**NECESSARY QUALIFICATIONS**

Position Purpose:


To oversee, lead, manage and execute construction and larger scaled projects to support White Oaks mission and goals.

Responsibilities and Tasks:


Work closely with the Director of Support Services, Director of Foundations, and other White Oak team members to identify and define project needs, requirements, scope and objectives.
Evaluate project needs by developing and executing project scopes, drawings, budget plans, progress updates and project timelines.

Minimum Qualification Requirements:


Five years minimum experience in a project management or construction role.
Bachelors degree in construction science and management, engineering, architecture, or related field.

Project management software experience preferred but not required.
CAD or similar drafting software preferred but not required.
Excellent knowledge of construction and building systems; all related permits, licensing, new and existing codes pertaining to public building and fire safety.
Ability to read and interpret plan-sets.
Skills in the use of GIS and/or GPS mapping
Exceptional skills in Microsoft Office Software.

Description

Looking for skilled Commercial Construction Project Managers that will be responsible for managing and constructing major industrial, retail, grocery and commercial projects throughout the region. The ideal candidate will be required to support multiple projects in terms of quality, safety, timeliness, and financial performance. Individual assignments will vary based on project scope, phase, and job requirements.

  • Oversee the total construction efforts, construction progress, ensures quality standards and completion dates
  • Manage vendors and subcontractors
  • Provides on-time and high quality construction planning and execution
  • Provide leadership in risk evaluation, contract negotiations, and fee and pricing decisions
  • Preparation for weekly owner / architect / contractor meetings
  • Maintaining good relationships with clients
  • Perform additional assignments and assume additional responsibilities as directed by Corporate executives
  • Provide direction to planning, scheduling, and engineering functions as required
  • Project close-out document procurement


Requirements

Project Manager Job Requirements:

Bachelors Degree in Engineering, Construction Management or related field required

5+ years of experience in construction project management

Experience using technology to remotely monitor construction progress

Proven ability to manage multiple projects / activities in a dynamic, fast-paced environment

Extensive experience in building multiple projects types (especially grocery stores, retail, industrial and remodel projects)

Knowledge of sheetrock repair and installation, painting, concrete removal and installation and door installation

Experience with Microsoft Office (Outlook, Word, Excel, Project, and PowerPoint)

General working knowledge of Construction Management and / or Primavera P6 software a plus

Willingness to travel

Legally eligible to work in the US

Pre-employment background screening (criminal, drug screen and DMV) is required for all positions

Position Responsibilities

  • Deliver profitable construction projects ranging from 15 million to 50 million or more
  • Coordinate with the Assistant Project Manager to set-up Contracts/P.O.'s, required testing/inspections, submittals/samples, subcontractor/supplier lists, project schedule
  • Coordinate with the Estimator on the project budget, project scope, potential problems such as critical items and/or special hazards
  • Execute owner contract as may be required
  • Execute and track critical path submittals
  • Set times for the weekly site meetings and monthly progress meetings
  • Overall project review throughout the project on budgets and schedule
  • Verify all testing/inspections have been completed and meet specifications
  • Prepare project meeting agenda and meeting minutes
  • Work with the AP/AR Manager to process owner and subcontractor billings, approve codes and their amounts, and release subcontractors after owner payment
  • Final punch and close-out preparation for final billings, O & M Manuals, punch out completion, substantial completion signed, final inspection, occupancy certificates with the City and/or State
Minimum Qualifications
  • A degree in Construction Management or Construction/Civil Engineering/Architecture strongly preferred
  • Five or more years of experience in ground up commercial construction
  • Experience with technology: ProCore, Timberline, SmartSheets, BlueBeam
  • A safety first mindset
  • The ideal candidate has the ability to solve problems with limited direction
