The role may involve exposure to dust, chemicals, and other hazardous materials, requiring adherence to safety protocols and the use of personal protective equipment (PPE).
