The maintenance supervisor manages and assists in the completion of the day-to-day activities involving the maintenance of the buildings/property, equipment and machinery, including HVAC, building lighting systems, grounds keeping, security and overall facility appearance. The position supervises and coordinates the work of employees who repair and maintain buildings/property, equipment and machinery, including maintenance technicians and grounds.

1. Prepares work schedules, assigns work and oversees the property maintenance while minimizing overtime.
2. Coaches, counsels and manages performance of direct reports.

5. Enforces sound safety and housekeeping practices.

Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling and climbing all day. The employee must frequently lift or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Able to climb ladders to a height of 20 feet.
Position Type and Expected Hours of Work This is a full-time position. Days and hours of work are Monday through Friday. 40 hours per week. Occasional evening and weekend work may be required as job duties demand.
Travel
Travel to assist other TMAM properties if needed and attendance at mandatory meetings and training seminars.

Licensure: A valid driver's license, with a zero or positive points balance and at least 2 years of driving experience.
Anticipated Hiring Range : $24.50 - $6.50/hour dependent on qualifications and experience. 2,000 sign-on bonus for all new hires to the University!
