With minimal guidance, act as part of a team to file Sales, Use and Hotel related tax returns. Partner with a third party tax provider regarding the management of Property Taxes (Real & Personal). Conduct related tax audits, and process transactions in accordance with state and local statutory requirements. Follow appropriate accounting and finance policies and procedures in assigned function. Identify discrepancies, clear errors, and perform root-cause analysis. Contribute to the continuous improvement of all areas in process scope.
Your Day To DayThe Sales Use and Property Tax Analyst will be responsible for administering, reviewing, and analyzing sales, use and hotel related tax returns for owned and/or managed hotels. In addition, will assist with research, audits, and planning projects. Analyze return transactions and notify hotels and business support of any tax variances. Maintain tax files for assigned hotels following state and local tax law. Respond to requests for tax information by internal customers and taxing authorities to resolve tax issues. Communicate with corporate accounting groups and hotel team members on account reconciliations. Review the tax calendar for accurate due dates, registration numbers and filing requirements. Assist with the maintenance of tax compliance tools, making corrections and updates on monthly basis to stay current with all law changes, rate changes, etc. Complete tax registrations, business licenses, and liquor license registrations.
Functional Complexities and Duties- Provide data to third party preparer and review returns for accuracy.
- Perform technical tax research and analysis on various complex sales/use tax implications.
- Conduct state and local sales/use and other hotel related tax audits, minimizing audit assessments.
- Assist with real estate tax appeals and personal property tax audits and compliance.
- Provide verbal and written guidance to the business units regarding the audit results to implement procedures that will reduce future audit assessments.
- Provide consultation on improvements to the tax compliance/audit process. Review and make recommendations to implement new methodologies for process improvements.
- Ability to effectively communicate and prioritize multiple concurrent responsibilities.
- Ability to exercise judgment in evaluating situations and making sound decisions.
- Associate Degree or Bachelor's Degree or technical institute degree/certificate or an equivalent combination of education and work related experience.
- 2 to 4 years' progressive work related experience with demonstrated proficiency and understanding in one or more functions related to the position.
- Demonstrated knowledge of People Soft or other E.R.P. system's finance, accounting, and tax software.

This role will prepare and file US and foreign sales and use tax returns, process customer tax exemptions and review sales & purchases for proper tax treatment. Assist with activities related to preparation, filing and payment of annual personal property tax renditions and unclaimed property compliance. Gather documentation and provide support for indirect tax audits.
Gather tax data from the billing and accounting records to prepare, file and pay US and foreign (Canada & Puerto Rico) sales and use tax returns using SAP and Vertex Returns. Respond in writing to notices from taxing jurisdictions.
Respond to customer inquiries regarding sales tax via phone and email, maintain the exempt status of customers in the billing platform, and issue tax credits.
Review the taxability of products and services sold and advise the business on proper taxability. Prepare use tax calculation for purchases as needed.
Prepare quarterly account reconciliations for tax related ledger accounts.
Gather and analyze documentation necessary for sales, use and property tax audits. Respond to requests from state or local auditors. Seek to minimize tax assessments and explore refund opportunities.
Assist in the preparation, filing and payment of annual personal property returns and complete unclaimed property reporting compliance.
Assist Tax Manager and Tax Supervisor with special projects.
Basic Qualifications:
Education and Experience: Bachelors in Accounting or Business and 2 years of accounting experience or HS/GED and 6 years
Highly proficient in Microsoft Excel and Word
Preferred:
Education and Experience: Bachelors in Accounting or Business and 3 years of Sales and property tax accounting experience
Strong attention to detail, well developed analytical and problem-solving skills
Good written, verbal and interpersonal communication skills
Ability to build relationships with customers and team members
Excellent organizational and multi-tasking skills
Vertex Returns and SAP experience preferred

