Under the direction of the Maintenance Director and Real Estate Manager, the Maintenance Technician is responsible for performing general maintenance, grounds, and housekeeping services to ensure excellent curb appeal and quality of apartment homes and responding to customer service requests.

Essential Duties and Responsibilities:

Maintenance Services

• Perform preventative maintenance, repairs, inspections, and janitorial services as assigned
• Assist with maintenance of storage area and maintenance materials
• Perform refurbishing and renovation of apartments per company standards
• Walk the property daily to ensure curb appeal and quality of apartments
• Notify RE Manager of any safety concerns and participate in safety meetings
• Responsible for knowledge of property specific problems such as asbestos
• Assist in snow removal as required
• Perform other duties as required
• Maintain accurate record of all tasks completed

Customer Service

• Complete all service requests in accordance with company standards

• Available for weekend work, on-call duties, and after-hours emergency service requests, 24 hours per day, 7 days per week as schedule

Requirements:

• High school diploma or equivalent preferred
• Valid Driver’s License
• At least 1-2 years of maintenance experience
• Excellent English communication skills, both verbal and written.
• Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities such as bending, kneeling, pushing
• Sufficient knowledge to thoroughly complete maintenance assessments
• CFC Type I & II preferred, 120 days from hire to obtain

**Summary**
Join our team as a Level II Maintenance Technician. You will collaborate with a dedicated and diverse team to support safe and smooth plant operations by continuously improving our machinery and maintenance reliability. You will also have an opportunity to grow in your role and learn on the job while you receive additional maintenance certifications and training. Associates in the Maintenance Tech II classification are required to have previous experience and knowledge of the fundamentals of industrial maintenance and systems, which is typically attained through the Maintenance Technician I classification and certification.
**Principal and Essential Duties & Responsibilities**
+ Performs a broader range of duties, more technically complex tasks, expected to set an example of professional efficiency, demonstrates a higher degree of independence, and may occasionally provide technical direction to less experienced maintenance staff.
+ Must be able to demonstrate/achieve and maintain Maintenance Tech II proficiency within 10 months of hire.
+ Provides equipment maintenance, interventions, and repairs, and conducts preventive machinery maintenance.
+ Performs intermediate level troubleshooting, repairs, and maintenance on mechanical and electrical equipment
+ Provides Operators with support around machine overall equipment reliability.
+ May assist in troubleshooting equipment set up and production changeovers.
+ Responds to equipment breakdowns in a timely manner. Recognizes and reports unusual, inefficient, or dangerous mechanical and electrical situations.
+ Maintains work records and prepares clear and concise oral and written reports.
+ Understands and follows all safety standards and quality protocols to ensure production exceeds the standards.
+ Utilizes appropriate safety precautions, methods, and apparatus to minimize and withstand exposure to chemicals, dust, and mechanical and electrical hazards.
+ Learn and observe all safety precautions as required by Perdue.
+ Works all required work schedules. Day travel to nearby locations is sometimes required.
**Minimum Education**
High School Diploma or GED and Equivalent Experience.
**Experience Requirements**
3-5 Years experience in Industrial maintenance, troubleshooting and repairs on Mechanical and Electrical Equipment, and/or Equivalent military experience. Intermediate Proficiency in Hydraulics, Mechanics, Electrical, Welding and Rigging. Commitment to Continuous Learning to achieve increasing levels of expertise.
**Experience Preferred**
2-yr Technical Degree in Engineering or Industrial Maintenance
**Environmental Factors and Physical Requirements**
+ Sitting, standing, walking, climbing, kneeling, reaching overhead and/or at shoulder level, lifting (50 lbs.) and/or repetitive tasks throughout the day.
+ Position requires occasional moving to other offices or buildings.

When in a plant environment:
+ Exposure primarily consists of wet and moist floors which include metal and plastic grating surfaces.

**Summary**
Join our team as a Maintenance Technician Lead where you will provide maintenance support, as well as inspire and influence the Maintenance Technicians to drive a culture of continuous improvement around maintenance reliability, while building a proactive culture of safety

+ Performs highly technically complex tasks and decision-making while overseeing a team of Maintenance Technicians.
+ Must be able to demonstrate/achieve and maintain Maintenance Tech III proficiency within 10 months of hire.
+ Leads team to deliver all planned work assigned. Coach, mentor and guide the team on a daily basis, including assisting with new hire onboarding.
+ Supports a team that promotes Perdue Values and Leadership Behaviors.
+ In collaboration with the supervisors, provides real time direction to the associates on the team in accordance with the organization's policies and procedures.
+ Plans and allocates real time resources to effectively staff and accomplish the work to meet departmental productivity and quality goals.

**Position Summary.**

Receives fuel drops and conducts fuel sampling by monitoring the drop to ensure safety compliance following procedures for fuel additives monitoring tank levels before and after the drop collecting and preparing fuel samples for analysis and shipping and completing appropriate paperwork

We are looking for a full-time HVAC Field Service Technician professional to join our Services team. Essential Duties and Responsibilities :

• Perform system commissioning for commercial buildings including Air/Water Balance, Indoor Air Quality (IAQ) testing, Equipment start-up, and Quality Assurance (QA) testing.
• Write technical reports at project completion for submission to customer.
• Provide technical support to Customers and Contractors to resolve issues rapidly and thoroughly.
• Make recommendations for potential service enhancements or modifications to meet the ever-changing needs of the customer base.
• Provide technical support to customers and contractors.
• 100%+ travel required (regional or national).
• Any other job duties as assigned.

Qualifications :

• 1+ year of HVAC experience required
• Proficient in MS Office (Excel, Word, PowerPoint and Visio)
• Mechanical experience preferred
• NEBB, AABC, TABB & NBC certified is a plus
• Mechanical, electrical, and controls knowledge preferred
• Superior Customer Service Skills
• Excellent written and verbal communication skills
• High emotional intelligence, positive attitude, and a service leadership philosophy
• High attention to detail, follow-up, multi-tasking, and conflict resolution
• Able to demonstrate a high level of integrity and a penchant for high quality
• Must possess a strong work ethic and a high level of self-accountability

• OSHA 30 Hour training preferred

Work schedule varies due to business need but is generally 7 am-5pm **Principal and Essential Duties & Responsibilities** + Pick up technical supplies as needed for daily activities and coordinate technical inventory and usage with the Area Coordinator. + Properly handle, store, administer, and dispose of technical supplies in prescribed manner. + Assess management and health of flock before sampling. Following assessment, determine if flock performance would require sampling at that time or deferred to later. Record and document findings. + Follow all prescribed S.O.P.s for all job tasks which include the following, but are not limited to: + - Health Monitoring - Pesticides Monitoring + - Weighing of birds - Flock Monitoring + - Cecal Collection - Vaccination + - Rodent Control - Boot swab sampling + Clean up vehicle and equipment daily and follow all appropriate bio-security procedures. + Communicate with Grow Out Management daily regarding scheduling, sampling, or producer issues. + Prepare and submit weekly written report on field findings. + Act in a professional and courteous manner always upholding professional and positive work image for self and Perdue Farms. + Comply and follow company requirements regarding biosecurity, food safety, and poultry welfare programs and policies at all times. + Manage company vehicle and operate in a safe manner complying will all Perdue, state, and federal requirements/policies and use only for work related purposes. + Maintain safe working environment.
