Nature of Work
Provides overall management for a project or assists senior management on projects; manages a field staff, contract documents, subcontractor performance, vendor compliance, budgets, costs, safety, profitability, and statutory and legal compliance; maintains constructive relationships and communicate with clients, vendors, subcontractors, inspectors, community officials and company staff
Essential Functions and Responsibilities
- Directs project staff to ensure projects are completed per contract documents and schedule
- Coordinates and communicates with owners, vendors, crews, subcontractors, architects, and suppliers to facilitate timely project completion
- Has accountability for all project management documentation that may include schedules, material purchases, cost management, progress charts, RFIs, submittals, meeting minutes, jobsite controls, tracking reports, etc.
- Negotiates procurement of all scopes of work and draft subcontract and purchase order agreements
- Manages and directs subcontractor activities alongside Superintendent to ensure expectations of contract documents are met
- Responsible for the establishment and coordination of overall project schedule alongside Superintendent
- Responsible for managing cost control and forecasting of project labor, material, subcontractors, and equipment
- Prepares, manages, and negotiates both subcontractor and owner change orders
- Organizes, participates, and leads various project meetings
- Assists project team in providing a safe work environment, as well as complying with all statutory and regulatory requirements
- Exercises initiative or, as directed, performs additional duties to meet the needs of the organization
- Performs detailed financial review and analysis of project budgets, and prepares monthly projections as a part of project review and business planning processes
- Conducts pre-construction reviews including design, estimate review and contract documents. Develops purchasing strategies and schedules
- Visits project sites to monitor progress, maintains relationships, and verifies quality, safety, and customer satisfaction
- Maintains client relationships and assists in development of new business
- Ability to lead, collaborate with, and function well within a team-oriented environment
- Proficiency in reading and interpreting construction documents

Lennox is seeking a Construction Project Manager to oversee the construction and expansion of key facilities across our national distribution network. This is a high-impact role responsible for managing ground-up builds, site redevelopments, and capital improvement projects for our supply chain infrastructure. **Position Overview**
The Project Manager position is a critical role for the company. This individual will be responsible for planning, directing, or coordinating activities concerned with the construction and maintenance of structures, facilities, and systems. He or she will participate in the conceptual development of a construction project or customer account to oversee its organization, scheduling, budgeting, and implementation. This individual must have the ability to support field personnel in their relationships with other subcontractors and to resolve field problems as they arise. This individual maintains full financial responsibilities of the project and must understand construction financial and accounting practices.
**ESSENTIAL DUTIES AND RESPONSIBILITIES**
Include the following. Other duties will likely be assigned.
+ Drive the project's overall flow effectively from inception to completion.
+ Obtain contract and bid documents from estimating; review and understand scope for project turnover. Attend walk-throughs.
+ Ensure all project document control is completed efficiently by project team, including but not limited to, insurance, bonding, permits, submittals, billing, RFI's, change orders, correspondence, etc.
+ Confer with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters such as work procedures, complaints, or construction problems.
+ Plan, schedule, or coordinate construction project activities to meet deadlines.
+ Prepare and submit budget estimates, progress reports, or cost tracking reports.
+ Inspect or review projects to monitor compliance with building and safety codes, environmental regulations, or other regulations.
+ Select subs and equipment suppliers with input from engineering, estimating and purchasing as required.
+ Verify correct drawings are distributed to field.
+ Create schedule of values, or billing format as required by the contract documents.
+ Create project schedule showing completion, delivery dates and sub requirements. Integrate into overall project and manpower schedule as required. Understand notice requirements.
+ Keep LV group estimating and manpower spreadsheets current each week.
+ Request PO's for major equipment and subs indicating shipping requirements, and anticipating delivery dates. (Request proper delivery notice at that time.)
+ Facilitate material takeoffs by trade foreman.
+ Host and attend all necessary meetings with both internal and external entities to review scheduling and delivery, work plans, job progress, manpower, and solutions to setbacks.
+ Support accounting department in monthly billings, CTC's, and collections. Follow up on outstanding balances.
+ Collaborate with foreman regarding project safety. (Toolbox talks and weekly walk through.)
+ Gather information for changes in work and turnover to estimating for pricing. P.M. will finalize C.O. pricing after estimating completes takeoff and attempt to maximize profit on C.O.s. Ensure no work starts prior to approval or notice to proceed.
+ Oversee and direct final closeouts of projects.
+ Oversee and direct the upkeep of test reports and as-builts from field; request CAD from engineering.
+ Escalate critical and/or sensitive issues to the Division Manager / Project Executive with recommendation for resolution.
+ Maintain customer relations.
+ Comply with all Company operating policies, procedures, and safety programs as established.
+ Perform additional assignments as required by the needs of the company or as directed by executives.
**QUALIFICATIONS**

