Key Qualifications

Qualifications

Requirements:

  • Bachelor's Degree from an accredited 4 year college or university.
  • Must have at least 5 years of experience selling and developing new business accounts, account management, preferably in a service industry such as the electronic repair or automotive industry.
  • Ability to read, analyze financial reports and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to develop and deliver presentations to customers and internal decision makers.

  • Present and promote CDMO services to prospective clients, highlighting key benefits.

  • Stay informed about industry trends, competitor activities, and market developments.

The Candidate:

  • Bachelor's degree in science, business administration or another related field preferred; Advanced scientific degree and/or Master of Business Administration / commercially orientated degree is advantageous but not essential.

  • 0-3 years of relevant experience in B2B sales, Business Development, Project Management, or another customer-facing role. Previous experience with Catalent preferred. Pharma or Consumer Health industry experience preferred.

  • Sales/business development experience in the contract pharmaceutical industry preferred.

  • Hunting mentality mandatory.

  • Demonstrate willingness to learn new methods and partner with other BD team members to learn basics of selling.

  • Eagerness to learn and develop expertise in CDMO sales.

  • The ability and willingness to travel up to 75% of the time to meet with clients and attend industry events.

Pay:

The annual pay range for this position in California is $66,330 - $101,400

Job Description

Clark is seeking a highly skilled and strategic Business Development Specialist to join our team. In this role, you will be responsible for developing and cultivating strong client relationships and strategic partnerships within the Los Angeles, Orange County, and Inland Empire markets. Your primary goal will be to position Clark as the premier General Contractor in the region by understanding client needs, identifying opportunities, and facilitating successful project acquisition. This role requires a proactive and relationship-driven individual who excels at long-term engagement and strategic thinking. You will work closely with Clark leadership, marketing, and operations to drive growth and ensure exceptional client service.

Location: This role will split time between our DTLA and Costa Mesa offices, with travel throughout Los Angeles, Orange County, and the Inland Empire. Occasional travel to other regions may be required.

Responsibilities

Client Engagement & Relationship Management

  • Facilitate and execute client engagement strategies and drive business growth by cultivating new and strengthening existing relationships with clients and partners (end-users, developers, owners, architects, engineers, and consultants)

  • Lead business development efforts across the assigned local region, with support to national operations as well

  • Represent Clark at key industry and community events, enhancing brand recognition and expanding our network and business

  • Meet and introduce Clark to potential clients by growing, maintaining, and leveraging your network. Cold and warm call as appropriate within market or geographic area to build a robust pipeline of opportunities

  • Build a robust pipeline of new project opportunities through prospecting, networking, and direct outreach to key decision-makers and stay engaged from initial contact through award

Proposal Development / Pursuit Planning

  • Strategize and secure new business by deeply understanding client values and priorities

  • Work with leadership and marketing team members to develop winning proposals and pursuit plans to include participating in developing interview materials and customized marketing materials for new pursuits (written proposals, RFP responses, and graphical presentations)

  • Develop strong working relationships with subject matter experts (SMEs) across the organization

Market Research & Intelligence

  • Utilize technology and all available public sources of information to maximize Clark's knowledge of general market dynamics and current and future project opportunities

  • Prepare and maintain project pipeline reports. Maintain current contact lists and project/owner information using Clark's CRM tools including Salesforce

  • Represent Clark at industry and community engagement events in Los Angeles, Orange County, the Inland Empire and the broader Western South Region - to enhance existing relationships and build new ones, remain informed of market conditions, and competition awareness and industry trends

Qualifications

  • 4-8+ years of Business Development/Sales experience within the Commercial Real Estate, Architecture/Engineering/Construction, and/or Construction Management industries with a focus on selling services

  • College degree preferred - focus on communications, marketing, data science, finance or economics is a plus

  • Possesses a network of existing relationships with facilities and planning officials, architects, engineers, real estate developers, and construction managers

  • A strategic relationship-building style, valuing a listening and consultative sales approach based on understanding and problem-solving

  • Experienced at managing long sales cycles

  • Experience with canvassing, cold calling, and networking to meet goals within a territory

  • Excellent written and verbal communication skills, with the ability to present information effectively and respond to inquiries efficiently

  • Technologically proficient in the use of cloud-based market information systems, public websites for project tracking, and CRM systems. Salesforce experience is a plus, utilization of AI tools is also a plus

The work environment and requirements described below are representative of those necessary for an employee to successfully perform the essential functions of this role.

