Position Title : Mortgage Lender

Reports To : Market President

Status : Salary; Non-Exempt

Position Summary: This position is responsible for obtaining loan applications through internal and external referrals and from prospective borrowers by developing leads from real estate brokers and agents, home builders, title companies, etc. This position is responsible for structuring and closing real estate loans as well as developing new business. The position is responsible for originating conventional and government residential mortgage loans to customers who qualify based on assessment of financial and credit data. This position will provide exceptional service, timely assistance and promote the cross-selling of Bank products and services whenever possible. Represents the Bank in local community with the highest degree of professionalism and integrity through active involvement in community affairs and participates in marketing all the Bank's products and services.

Principal Responsibilities and Duties :
  • Source mortgage leads and build mortgage business network by establishing relationships with realtors, builders, and developers.
  • Originate conventional and government residential mortgages and participate in related business development activities.
  • Act as the primary point of contact between the borrower and the Bank on mortgage originations.
  • Interview applicants to gather information concerning their needs to assist in determining whether a loan will be acceptable risk.
  • Structure loan financing based on risk considerations.
  • Communicate with other professionals, including attorneys, county clerks and title companies, as necessary to facility the processing/closing of loans.
  • Negotiate terms and conditions with applicants. Ensure the preparation and processing of forms and legal documents required for residential loans follows those terms.
  • Responsible for initiating rate locks, collecting up-front fees, obtaining credit bureau, performing desk- top underwriting, etc.
  • Responsible for explaining loan options and products to applicants, including disclosing terms, conditions, and explaining disclosures, etc.
  • Ensure appropriate underwriting standards are followed.
  • Ensure that approval falls within the established lending guidelines.
  • Review loan closing documents for accuracy to facility timely loan closing.
  • Manage and understand collateral perfection processes such as UCC and mortgage filings.
  • Maximize bank profitability through appropriate pricing of new loan originations and fee income.
  • Meet with prospects and customers in locations others than their primary office or personal residence, such as open houses, realtor and home builder events, seminars, etc.
  • Communicate suspected fraud and or discrepancies to the department manager and/or fraud department as applicable.
  • Recognize and maintain adherence to compliance with all banking regulations and laws, including those for consumer protection and the BSA/AML Program.
  • Support the bank's strong relationship banking culture through on-going customer contact, quality customer service and superior product knowledge. Stay up to date on local trends and developments in the real estate market, as well as changing rules and regulations pertaining to both conventional and government-insured mortgages.
  • Originate loans that meet minimum production levels.
  • Provide support to other team members as assigned by Department Head.
  • Understand and comply with Federal, State and Union State Bank rules, policies, and regulations.
  • Perform other duties as may be required or assigned.

Supervisor Responsibilities: N/A

Education and Experience Requirements : Bachelor's degree from a four-year college or university, or three to five years of related work experience; or equivalent combination of education and experience required. Financial services industry experience preferred. This position requires compliance with the SAFE Act Registration with the Nationwide Mortgage Licensing System & Registry (NMLS Registry) required upon hire. Good standing with the NMLS Registry must be maintained. Valid driver's license is required to travel to meet with prospects and customers.

Specific Skills Required : Ability to communicate, written and verbal, effectively with people both internally and externally. High degree of accuracy and attention to detail with the ability to handle multiple tasks and meet deadlines. Ability to identify and resolve problems. Organizational and time management skills. Ability to work with all levels within the organization. Basic computer skills to include proficiency in Microsoft Office products. Able to handle confidential information and positively represent the company.

Prolonged (90%) sitting and periodic (less than 10% of the time) physical exertion to manually move, lift, carry or push heavy objects or materials weighing up to 50 pounds; Constant and repetitive use of arms and hands below shoulder level for computer usage; This position required the individual to perform normal office activities including, but not limited to, lifting, filing, and retrieving, operating office equipment, etc. Travel to other locations will be required.

This is a full-time hourly position requiring a minimum of 37.5 hours per week. Responsibilities may include some scheduled onsite hours in Cincinnati, Ohio, and travel to meet clients, Realtors, and community leaders, or visit markets and regional offices.

