**JOB OVERVIEW**
The Director Purchasing is responsible for driving procurement excellence that supports Sunrise's operational goals and commitment to delivering best-in-class senior living communities. This strategic and hands-on leader oversees all procurement and sourcing activities for Sunrise's new development and construction projects, with a particular focus on materials, equipment and subcontracted services that support senior living environments. Partnering closely with Construction, Development, Design and other cross-functional teams, the Director Purchasing manages the full purchasing lifecycle-from vendor qualification and contract negotiation to logistics coordination and inventory control-to ensure the timely delivery of high-quality, cost-effective goods and services. The role also plays a critical part in managing long-lead items, mitigating supply chain risks, and fostering strong relationships with general contractors, manufacturers and suppliers.
**RESPONSIBILITIES & QUALIFICATIONS**

+ Monitor market trends, lead times, cost fluctuations and availability to inform purchasing decisions and mitigate supply chain risks
+ Build and maintain strong vendor relationships, with an emphasis on suppliers experienced in senior living, multifamily and healthcare construction
+ Conduct quarterly business reviews and supplier performance assessments to ensure compliance with contract terms and performance standards
+ Provide regular reporting and analysis of purchasing activity, performance metrics and strategic sourcing opportunities to senior leadership
+ Maintain compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met

+ Proven experience managing procurement for ground-up and renovation projects, including vendor selection, contract negotiation and coordination with general contractors and subcontractors
+ Proficient in reading and interpreting architectural drawings, engineering plans and project specifications to inform purchasing decisions and ensure alignment with construction timelines and budgets
+ Hands-on experience with construction management software (e.g., Procore, Buildertrend, Smartsheet) and ERP systems (e.g., Workday) for procurement tracking, budget oversight and reporting

The Director, Purchasing Energy and Utilities, is a strategic role that leads the Energy & Utilities Purchasing category covering 278 sites (223 plants and 52 warehouses) for North America.- The Director also manages utility account oversight and infrastructure in water, sewer, and industrial gas service types. This position is responsible for deployment as well as ongoing management of the region's new MR4 Energy Model, a cost-minimizing Scope 1 and 2 decarbonization program that covers 100% of sites in the Region and enables Saint-Gobain North America to achieve both 2030 and 2050 decarbonization goals. The Energy Purchasing team is a strategic organization aligned with all North America businesses, providing best solutions on cost and carbon reduction solutions.

The Director, Purchasing Energy and Utilities, is a strategic role that leads the Energy & Utilities Purchasing category covering 278 sites (223 plants and 52 warehouses) for North America. The Director also manages utility account oversight and infrastructure in water, sewer, and industrial gas service types. These services integrate seamlessly to provide expert internal consulting and partnered project delivery for all energy and utility functions across the portfolio, including physical infrastructure/engineering, real estate, and project finance in the hundreds of millions of USD per year outside of core spend. Collectively, the Energy & Utilities category covers $635 MUSD of spend.
This position is responsible for deployment as well as ongoing management of the region’s new MR4 Energy Model, a cost-minimizing Scope 1 and 2 decarbonization program that covers 100% of sites in the Region and enables Saint-Gobain North America to achieve both 2030 and 2050 decarbonization goals. The Energy Purchasing team is a strategic organization aligned with all North America businesses, providing best solutions on cost and carbon reduction solutions.
What will you do?
Market Intelligence and Reporting
- Maintain expert knowledge of 3,000+ North American energy and carbon markets, including pricing and infrastructure trends.
- Provide advanced analytics and reporting on energy markets, including gas and renewable energy attributes.
Utility Account & Bill Management
- Open/close utility accounts, manage deposits, and ensure service delivery.
- Coordinate utility account setup with vendors and internal teams to avoid service issues.
- Support applications for utility incentives.
Budgets & Reforecasts
- Use internal tools to forecast energy/utility costs and explain variances to Finance and BU leads.
- Integrate variables like hedges, production, and taxes into models.
- Provide real-time forecasting tools and custom reporting for business alignment.
Hedging
- Lead regional hedge strategy in coordination with Finance and Group Purchasing.
- Analyze markets to guide hedge timing, pricing, and exposure.
- Execute and monitor hedge performance, both financial and physical.
Renewable Energy
- Drive renewable procurement strategies aligned with decarbonization goals.
- Manage sourcing and due diligence for VPPAs, solar, wind, and storage.
- Oversee REC/carbon offset purchases and community solar projects.
- Develop executive-level business cases for renewable investments.
Alternative Fuels
- Evaluate cost and feasibility of switching fuels/electrification for Scope 1 reduction.
- Forecast infrastructure needs and compare alternative fuel options using economic models.
Energy Resiliency
- Identify opportunities for microgrids and improve site resiliency.
- Investigate power quality issues and manage industrial gas risks.
- Resolve pipeline capacity issues and support physical energy balancing.
Energy Auditing & Efficiency
- Provide vendor-led energy audits, submeters, and process mapping for efficiency.

**JOB OVERVIEW**
The Director Purchasing is responsible for driving procurement excellence that supports Sunrise's operational goals and commitment to delivering best-in-class senior living communities. This strategic and hands-on leader oversees all procurement and sourcing activities for Sunrise's new development and construction projects, with a particular focus on materials, equipment and subcontracted services that support senior living environments. Partnering closely with Construction, Development, Design and other cross-functional teams, the Director Purchasing manages the full purchasing lifecycle-from vendor qualification and contract negotiation to logistics coordination and inventory control-to ensure the timely delivery of high-quality, cost-effective goods and services. The role also plays a critical part in managing long-lead items, mitigating supply chain risks, and fostering strong relationships with general contractors, manufacturers and suppliers.
**RESPONSIBILITIES & QUALIFICATIONS**
**Essential Duties**

+ Develop and implement purchasing strategies to ensure cost-effective procurement of goods and services.
+ Oversee request for proposal (RFP) calendar and processes to ensure timely completion of bids.
+ Develop and implement cost-reduction strategies, such as bulk purchasing or alternative sourcing options.
+ Collaborate with other departments (e.g., asset management, operations, dining) to understand their needs and ensure formulary support.
+ Negotiate, draft, and manage contracts with legal department for supply and services vendors.
+ Analyze purchasing trends and provide regular reports to senior management regarding procurement activities, key performance indicators (KPIs)/cost savings, and supplier performance.
+ Utilize data analytics to track purchasing metrics and identify opportunities for process improvements.
+ Monitor market trends and political happenings to forecast potential disruptions in supply or fluctuations in cost.
+ Handle any procurement-related disputes or issues, ensuring they are resolved promptly.
+ Establish and maintain strong relationships with key suppliers and vendors.
+ Evaluate and select suppliers based on criteria such as cost, quality, reliability, and service.
+ Negotiate favorable terms and pricing, ensuring optimal cost savings without compromising quality.
+ Conduct quarterly business reviews to ensure compliance with contract terms and performance standards.
+ Manage and mentor the purchasing team.
+ Provide leadership in training and professional development to improve team skills and effectiveness.
+ Oversee departmental performance and ensure the team meets purchasing goals and deadlines.
+ Maintain compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met.
+ Perform other duties as assigned.

**Experience and Qualifications**

+ Four-year degree or equivalent experience, Master of Business Administration (MBA) a plus
+ Minimum of 8-10 years of experience in procurement or purchasing, with at least 5 years in a managerial role
+ Proven experience in strategic sourcing, supplier management, and contract negotiations
+ Strong track record of managing vendor compliance and cost-saving initiatives
+ In-depth knowledge of purchasing and supply chain management practices
+ May require occasional travel to meet with vendors, attend conferences and conduct community visits
