**JOB OVERVIEW**
The Director Purchasing is responsible for driving procurement excellence that supports Sunrise's operational goals and commitment to delivering best-in-class senior living communities. This strategic and hands-on leader oversees all procurement and sourcing activities for Sunrise's new development and construction projects, with a particular focus on materials, equipment and subcontracted services that support senior living environments. Partnering closely with Construction, Development, Design and other cross-functional teams, the Director Purchasing manages the full purchasing lifecycle-from vendor qualification and contract negotiation to logistics coordination and inventory control-to ensure the timely delivery of high-quality, cost-effective goods and services. The role also plays a critical part in managing long-lead items, mitigating supply chain risks, and fostering strong relationships with general contractors, manufacturers and suppliers.
**RESPONSIBILITIES & QUALIFICATIONS**
**Essential Duties**

+ Develop and execute sourcing and procurement strategies that support Sunrise's new development and renovation projects across its national portfolio of senior living communities
+ Lead, mentor and develop a high-performing purchasing team, fostering a culture of accountability, collaboration and innovation
+ Lead the end-to-end purchasing process for construction-related materials, equipment and subcontracted services, ensuring quality, cost efficiency and alignment with project timelines and specifications
+ Collaborate with Construction, Development, Design and community stakeholders to ensure procurement efforts are tightly integrated with operational goals and resident-centered outcomes
+ Negotiate and manage vendor and subcontractor agreements, ensuring favorable pricing, risk mitigation, regulatory compliance and alignment with Sunrise's standards
+ Track and manage inventories (Sunrise-owned vs. GC-provided) and coordinate logistics to ensure timely material delivery to job sites
+ Leverage construction management software (e.g., Procore, Buildertrend) and platforms such as Smartsheet to manage budgets, procurement workflows and supplier communications
+ Monitor market trends, lead times, cost fluctuations and availability to inform purchasing decisions and mitigate supply chain risks
+ Build and maintain strong vendor relationships, with an emphasis on suppliers experienced in senior living, multifamily and healthcare construction
+ Conduct quarterly business reviews and supplier performance assessments to ensure compliance with contract terms and performance standards
+ Provide regular reporting and analysis of purchasing activity, performance metrics and strategic sourcing opportunities to senior leadership
+ Maintain compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always met
+ Perform other duties as assigned
**Core Competencies**
+ Demonstrated ability to develop and execute sourcing strategies that align with organizational goals, ensure cost-effectiveness and support large-scale construction and renovation projects in a highly regulated industry
+ Deep understanding of construction materials, equipment lead times, logistics coordination and procurement systems with the ability to proactively mitigate delays and cost risks
+ Proven track record of negotiating favorable terms, managing supplier relationships, and ensuring compliance with contractual obligations, performance standards, and delivery timelines
+ Demonstrated ability to build partnerships across departments to support operational alignment, resolve project challenges and drive timely procurement outcomes
+ Proven experience leading and developing high-performing procurement teams, fostering a culture of accountability, efficiency and continuous improvement
**Experience and Qualifications**
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed throughout this job description are representative of the knowledge, skills, and abilities required.
+ Bachelor's degree in Construction Management, Supply Chain, Business Administration or a related field; advanced degree or relevant certifications (e.g., CPSM, CPPB) strongly preferred
+ 8-10 years of progressive experience in construction procurement or purchasing, including direct responsibility for large-scale multifamily or senior living development projects
+ Proven experience managing procurement for ground-up and renovation projects, including vendor selection, contract negotiation and coordination with general contractors and subcontractors
+ Proficient in reading and interpreting architectural drawings, engineering plans and project specifications to inform purchasing decisions and ensure alignment with construction timelines and budgets
+ Hands-on experience with construction management software (e.g., Procore, Buildertrend, Smartsheet) and ERP systems (e.g., Workday) for procurement tracking, budget oversight and reporting
+ Deep knowledge of residential construction materials, building codes, ADA compliance and senior living or multifamily design standards
+ Strong negotiation, vendor management and contract administration skills, with a track record of securing favorable terms while ensuring compliance with project requirements and regulatory standards
+ Demonstrated leadership and team development experience, including the ability to coach direct reports, foster accountability and lead cross-functional procurement initiatives
+ Exceptional organizational, follow-up and communication skills, with the ability to manage multiple priorities in a deadline-driven, team-oriented environment