Compensation
The compensation range for this position is $70,000.00 - $85,000.00 annually. This position will be eligible for commission or an annual performance incentive plan. Responsibilities
- Develops and implements market planning, lease negotiations, and lease execution in several markets nationwide resulting in new store openings.
- Interfaces with landlords, developers, real estate professionals, store operations, and senior management to effectuate strategies by opening new stores.
- Engages brokers to help implement new store expansion strategy including managing broker relationships, bringing in new sites, drafting letters of intentions, and creating brief summaries of deal. Acts as a liaison between company and broker on issues regarding real estate.
- Identifies markets and trade areas for strategic store placements by performing market analysis including evaluating market competitors and projecting market sales and volume. Reviews current company footprint including proximity to company stores, evaluating how new store will affect other store profitability and determining if the new store would add to bottom line.
- Utilizes financial models and store operating proformas to predict stores performance and determine store profitability.
- Drafts and negotiates letters of intent, leases, and related documents by working with landlords. Negotiates contract terms and landlord responsibilities. Reviews and approves documents for accuracy and works with legal to create finalized document.
- Explains real estate and lease circumstances to field managers as needed including lease interpretation as questions arise.
- Works with field operations team to prepare real estate approval packages for all new and relocated sites, including executive summary, proformas, competitor information, market data, etc. Estimates property value by researching and analyzing property information for market comps, acquisitions, and financial audits.
- Conducts ad hoc analysis quickly with high degree of accuracy including calculating market rents for upcoming store purchases, producing reports for senior and executive team, as well as reports relating to market value comparative analysis and subleases.
- Performs other real estate tasks as directed.
- 7+ years of experience with retail site selection in a multi-unit corporate environment development in high growth situations.
- Experience developing and following Real Estate and/or Development and Construction department procedures.
- Ability and experience in estimating retrofit and build out costs.
- Experience in the managing of refurbishments or construction projects is a plus.
- Bachelor's degree or equivalent, preferably in real estate, business administration, or related field.
- Proficiency with the Microsoft Office Suite (Excel, Word, and PowerPoint).
- Understanding of real estate laws, practices, calculations and experience in the negotiation of real estate contracts.
- Strong analytical skills including the ability to perform market analysis, calculate figures amounts relating to real estate leases and related occupancy costs (e.g., taxes, insurance and common area costs).
- Strong attention to detail.
- Proven track required in identifying, securing, and delivering sites in multiple metropolitan markets required in a fast paced work environment.
- Knowledge of the process of taking site form market research and planning through to the final lease negotiation and site permitting.
- Proven record with managing multiple cross functional business relationships with internal and external parties.
- Project management skills with a structured, methodical, and analytical work approach.
- Independent worker who is flexible and reliable with strong communicative skills and a hands-on work approach.
- Ability to prioritize and handle multiple assignments at any given time while maintaining commitment to deadlines.
- Must possess advanced negotiation skills and the ability to verbally express thoughts in a logical, persuasive manner.

Job Description
The Senior Accountant will be responsible for the investment and partnership accounting activities for a
set of operational and development real estate investments.
Job Description:
•Complete financial close, maintain financial records and prepare monthly property
management, financial statements/ reports for owners, partners and investors.
•Maintain job costing for assigned development projects, review construction budgets, discuss
variances with construction management team.
•Review and analyze the capitalization of costs and ensure compliance with the policy by
managing the process for proper coding of construction invoices/payment applications and lien
releases for contractors, subcontractors, and vendor invoices.
•Prepare monthly loan draw package for CFO review, submit to lender, title company and
partners.
•Periodic loan compliance, if applicable.
•Calculate and prepare capital call or distributions to partners for CFO's approval.
•Assist property management in the annual operating budget preparation and CAM
reconciliations.
•Provide asset management and development support of Company investments. Including the
coordination with Partners, third party property managers, leasing agents and legal counsel and
assisting with due diligence requests.
Real Estate Development Accountant Requirements:
•Undergraduate degree in accounting or related field required.
•Must have a minimum of 5 years' experience in commercial real estate investment and
development
•Understanding of real estate fundamentals, partner capital structures, waterfall distributions
and IRRs preferred but can be taught
•Focus on details.
•Strong problem solving and analytical skills.
•Strong verbal and written communication skills.
•Proficiency in Microsoft Word and Excel; MRI and Yardi accounting software a plus
