Job Title: HVAC Technician

Full-Time position: 40 hours per week

Schedule: Monday - Friday, 8:00 am - 4:30 pm

Pay Rate: $28-$31/ hour based on skills and experience

The ideal candidate will have a CFC Certification and/or license in refrigerant, transition, and recovery, a Maryland Journeyman HVAC license, and a current valid driver's license. Minimum of 3-5 years experience in HVAC maintenance/installation/service.

Leisure World of Maryland Corporation (LWMC) the property management company for Leisure World of Maryland a private, age-restricted community comprised of 29 housing associations and 8,000 residents located in Montgomery County, Maryland seeks a full-time HVAC Technician to install, maintain and repair heating, ventilation, and cooling units for residential and commercial customers of the Leisure World of Maryland community.

The working hours for this position are Monday through Friday, 8:00 a.m. - 4:30 p.m. This position requires being on-call as assigned. Must be available to share on-call duties as assigned.

ESSENTIAL FUNCTIONS & BASIC DUTIES:

  • Install, maintain and repair HVAC systems in a fully satisfactory, safe, and professional manner, in accordance with all job specifications.
  • Inspect, operate or test machinery/equipment for the purpose of diagnosing malfunctions.
  • Assemble, install, or repair wiring, electrical or electrical components, pipe systems, plumbing, machinery, or other related equipment.
  • Conduct preventive maintenance on air conditioning and refrigeration systems.
  • Clean or lubricate shafts, bearings, gears, or other parts of machinery.
  • Repair or replace defective equipment parts, using hand tools and power tools, and reassemble equipment.
  • Complete work assignments/orders in a responsible, timely, and productive manner.
  • Maintains daily job log of services performed.
  • Maintain good working order of company vehicles including refueling as necessary and reporting any mechanical issues.
  • Maintain proper stock, parts, tools, and safety equipment in the company-provided vehicle.
  • Provide an estimate of repair cost to the resident as applicable.
  • Understand LWMC/PPD HVAC pricing and generates appropriate customer invoice at the job site. Records type and cost of maintenance or repair work.
  • Completes work orders on the job site and obtains customer signature at completion of the job and collects payment as applicable.
  • Documents all installed equipment making note of make, model, serial number, type of fuel, necessary test measurement, and picture as necessary.
  • Participate in company-provided training.

CERTIFICATE/LICENSE

  • CFC certification and/or license in refrigerant, transition, and recovery are required.
  • Maryland Journeyman HVAC License.
  • Current valid driver's license

EDUCATION

High School Diploma or General Education Degree (GED)

YEARS AND TYPE OF EXPERIENCE

Minimum of 3-5 years experience in HVAC maintenance/installation/service.

KNOWLEDGE & SKILLS

  • Knowledge of the principles of refrigeration, heating, and air handling.
  • Knowledge and skill in hand tools and diagnostic equipment employed in maintenance and repair.
  • Ability to read and interpret documents such as schematics, safety rules, operating and maintenance instructions, and procedures manual.
  • Ability to perform repairs to and install heat pumps, air conditioners, compressors, air handlers, gas, and electrical furnaces.

**Job Title** Maintenance Technician **Job Description Summary** Responsible to assist with the operation troubleshooting, diagnostics, housekeeping, and repairs on commercial buildings, industrial systems, vehicles, grounds, and maintenance equipment for assigned properties/facilities. **Job Description** - Assist with troubleshooting and repairs of buildings and installed systems to include: packaging and handling machinery, plumbing systems, kitchen equipment, roofs, drains, shop, grounds equipment, and HVAC - Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices - Assist with installation and modification of building equipment and systems - Replace and repair building finishes such as ceiling tiles, door hardware, wall paper, and can paint walls, piping, floors and equipment - Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities - Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance - Respond immediately to emergency situations and customer service requests as assigned. - Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc. - Maintain and operate fire and life safety systems such as; Fire alarm systems, fire pumps and related fire protection system equipment as assigned - Perform carpentry and snow removal when necessary - Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits - Ability to use technology such as; smart phones, tablets, computers, web-based applications, building automation systems, etc. - Complete all required C&W Safety Training as scheduled annually. - Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours KEY COMPETENCIES - Technical Proficiency - Initiative - Flexibility - Multi-Tasking - Sense of Urgency - High School Diploma or GED equivalent IMPORTANT EXPERIENCE - 2+ years of related experience in a commercial property setting ADDITIONAL ELIGIBILITY QUALIFICATIONS - Technical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair - Possess and maintain a valid driver's license (commercial license may be required) and good driving record with periodic checks - Basic Computing Skills in Outlook, Excel & Word May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or stand-by on-call duties WORK ENVIRONMENT This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
