Overview

As part of the Office of General Counsel, the Counsel provides critical legal support to a Fortune 500 utility company for property-related transactions, regulatory compliance, risk management, and project development. This role offers a unique opportunity to contribute to the growth and reliability of essential utility infrastructure, building specialized expertise at the intersection of real estate law and the utility industry. The Counsel role supports the development and execution of legal and regulatory strategies, ensures compliance with applicable laws and regulations, and contributes to the advancement of the company's objectives in the highly regulated energy sector.
Under the guidance of the supervising attorney, the Counsel must be able to: (i) directly provide legal counsel to other departments and business lines within the Company and its affiliates; (ii) advise internal clients concerning legal compliance with respect to real estate matters; and (iii) identify issues that merit further review by management and the supervising attorney. The Counsel must possess the ability to present complex legal issues to management of the Company, business clients, and the supervising attorney by analyzing such issues and making recommendations regarding the course of action to be taken and explaining and balancing risks and rewards of a particular course of action.
This position may require travel to project locations within the Company utility service territories and to the Company's various utility offices in Kentucky, Pennsylvania and Rhode Island.

**Position Overview:**
As a AVP of Real Estate and Construction at Galen College of Nursing, you will Provide strategic leadership and oversight for the growth and maintenance of all Galen properties, including location strategy, construction management, and understanding current and projected census needs. Create and manage capital budgets and project management schedules to ensure that all projects meet stakeholder needs, are completed on time, and within budget.
**Key Responsibilities**
1. Provide leadership and supervision for the Construction and Facilities Departments.
2. Represent the College's interests in the timely review and determination of leasing decisions, collaborating with executive operational and financial leadership.
3. Evaluate future sites, create reports, and make recommendations to senior leadership for campus expansion or renovation.
4. Oversee capital budgets for current and potential campus projects.
5. Oversee the design, bidding, permitting, and construction of all construction projects.
6. Oversee the relationship and interaction with architects, builders, and other design partners.
7. Ensure each location is safe and has capacity for potential growth where warranted.
8. Ensure the team manages contracts and issuance of work orders on construction projects.
9. Ensures the team collaborates on architectural reviews to ensure compliance with local and state building codes, energy codes, and zoning regulations.
10. Coordinates regular updates for local, regional, and College leadership in all aspects of campus renovation, construction, safety, and planning.
11. Promote a culture of safety and care for each work site by implementing College safety requirements and good housekeeping, enforcing safe work practices, and observing OSHA requirements.
12. Create project management schedules to ensure projects remain on schedule and completed on time and within budget.
13. Ensure College maintains compliance with all applicable building codes, fire, and life safety requirements.
14. Recognize and maintain design best practices and College brand standards.
15. Oversee and maintain quality customer service to employees, contractors, and vendors.
16. Collaborate with landlords, architects, contractors, and vendors on quality control issues and warranties to achieve College goals.
17. Coordinates with senior leadership to meet expectations on strategic operational decisions .
**Position Requirements:**
+ Education: A college degree in a relevant field preferred; Certified Facility Manager Certification may be preferred. Equivalent education or experience in lieu of a degree will be considered.
+ Project Management: Ability to use project management software for scheduling, managing, and delivering projects on time and within budget.
+ Experience: Management of real estate, facilities, facilities personnel, and construction management skills required. Project management with experience in overseeing multiple projects across multiple sites and locations, including estimating of current labor and material costs; budget preparation and administration; maintenance, repair, and an understanding of electrical, mechanical, plumbing, HVAC, low voltage, access control, and AV systems including estimating practices and current labor and material costs.
+ Ability to: Provide a broad range of management responsibilities to broad and diverse group of diverse and geographically dispersed projects and contractors; prepare project plans and specifications and monitoring systems to ensure timely project completion within budget, quality and government regulatory rules, regulations and ordinance requirements for the relevant states, cities, and counties; communicate effectively with individuals across all levels of the organization and within the local communities.
