Summary:

Inspects equipment for malfunctions. Makes adjustments and/or repairs. Recommends modifications, replacements, repairs, and necessary procedures.
Performs routine preventative maintenance according to established schedules. Maintains preventive maintenance records and equipment repair files in order to comply with local, state, and federal regulatory requirements.
Assists in construction, remodeling, and maintenance projects. Provides information on critical mechanical and electrical equipment and systems. Conducts and supervises airflow and balancing tests required for accreditation reports and for the infection control program.
Within scope of job, requires critical thinking skills, decisive judgement and the ability to work with minimal supervision. Must be able to work in a fast-paced environment and take appropriate action.
Requirements:
- HVAC MechanicHigh School diploma or GED. Preferred: Trade specific education.
- Required Licensure/Certification: Completion of an Environmental Protection Agency (EPA) approved HVAC technician certification program. Additional certification as required by local municipality as determined at position level. Relevant licensure/certification as determined at position level.
- 3 years of related experience. 1 year of direct experience.
- BLS through the American Heart Association or the American Red Cross CPR for the Professional Rescuer with card in-hand before start date. BLS or CPR card must be good through sixty days of hire.

JOB SUMMARY
Under the supervision of the HVAC Supervisor, the HVAC mechanic inspects, maintains, repairs, and installs equipment, and performs necessary repairs and installation on various types of heating, ventilating, air conditioning, seawater distribution systems, refrigeration, clean labs, fume hoods, kitchen machinery, and other automatic control systems that are common to all University of California, Santa Cruz (UCSC) buildings. The incumbent is expected to keep up with rapidly evolving HVAC/R and BMS technology and request training as required to meet this demand.
APPOINTMENT INFORMATION
Budgeted Salary: 51.52/hour, Step 1.0. This is the salary offered per K7 Union rules. After successfully completing the 6 month probation period, there will be a salary increase from Step 1.0 Step 2.0 ( 57.27).

JOB DUTIES
25% - Equipment Types to Maintain and Repair
- Performs scheduled preventative maintenance services, and repairs on University HVAC equipment including but not limited to, air compressors, vacuum systems, hydronic pumps, hydraulic systems, pressure vessels, hot water and steam boilers, ventilating fans, reverse osmosis systems, soft water systems, chillers, air conditioning, refrigeration, seawater distribution, commercial kitchen equipment, and other systems.
- Inspects, maintains, repairs, and installs heating, ventilating, and air conditioning (HVAC), Building Management Systems controls, (BMS), seawater distribution systems, kitchen machinery, and other systems common to all UCSC functions and research.
10% - System troubleshooting
- Troubleshoots and repairs mechanical, electrical, and electronic devices for HVAC systems, kitchen machinery, and seawater distribution equipment.
10% - Automated Equipment Controls
- Performs installation and repair tasks on the Building Management system.
- Calibrates pressure, temperature, humidity, and other analog/digital sensors
- Troubleshoots power supplies, equipment load relays, and current transducers.
10% - Gas Fired Equipment
- Inspects water heaters, boilers, and warm air furnaces for proper operation.
- Adjusts air/fuel ratios, pressures, and temperatures to manufacturer's specifications to ensure safe and efficient operation.
10% - Ability to Use Proper Tools
- Uses standard hand tools, power tools, trade-specific testing instruments, and specialty tools such as velometers, multi-meters, amprobes, manometers, psychrometric charts, hygro-thermometers, and data loggers.
10% - Water Treatment
- Performs water treatment testing and analysis, (pH, TDS, CS) on various hydronic and closed-loop systems.
- Reviews test reports and implements changes as required.
- Maintains proper water quality on applicable systems, including heating hot water, steam systems, chilled water, cooling water, soft and laboratory grade water, and deionized water.
10% - HVAC Equipment Maintenance
- Changes out ventilation systems, filters, and failed or worn-out components.
- Cleans mechanical equipment.
- Maintains cleanliness of machine rooms and equipment areas. Inspects and lubricates moving equipment as required by manufacturer specifications.
10% - Documentation and Plan Review
- Maintains records of work performed and accurately documents material charges on work repair orders and records daily labor hours.
- Enters and maintains a daily timesheet.
- Turns in completed work orders in a timely manner.
- Reviews blueprints, schematics, diagrams, documents, and modifications to HVAC and Building Management systems.
- Carries out assigned preventative maintenance programs and advises of changes or modifications to procedures that may be needed as required by equipment manufacturers' specifications.
- Maintain adequate stock of tools, repair equipment, and spare parts.
5% - Call Outs, Safety, Communication
- Responds to HVAC, Building Management systems, and kitchen equipment failures after hours, by call-back or working assigned overtime.
- Performs safety inspections and routine maintenance on tools and equipment used.
- Attends safety and training classes and performs all job-related tasks in a safe manner.
- Follows all product and University-specific safety procedures when using tools and equipment.
- Effectively employs good interpersonal skills when interacting with members of the campus community.
- Assists Physical Plant mechanics and supervisor in maintaining an inventory of shop materials, supplies, and tools by informing them of specific needs.
REQUIRED QUALIFICATIONS
- Journey level experience and/or skills in the installation, maintenance, and repair of building heating, ventilating, air conditioning, refrigeration, (HVAC/R), equipment, electrical, plumbing equipment, kitchen equipment.
- Experience and ability to read, and understand blueprints, electrical wiring diagrams, and electronic schematics.
- Knowledge of and ability in troubleshooting electronic, electric circuitry and pneumatic controls.
- Ability to read, write and perform basic arithmetic calculations.
- Knowledge of national, state, and local codes and safety standards.
- Experience and ability to operate and maintain a variety of power and hand tools.
- Good oral communication and interpersonal skills, sufficient to interact with member of the campus community.
- Ability to accommodate changing priorities and complete tasks despite intermittent interruptions.

