Legacy is seeking a full-time or part-time Maintenance Technician to provide support for a number of condominium associations in and around Ann Arbor, Michigan. As the Maintenance Technician, you will be responsible for completing and tracking residential work orders in a timely manner and for performing general maintenance and repair duties. This position is responsible for coordinating contractors and working with vendors and co-owners including weekly common area inspections. The Maintenance Technician will work different shifts, including on-call, emergencies, weekends, holidays, and extended hours outdoors in different weather conditions. Providing exceptional customer service and the ability to work independently is necessary to be successful.


Requirements:

· High School Diploma or GED; credits or training from a technical school or college preferred

· Three or more years of related experience; or equivalent combination of education and experience

· Proficient in plumbing, electrical and structural repair

· Experience with drywall repairs and painting is essential

· Exceptional communication skills - both verbal and written

· May be required to lift up to 50 pounds

· Customer service attitude in all interactions with staff and residents

· Must own your own tools

· Valid driver’s license and reliable transportation required

· Mileage Reimbursement for any necessary travel required

Under the direction of the Maintenance Director and Real Estate Manager, the Maintenance Technician is responsible for performing general maintenance, grounds, and housekeeping services to ensure excellent curb appeal and quality of apartment homes and responding to customer service requests.

Essential Duties and Responsibilities:

Maintenance Services

  • Perform preventative maintenance, repairs, inspections, and janitorial services as assigned
  • Assist with maintenance of storage area and maintenance materials
  • Perform refurbishing and renovation of apartments per company standards
  • Walk the property daily to ensure curb appeal and quality of apartments
  • Notify RE Manager of any safety concerns and participate in safety meetings
  • Responsible for knowledge of property specific problems such as asbestos
  • Assist in snow removal as required
  • Perform other duties as required
  • Maintain accurate record of all tasks completed

Customer Service

  • Complete all service requests in accordance with company standards
  • Available for weekend work, on-call duties, and after-hours emergency service requests, 24 hours per day, 7 days per week as schedule

Requirements:

  • High school diploma or equivalent preferred
  • Valid Driver’s License
  • At least 1-2 years of maintenance experience
  • Excellent English communication skills, both verbal and written.

**Summary**
Join our team as a Level II Maintenance Technician. **Principal and Essential Duties & Responsibilities**
+ Performs a broader range of duties, more technically complex tasks, expected to set an example of professional efficiency, demonstrates a higher degree of independence, and may occasionally provide technical direction to less experienced maintenance staff.
+ Must be able to demonstrate/achieve and maintain Maintenance Tech II proficiency within 10 months of hire.
+ Provides equipment maintenance, interventions, and repairs, and conducts preventive machinery maintenance.
+ Performs intermediate level troubleshooting, repairs, and maintenance on mechanical and electrical equipment
+ Provides Operators with support around machine overall equipment reliability.
+ May assist in troubleshooting equipment set up and production changeovers.
+ Responds to equipment breakdowns in a timely manner. Recognizes and reports unusual, inefficient, or dangerous mechanical and electrical situations.
+ Maintains work records and prepares clear and concise oral and written reports.
+ Understands and follows all safety standards and quality protocols to ensure production exceeds the standards.

Essential Duties and Responsibilities :

  • Perform system commissioning for commercial buildings including Air/Water Balance, Indoor Air Quality (IAQ) testing, Equipment start-up, and Quality Assurance (QA) testing.

  • Provide technical support to Customers and Contractors to resolve issues rapidly and thoroughly.
  • Make recommendations for potential service enhancements or modifications to meet the ever-changing needs of the customer base.

Qualifications :

  • 1+ year of HVAC experience required
  • Proficient in MS Office (Excel, Word, PowerPoint and Visio)
  • Mechanical experience preferred
  • NEBB, AABC, TABB & NBC certified is a plus
  • Mechanical, electrical, and controls knowledge preferred
  • Superior Customer Service Skills
  • Excellent written and verbal communication skills
  • High emotional intelligence, positive attitude, and a service leadership philosophy
  • High attention to detail, follow-up, multi-tasking, and conflict resolution

Work schedule varies due to business need but is generally 7 am-5pm **Principal and Essential Duties & Responsibilities** + Pick up technical supplies as needed for daily activities and coordinate technical inventory and usage with the Area Coordinator. + Properly handle, store, administer, and dispose of technical supplies in prescribed manner. + Assess management and health of flock before sampling. Following assessment, determine if flock performance would require sampling at that time or deferred to later. Record and document findings. + Follow all prescribed S.O.P.s for all job tasks which include the following, but are not limited to: + - Health Monitoring - Pesticides Monitoring + - Weighing of birds - Flock Monitoring + - Cecal Collection - Vaccination + - Rodent Control - Boot swab sampling + Clean up vehicle and equipment daily and follow all appropriate bio-security procedures. + Communicate with Grow Out Management daily regarding scheduling, sampling, or producer issues. + Prepare and submit weekly written report on field findings. + Act in a professional and courteous manner always upholding professional and positive work image for self and Perdue Farms. + Comply and follow company requirements regarding biosecurity, food safety, and poultry welfare programs and policies at all times. + Manage company vehicle and operate in a safe manner complying will all Perdue, state, and federal requirements/policies and use only for work related purposes. + Maintain safe working environment. Work with and handle cutting utensils such as scissors and knives during sample collection **Minimum Education** Strong reading, math, writing, communication skills (oral and written), analytical skills, a statistical background with a High School Diploma or GED equivalent required. **Experience Requirements** Must have a valid driver's license with no points. Bending, twisting, lifting, reaching, sitting, stepping over, kneeling, and grasping varies in repetitions, distances, degrees, angles, weights, height, intervals of time, objects grasped, and body positions depending upon the task being performed. Exposure to chlorinated water <50ppm, ammonia vapors >5ppm, caustic detergents, lubricating oils, salt and other chemicals found in poultry processing.
