Mission Technologies, a division of Huntington Ingalls Industries, is seeking a detail-oriented Real Estate Analyst to join our dynamic team in managing and optimizing our real estate portfolio. You will serve as the Real Estate & Facilities Department's data czar and will be responsible for collecting, auditing, analyzing, and reporting on data related to the division' real estate portfolio, both at individual property and portfolio-wide levels. This position combines traditional real estate analysis with sophisticated data management and analytics, requiring a candidate skilled at transforming complex financial and real estate information into actional insights that drive strategic decision-making.

- Collect and analyze all facility cost data; measure such data against cost efficiency goals.
- Review and audit operating expense charges (CAM, taxes, utilities) and annual reconciliations to verify that charges billed under our leases are accurate and in accordance with the lease agreements (recovering any overcharges).
- Identify cost savings opportunities.
- Provide data for cost metrics in the monthly, quarterly, and annual reporting.
- Prepare all ASC-842 analysis documents for compliance with internal procedures.
- Prepare the division's annual budget for lease commitments; monitor and report on lease commitments vs annual budget.
- Support the division's annual capex planning; monitor and report on capex spending by project.
- Analyze revenue generation from direct charge labor to cover facility costs.
- Work with Accounting, landlords, and vendors to resolve billing disputes and discrepancies.
- Monitor and manage third-party vendor expenses to ensure alignment with approved financial objectives.
Requirements: I have already done that or have it!
- 10 years relevant experience with Bachelors in related field; 8 years relevant experience with Masters in related field; or High School Diploma or equivalent and 14 years relevant experience.
- Ability to multi-task, work successfully under pressure, and effectively prioritize and manage time and workload

Portfolio Management/Market Review
- Responsible for using discretion, independent judgment, and own research and analysis to determine which real estate assets to add to Lamars portfolio and how to profitably maintain and grow Lamars real estate portfolio.
- Responsible for monitoring, tracking, and analyzing critical operational data and dates associated with numerous land lease agreements, owned properties, and other real estate assets.

At RSM, an employee's pay at any point in their career is intended to reflect their experiences, performance, and skills for their current role. The salary range (or starting rate for interns and associates) for this role represents numerous factors considered in the hiring decisions including, but not limited to, education, skills, work experience, certifications, location, etc. As such, pay for the successful candidate(s) could fall anywhere within the stated range.
Compensation Range: $88,400 - $150,700Individualsselected for this role will be eligible for a discretionary bonus based on firm and individual performance.

What We Are Hungry For
We are seeking a Real Estate Manager who will serve as the Paris Baguette Real Estate expert. This individual will coordinate and manage all phases and functions of Real Estate; new caf site acquisition, including real estate administration. Real Estate Manager will act as the spokesperson for the company in communications with brokers and landlords and perform and execute all assigned projects and tasks.
Knowledge And Responsibilities
- Tracks and reports on market progress from initial strategy through full development.
- Collaborates with broker network to present new caf site recommendation packages for approval
- Negotiates lease and purchases contracts for the acquisition of approved sites for corporate sites in partnership with Legal Team
- Maintains schedule and project management for critical deadlines within the development period for contracts in partnership with stakeholders and involved parties
- Determines site feasibility and develops pro-forma budget in collaboration with Accounting Team to ensure contract-related monetary obligations are met
- Coordinates, manages and communicates new caf development schedule and critical dates.
- Prepares agenda and reports on real estate issues for weekly meetings and manages administrative duties, which include coordination between departments
- Maintains documentation and legal instruments
- Prepares the Proposed Location Summary to the Real Estate Committee for review and approval.
- Coordinates all real estate legal documentation with legal counsel to ensure accuracy.
- Negotiates lease terms and extensions and coordinates with Operations, Finance and Legal on final draft of lease agreements.
- Coordinates terms, conditions and timing to assure targeted opening of a caf, transfer of a Caf to Franchise, or closing of an existing cafe
- Provides needed information/documentation to Attorneys, Engineers, and Brokers in matters concerning licensing or leasing
- Other duties may be assigned.
- Franchise experience, specifically working with franchisees to find sites through local brokers, required
- At least 1-2 years of experience in Commercial Real Estate
- Knowledge of and ability to utilize geo-demographic and GIS platforms
- Knowledge of site development, real estate trends, and practices
- Experience with prototypical restaurant development
- Microsoft Proficient: Excel, PowerPoint, and Word
- Flexible, adaptive, upbeat, open and visible work style, with a successful track record of supporting operations leaders across a large geographically decentralized portfolio.