PREFERRED QUALIFICATIONS
- Universal level EPA refrigerant certification recommended.

The HVAC Mechanic will perform maintenance, calibration, and installation on all campus HVAC equipment and related systems required to ensure proper operation and reliable system performance.

Essential Job Duties- Utilize Caltech's Integrated Workplace Management System software (AiM) to complete planned and corrective maintenance work orders.
- Enhance customer satisfaction by establishing regular communications regarding maintenance and repair activities for affected discipline(s).
- Work closely with the Facilities Asset Manager in the inventory and asset information of HVAC systems and related equipment.
- Work closely with the Facilities Management Controls shop and Building System Operators to maximize system troubleshooting efficiency.
- Respond to trouble calls, emergency conditions, and analyze routine work requests for timely execution and completion.
- Assure compliance with applicable building codes and Caltech Design Guidelines.
- Manage Caltech resources for optimum productivity.
- Adhere to campus fire and life safety procedures, including confined space, lock-out & tag-out, use of PPE, and so forth.
- Maintain technical proficiency with new equipment technologies, regulatory requirements, and engineering advances in improved operational performance.
- Perform other duties as assigned.
- Minimum of five years journeyman level experience in the HVAC trade.
- Expertise with all test instruments and tools of the trade. Ability to correctly and skillfully operate the various standard tools and equipment of the HVAC trade, e.g., test lamps, ammeters, voltmeters, torches, refrigerant recovery, etc.
- Ability to read, interpret, and understand technical language in mechanical drawings and diagrams.
- Ability to modify and/or adapt designs, procedures, or methods to make necessary alterations and modifications.
- Communicate professionally with the members of the Caltech community in all situations. Must maintain effective working relationships with others.
- Software proficiency in MS Word, Excel, MS Project, and Outlook.
- Ability to work independently and follow through on assignments.

Complete Building Services is looking to add two HVAC Mechanic's to our facility team. We are supporting a large government building in the heart of DC as supplemental staff. Our team is focused on equipment upkeep, troubleshooting, and minor repair. The schedules are Monday through Friday and Sunday through Thursday. The shift will be from 6:30 am to 3:00 pm. Salary $45-$50 per hour dependent on experience. Parking provided. While you are on-site, you will be supporting the facility in the following capacities:
- Inspect, troubleshoot, and minor repair HVAC systems and associated equipment
- Operate and perform Preventive Maintenance of HVAC systems and subsystems

- Always maintain all equipment in first class condition. Replace all screws and fasteners as they were when the equipment was new.

- Always clean up after each task; never leave a mess for Housekeeping to clean up.
- Report any unsafe condition to your manager immediately

Brief Summary of Job Duties:
Under supervision of a supervisor or lead personnel, HVAC Mechanic performs a variety of skilled tasks in connection with the installation, maintenance, and repair of HVAC systems and related equipment for the University owned Residence Halls, Apartments, Dining Commons and related buildings to accomplish the operational needs of the department. Required Qualifications:
- 4+ years of journeyman experience as a trades craftsman in the area of heating, ventilation, and air conditioning (HVAC), boiler systems, or equivalent combination of education and experience.

- HVAC Environmental Protection Agency (EPA) Certification Required

- 80% Technical - Performs skilled mechanical maintenance work in the repair, installation and alteration of heating, ventilating and refrigeration systems and related equipment and facilities, including installation, repair and replacement of plumbing components. Installs, maintains and repairs pumps, motors, blowers, compressors, and related components of HVAC systems. Installs, programs, maintains, troubleshoots, and repairs DDC and pneumatic control systems and related components. Monitors DDC daily Tests systems for leaks, faults, and pressure/charge loss. Performs water analysis on boiler and feed water. Performs preventive maintenance tasks on HVAC systems and building equipment. Electrical: repairs and replaces electrical equipment including motors, disconnects, contactors, relays, plugs, receptacles, ballasts, and switches, on related HVAC equipment. Troubleshoots electrical problems, reads blueprints and schematics, and uses various electrical testers. Refrigeration: preventative maintenance, inspection, service, overhaul of HVAC equipment, heat pumps, air conditioners and associated controls. Food Service Equipment: Inspects, maintains, services and repairs all types of commercial kitchen equipment such as fryers, grills, ranges, steamers, ovens, mixers, slicers, etc. Uses knowledge of fire and mechanical codes and plumbing and electrical systems to install HVAC, refrigeration and commercial food service equipment making necessary wiring and piping alterations. Welds and fabricates to satisfy minor repairs to University owned and operated HVAC equipment. Utilizes both gas and electric and wire feed welders.
- 10% General Duties - Instructs or leads skilled, semi-skilled assistants. Complies with department's safety program as implemented by the supervisor. Researches and orders materials needed to complete work orders. Generates and closes out computerized work orders. Utilizes cell phone to communicate with dispatcher, supervisor and co-workers. Performs a variety of other skilled and unskilled tasks outside of assigned trade in support of the DLG Maintenance Shop and the Santa Ynez Service Center that includes weekend pager duty and occasional overtime required to meet the operational needs of the department. Participates in training programs, including safety and professional development. Promotes customer service environment to residents/clients. Assists with the development and maintenance of a work environment, which is conducive to meeting the mission of the organization and supports the EEP. Completes job duties that demonstrate support for the Operations Team.