The position requires the ability to remain stationary up to 50% of the time, operate a computer up to 50% of the time, and communicate effectively with coworkers and stakeholders.

  • Meet with customers and prospective customers at various locations.
  • Complete each loan application and all pre-processing functions to include but not limited to obtaining all necessary documentation from prospective clients as determined by bank policy and underwriting guidelines.
  • Inform prospective clients of the bank's underwriting guidelines and applicable government regulations.
  • Screen loan requests based on bank policies and on types of loans offered by the institution.
  • Propose and review various loan options with prospective clients.
  • Research new legislation and regulations that may affect the Bank's residential lending policies. Ensures compliance with new rules by advising senior management and implementing appropriate changes.
  • Answer incoming phone calls and schedule appointments.
  • Communicate complex approvals or denials to the borrower, real estate agent or builder.
  • Distributes market data, rate flyers and general loan information to the real estate community as directed by bank management.
  • Promotes and participates in the bank's special credit programs and other CRA programs.
  • Actively participates in local business and community activities and maintains close contact with local builders, real estate brokers and agents, customers, and prospects.
  • All other duties as assigned and any activities that support the key accountabilities.
Requirements:

Qualifications, Knowledge and Skills:

  • Five + years Mortgage Lending experience in a financial institution or loan office setting.
  • Bachelor's Degree in Business or Finance or three years equivalent work experience.
  • Above average knowledge of banking industry practices, policies, regulations, and laws as it pertains to the mortgage lending area.
  • Solid working knowledge of bank compliance requirements, as well as knowledge and adherence to Fair Lending laws and regulations.
  • Solid computer literacy (Word, Excel) with accurate data entry skills; proficient knowledge of working with spreadsheet and creating formulas. Ability to become proficient in use of specific software required for position.
  • A high level of initiative, thoroughness, accuracy and organizational skills required.
  • Detail oriented with strong analytical skills.
  • High level of confidentiality required.
  • Solid oral and written communication skills.
  • Ability to manage multiple priorities/projects with varied deadlines.

  • This position requires the Senior Mortgage Lender to be customarily and regularly engaged away from Civista Bank in order to obtain sales.
  • Work involves eye strain due to the frequent use of computer screens, reading of reports, completing documents, and so forth.

We are looking for a seasoned Mortgage Lender in Colorado. Our main focus in this role is soliciting and bringing in mortgage business for the bank through previous contacts, relationships, and referrals from real estate agents, builders, developers and branches.
Essential Functions:
+ Responsible for soliciting and bringing in mortgage business for the bank through previous contacts, relationships and referrals form real estate agents, builders, developers and branches.
+ Ensure compliance with regulatory guidelines in the performance of loan originator duties.
+ Interviews potential applicants to develop information concerning their needs, desires and other information.
+ Obtains and review pertinent financial and credit data.
+ Responsible for assisting customers with information about loan types and interest rate options, locking interest rates as requested by the customer, preparing and sending initial disclosures to customers and submitting information to automated underwriting software.
+ Ensures any re-disclosures are made timely.
+ May order appraisals through our systems, arrange for title search and obtain necessary documents.
+ Responsible to communicate with the customer throughout the process and work with processors through closing.
+ Originates residential home loans.
+ Keeps informed of trends and developments in the local real estate market and changing rules and regulations pertaining to mortgages.
+ Develops and maintains internal relationships to drive cross-sell opportunities for other bank products.
+ Other duties as assigned.
Qualifications:
+ Requires a college degree and 4+ years of mortgage lending origination experience required, including residential construction experience or other directly related experience. A combination of education and experience may meet requirements.
+ Advanced knowledge of mortgage lending, processing, credit analysis, mortgage laws and regulations
+ Ability to successfully solicit loans.
+ Good problem solving skills.
+ Ability to work independently.
+ Strong interpersonal skills
+ Demonstrated ability to handle multiple priorities.
+ Strong verbal and written communication skills
+ Ability to work effectively in high pressure environment.
+ Ability to work with various types of computer software, including mortgage specific software.
