Overview
The Superintendent will manage all pre-occupancy requirements to make our homes ready for the customer walk through. Working closely with the front-end Site/Assistant Superintendent, he/she will be responsible for coordinating/scheduling all trades, subcontractors and Site/Assistant Superintendents for pre-occupancy tasks on a daily basis; ensure efficient site management, safety, and cleanliness and complete every job defect free and on time. He/She will also communicate the construction process to customers through inspections/walkthroughs, maintain positive relationships with trades and suppliers, and collaborate with the Sales and Customer Relations departments to ensure a superior customer experience.
Key Deliverables
+ Assist in preparation of the project schedule.
+ Review the project plans and specifications, comment on the building design, scheduling, possible cost savings and potential construction problems.
+ Monitor and maintain the project construction schedule on a weekly basis.
+ Inform the Superintendent of any errors, discrepancies or omissions contained within the design drawings.
+ Ensure all parties involved with the project are informed of construction issues and progress:
+ Meet with and direct supervisory personnel engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays;
+ Meet regularly with craft personnel to update them on construction issues and to gather input for solutions;
+ Meet with subcontractors prior to the subcontractors' mobilization to review scope of work and schedule; also, advise subcontractors prior to each phase of work on schedule and phasing requirements;
+ Meet regularly with clients to update them on the project's progress
+ Maintain a safe job site and ensure compliance with Brookfield Homes' Health and Safety Policy at all times on the job site.
+ Maintain and enforce good construction standards and quality control.
+ Provide direction and support for operating and supervisory personnel, foster a highly effective working relationship with all employees.
+ Inspect work in progress to ensure that work conforms to specifications and to construction schedules.

**Responsibilities**
+ Works with project manager to ensure implementation of PCL's safety program, including integrating PCL's safety program into all site plans and procedures and adhering to all safety and record-keeping requirements.
+ Supervises, directs, coaches, trains, and mentors the project team, including direct and indirect reports.
+ Effectively communicates with own forces and trades and ensures that performance, productivity, quality, and safety requirements are met.
+ Consistently collaborates with construction/project manager and project team. Proactively manages potential problems, work interferences, and schedules conflicts/setbacks.
+ Proactively identifies, manages, and resolves potential problems, work conflicts, and/or schedule challenges. Contributes to development and implementation of a recovery plan and works with the project team to anticipate and resolve issues.
+ Liaises between field engineers, estimators, and subcontractors to ensure construction complies with drawings and specifications.
+ Liaises with client, other site contractors, union and labor relations, and site and office representatives.
+ Visualizes and conveys vision of an entire project, identifies, and drives the project schedule's critical path.
+ Oversees and manages development and implementation of Project Execution Plan (PEP) and resource-loaded three-week lookahead schedules.
+ Oversees and manages the project plan and schedule and ensures compliance with budget and quality.

**Qualifications**
+ Journeyman certificate or undergraduate/engineering degree in a related discipline. NCSO designation required (IND); enrollment in the Gold Seal program (CDN) preferred.
+ 15 years of progressive field supervision experience preferred.
+ Successfully supervised a construction workforce.
+ In-depth knowledge of and experience in construction industry and company operations, including building materials, construction specifications, and methods and procedures.
+ Understanding of project scope and ability to apply intermediate-complex engineering principles and embed solutions in construction plans and schedules.
+ Proficient understanding of and ability to apply logic to the schedule to build a plan using scheduling software.
+ Ability to coordinate multiple scopes of a construction project, including scheduling, monitoring, and coordinating own forces work (OFW) and trade contractors with three-week lookahead schedules.
+ Thorough understanding of productivity rates or own forces work (OFW), Labor Cost Reports (LCRs), and ability to interpret cost reports.