**PREFERRED EDUCATION and/or EXPERIENCE**
+ Minimum 7-10 years related experience in the Low Voltage industry.
+ High School diploma or GED required.
+ Bachelor of Science with an engineering or construction management focus preferred; Master's in related field is a plus.
+ Knowledge of the construction industry and contract documentation.
+ Working knowledge of federal, state, and city regulations and guidelines.
**COMPUTER SKILLS**
+ Must demonstrate proficiency in Microsoft Office applications, (i.e. Outlook, Word and Excel)
+ Familiarity with AutoCAD, and other low voltage, technical, or construction programs.
+ Familiarity with project management/document control software.
+ Familiarity with construction/financial software packages.

**Essential Duties and Responsibilities:?**
**The Sr. Project Manager is responsible for leading all aspects of the project activities for the projects assigned in accordance with project goals, budget, quality control and company objectives.**
+ Responsible for providing project management resources to act for the company in matters pertaining to the successful progress and completion of assigned projects according to established budget, schedules and contract documents.
+ Ensures adherence to project budget and reports any potential risks or discrepancies to the Division Manager prior to and during the budget review process monthly.
+ Understands complex project plans, drawing specifications and schedule as well as the resources necessary to complete the project on time and within budget.
+ Ensures accurate and timely project documentation, including but not limited to, RFI's submittals, schedule updates, time records, supplemental work orders, change order pricing, and general project correspondence.
+ Coordinate with the Superintendent and Project Field Staff to determine the priority of job - especially when dealing with scheduling conflicts for labor and equipment.
+ Establishes, maintains, and tracks performance standards for all work performed on assigned project.
+ Perform regular inspections of all work performed on assigned project.
+ Adheres to the Company uniform project management procedures and cost accounting standards.
+ Foster and maintain consistent and uniform cooperation among all departments in the company.
+ Prepare Project expense budgets, revenue and profit projections for the Division Manager.
+ Provides consistent supervision and monitoring of all work performed on assigned project.
+ Provide technical advice to both clients and employees working on assigned project.
+ Works with the Division Manager on the bid mark-up that are consistent with the volume and profit objectives for the Project and Company.
+ Review estimates and proposal scope letters.
+ Review RFQ/RFP documents for the solicitation of subcontractors and vendors.
+ Possess a high level of expertise in all phases of electrical and low voltage design and construction.
+ Enforce compliance with all applicable laws, regulations, safety standards and contracts and report all variances to the Division Manager.
**Qualifications:**
**Electrical Engineering Degree OR Electrical Trade Diploma with a minimum of 8 years of Project Management experience in the Electrical Industry, with at least 4 years experience leading complex multi-million dollar Electrical Projects, Data Centers preferred, OR a minimum of 10 years combined experience in Electrical Field Installation and Project Management in the Electrical Industry, with at least 5 years experience leading large complex multi-million dollar Electrical Projects in the public/private sector. (Required)**
+ Experience with Accubid, Live Count and Bluebeam. (Preferred)
+ Proficiency in Microsoft Excel / Office. (Required)
+ Excellent written and verbal communication and team skills. (Required)
+ Professional Certifications (Preferred)

- Selects means and methods (MM) and submits MMs to general contractors.

- Coordinate with quality assurance/control, building information modeling, prefab designer, prefab shop, and warehouse
- Monitor project closeout and as-builts
- Expedite punch-list items to ensure prompt final payments
Qualifications:
Required:
- 2-5 years commercial/industrial electrical experience as a Project Engineer, or in project management, leadership management, or working in the field for an electrical contractor in the construction industry
- Electrical engineering or similar degree, or equivalent in experience
- In-depth knowledge of the industry and relevant current events
- Knowledge of project management processes, workflow, and terminology
Preferred:
- Familiarity with MS Project
Must:
- Be proficient in Bluebeam software, and estimating programs such as Accubid LiveCount, Change Order Pro, and Enterprise
