Be the cornerstone of a cutting-edge facility! JLL is on the hunt for a versatile Commercial Operating Engineer to take charge of our financial client's facility in vibrant Atlanta. In this role, you'll be the maestro of building systems, orchestrating a symphony of HVAC, electrical, plumbing, automation, and maintenance management.

Your mission? To ensure the heartbeat of this state-of-the-art property never skips a beat. From hands-on maintenance to system monitoring, you'll be the guardian of efficiency and safety. Your expertise will shine as you tackle minor repairs, conduct preventive maintenance, and keep operations humming smoothly.

Check out some of your day:

  • Performs maintenance, monitoring repairs to the Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep the facility and building systems up to applicable standards as assigned.
  • Maintains responsibility for facility services, preventative maintenance, purchasing, and inventory control, contracted maintenance, general maintenance, and technical proficiency.
  • Maintains the condition of the property equipment, which includes cleaning, inspecting, calibrating, and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels.
  • Review monthly client service request summaries to pinpoint and correct recurrent operational problems.
  • Evaluates vendors and suppliers regularly about quality and competitive pricing.
  • Verifies the accuracy of deliveries for count, pricing, and description.
  • Records readings and makes adjustments where necessary to ensure proper operation of equipment.
  • Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintains a clean and safe workplace.
  • Perform periodic checks of tool and instrument inventory.
  • Monitors the quality and pricing of maintenance work performed by outside contractors.

Who we are looking for:

  • A high school diploma or GED
  • A CFC or EPA Universal license
  • 3+ years of commercial engineering experience, including HVAC, electrical, plumbing, building automation systems (BAS), and Computerized Maintenance Management Systems (CMMS).
  • A valid state-issued driver's license
  • Exceptional professionalism and communication skills. Regular interaction with executive-level staff demands a polished demeanor and the ability to articulate technical concepts clearly to senior leadership.

Pay $29.80-37.02 hourly

Schedule: Monday-Friday day shift, with on-call required 24/7 for emergency response.

Perform preventive maintenance duties in accordance with C&W standards, building protocol, manufacturer recommendations and industry best practices. including changing filters, cleaning coils, flushing condensers, punching tubes, greasing fan, pump and motor bearings as required, inspecting and adjusting belts, replacing motor bearings, aligning pulleys and shafts, monitor condenser, chilled, heating and secondary water chemical treatment and its associated feed equipment, clean and maintain cooling towers, and perform annual inspections and other scheduled routines as directed.

Inspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, electric rooms, back-up generator, fire pump(s), sump pump(s), and ejector pumps. Replace lamps, light fixtures, reinstall or replace signage, verify rooms are clean and clear of obstructions and debris

Check for properly operating emergency exit signs and lights and ensure free and clear access to emergency stairs and exits. Perform additional fire and life safety inspections as per NFPA and local jurisdiction, C&W standards, building protocol and as directed by superiors and property management

Document and report activities to supervisor

Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns

Operating Engineer Position

Operating Engineer is responsible for the operation, maintenance, and repair of a variety of physical plant systems. In conjunction with the Venue Operations team, the Engineer shall be responsible for the planning, assigning, and performance of physical plant operations. Initiative and independent judgment are expected in the performance of all routine operations, but unusual operating problems or matters involving departmental policy are subject to administrative oversight and review. This is a full-time position with a regular work shift of 3:00pm-11:00pm. If not already a member, the Operating Engineer will be required to apply for membership in I.U.O.E. Local 95.

Knowledge, Skills & Experience Required

Education: High school or technical school diploma preferred. Engineers are required to comply with the minimum educational requirements listed in the collective bargaining agreement between I.U.O.E. Local 95 and the Pittsburgh Cultural Trust.

Work Experience: Minimum 3 years' experience as a building/operating engineer. Experience in at least one specialty (HVAC, Carpentry, Plumbing, Electrical) highly preferred. For this position, a strong plumbing background is particularly helpful.

Supervisory Experience: No supervisory experience required.

Technical Skills: Strong skills in budgeting, scheduling and competitive purchasing required. Must have a thorough working knowledge of all applicable codes and regulations governing facilities in the City of Pittsburgh. Outstanding working knowledge of all major building systems including, but not limited to, electrical, plumbing, HVAC, hydraulics, pneumatics, and elevators. Travel requirements: This position requires limited (less than 5%) travel.

Physical demands: This position frequently requires walking and/or standing for extended periods of time as well as frequently climbing stairs/ladders. This position involves some office work, but also requires physical strength to lift up to 50 lbs. This individual must be comfortable working at heights in excess of one hundred feet and in confined spaces.