The Physical Side of the Role: Given that a good portion of your day will be spent at a desk, you should be comfortable with prolonged periods of focused work, whether it's collaborating with colleagues, analyzing data, or developing strategies. The role demands effective communication and sharp visual acuity for reviewing complex documents and performing detailed computer work. While there are times for quiet concentration, you'll also be expected to move actively throughout the office and travel occasionally to various locations, including dynamic construction sites, utilizing different modes of transportation. The ability to lift and move objects up to 10 pounds regularly, and up to 25 pounds on occasion (think a box of files or small office equipment), is also required.

Your Work Environment: Your primary workspace will be in our professional office, which has a typical, quiet-to-moderate noise and light levels. As part of your work, you may also be required to visit active construction sites. These environments are naturally more dynamic and can include exposure to outdoor weather conditions, louder noise, and moving equipment. Position is for a full-time Business Development Analyst to work at the EAH Corporate Offices in Burbank, CA. This is a hybrid remote position. Qualified Candidates will have a Bachelor’s degree in Real Estate, Finance, Civil Engineering, Business, or related field. Must have 2+ years in an affordable housing environment including analyzing proposed acquisitions. Master’s degree and/or working at a non-profit affordable housing corporation is desired. Salary range: $8,000 - 103,000 per year; hiring range for new employees is generally 68,000 - 85,500 per year, DOE. POSITION OVERVIEW

Responsible for assisting with acquisition activities, including the evaluation of potential projects, marketing EAH, and responding to solicitations for proposals consistent with the company’s mission and strategic plan. Responsible for analyzing development opportunities and sources of funding and reviewing/underwriting new opportunities to be considered by the executive management team. Additional responsibilities may include assisting with initial project management including working on and submitting applications for financing and city approvals and attending public meetings.

RESPONSIBILITIES

  • Drive and research sites in EAH’s opportunity cities and counties.
  • Research ownership and title information on high prospect sites and cultivate relationships with property owners.
  • Assists Director of Development with all basic due diligence work on potential sites deemed generally viable for development purposes. Due diligence review includes reviewing preliminary title reports, evaluating infrastructure review with local public works and building officials, estimating market values through comparable sales analysis prior to appraisal, and assessing ability to obtain entitlements for contemplated projects in the context of local general plan and zoning designations.
  • Creates and analyzes preliminary financial projections for potential transactions; Compiles comprehensive deal analysis packages and assesses risk associated with any acquisition for review by supervisor and Executive Team.
  • Identifies, evaluates and monitors new and existing funding sources and remains up to date on the status of those sources of funding.
  • Analyzes funding competition and scoring of competitive applicants in connection with various sources.
  • Coordinates with project development staff on basic financial terms and conditions viable for purchase and sale agreements that are specific to the community and related subsidy environment for affordable housing developments.
  • Ensures that local approvals and neighborhood acceptance of proposed housing development projects occur, including submitting use applications, and attendance at hearings and neighborhood meetings. Assists Director of Development in obtaining public approvals.
  • Ensures efficient transition of purchased assets to Real Estate Development group.
  • Meets with Real Estate Development Department on regular basis to coordinate all acquisition activities.
  • Maintains positive working relationships with lenders and grant sources.
  • Work with other organizations within the housing development, healthcare, and religious communities to create opportunities and support for low-income housing development.
  • Assist in identifying and evaluating new financial and development partners.
  • Assists in creating presentations for internal and external audiences.
  • Maintains Development paper and electronic filing system.
  • Tracks and maintains contracts and reviews invoices for processing payments.
  • Updates budgets and predevelopment cashflows.
  • Creates deal memos for active projects and prepares analyses of unsuccessful projects.
  • Represent EAH at targeted industry conferences and seminars.
  • Actively participates in EAH’s Injury and Illness Prevention Plan.
  • Regular and predictable attendance.
  • Other duties as assigned.
QUALIFICATIONS

Bachelor’s degree in Real Estate, Finance, Civil Engineering; Business, or related field. At least one year working in an organization staffed with various roles and functions.

DESIRABLE ADDITIONAL QUALIFICATIONS

Master’s Degree in Business, Finance, Real Estate, or other related field preferred. Experience working at a non-profit affordable housing corporation desirable.
