Westminster Suncoast a beautiful gated retirement community in South St. Pete is looking for a FT Maintenance Mechanic/Engineer to assist in the day to day maintenance of community property.  Rates up to $21.34 plus excellent benefit options, PTO and 403b. EPA Certification required.

ESSENTIAL JOB FUNCTIONS:

Comply with all applicable rules, policies, standards and guidelines related to employment with Westminster Services and its communities.

1. Troubleshoot and identify problems with electrical and plumbing systems. Repair mechanical issues with said systems.
2. Perform regular building maintenance and repairs, including mechanical systems.
3. Solder copper pipes and perform advanced plumbing repairs.
4. Assist Maintenance Engineer with major projects and repairs.
5. Interact with suppliers and/or maintenance providers with troubleshooting and repairing major equipment.
6. Assist other staff members with minor repairs to equipment and systems.

Troubleshoot and perform repairs on all types of equipment (e.g., pump and motor replacement), plumbing (e.g., plunge toilets and unclog drains), electrical equipment including lamps, air conditioners, HVAC equipment, cosmetic items, extension cords, vacuum cleaners, internet devices, replace electrical switches and outlets, and program TV's. Use the Lockout/Tagout system before performing any maintenance work. Display advanced knowledge of all engineering computer programs related to preventative maintenance, energy management, and other systems, including devices that interact with such programs. Perform advanced troubleshooting of hotel Mechanical, Electrical, and Plumbing (MEP) systems. Display the ability to train and mentor other engineers as necessary. Display ability to perform Engineer on Duty responsibilities, including readings and rounds.

Follow all company and safety and security policies and procedures; report any maintenance problems, safety hazards, accidents, or injuries; complete safety training and certifications; and properly store flammable materials. Ensure uniform and personal appearances are clean and professional, maintain confidentiality of proprietary information, and protect company assets. Adhere to quality expectations and standards. PREFERRED QUALIFICATIONS 

Education: High school diploma or G.E.D. equivalent and vocational or technical background.

Related Work Experience: Extensive experience and training in general maintenance, electrical or refrigeration, parts inventory and requisition, exterior and interior surface preparation and painting.

At least 2 years of hotel engineering/maintenance experience.

Supervisory Experience: No supervisory experience. 

License or Certification: Valid Driver’s License

Job Summary

Oldcastle Tampa is currently seeking a Level 1 Maintenance Technician. The ideal candidate in this role will perform a wide range of duties in an industrial manufacturing environment. The Level 1 Maintenance Technician will perform basic tasks within the building and yard as well as general preventive maintenance of heavy machinery and equipment.

Job Responsibilities

  • Perform routine cleaning and housekeeping tasks: sweeping, mopping, wiping down surfaces, emptying garbage cans, etc.
  • Keep work areas and the maintenance shop always clean: pick up all scraps/garbage. Put away tools and parts
  • Perform intense machinery cleaning: wiping down framing, degreasing of machinery if needed, changing/cleaning screens or filters, etc.
  • Keeping lighting and signs in working order as well as installing any additional items as needed
  • Perform Daily, Weekly, and monthly PMs on all assets throughout the plant
  • Other responsibilities may be assigned on a temporary or permanent basis as needed
Job Requirements
  • Minimum high school diploma or equivalent
  • Ability to read/write simple instructions and communicate effectively with team members
  • Ability to lift, up to 80 lbs. periodically throughout the day
  • Ability to work in a fast-paced environment and work at times outside
  • Ability to carry out tasks assigned by management
  • Ability to work 12 hour shifts and weekends

Job Overview:

The Resident Service Director is responsible for overseeing the management of on-site maintenance staff and ensuring the physical aspects of the property meet Steward + Helm's established standards. This includes ensuring safety, appearance, and operational efficiency in compliance with applicable laws and company policies. The role requires strong leadership skills, a focus on preventative maintenance, and a commitment to excellent customer service.

We are hiring across multiple properties. Candidates will be considered based on their qualifications and alignment with current company needs.

Key Responsibilities:

Leadership and Team Management

  • Direct and coordinate daily activities of maintenance staff and contractors.
  • Conduct regular safety meetings and provide ongoing training to maintenance team members.
  • Collaborate with the Community Director and Director of Resident Services to schedule inspections, plan preventive maintenance programs, and oversee major renovations.
Property Operations
  • Supervise the maintenance team to ensure timely completion of work orders according to specifications.
  • Oversee the make-ready process to ensure apartments meet established standards before occupancy.
  • Conduct property inspections and address safety hazards, ensuring all necessary repairs are completed promptly.
  • Maintain property curb appeal by regularly picking up grounds and ensuring clean, well-kept exteriors.
Financial Management
  • Monitor maintenance budgets and contribute to the preparation of annual property budgets.
  • Review and recommend purchasing of maintenance supplies and implement cost-effective preventive maintenance procedures.
  • Manage inventory of tools and equipment, ensuring proper accounting and upkeep.
Resident and Contractor Relations
  • Provide high-quality customer service by addressing maintenance-related resident concerns.
  • Assist contractors in resolving on-site project issues, including renovations and installation of new equipment.
  • Communicate ongoing maintenance issues to the Community Director to ensure alignment.
Compliance and Safety
  • Ensure all maintenance activities comply with company standards and local regulations.
  • Maintain regular documentation of equipment inventory and maintenance logs.

Qualifications
  • High School Diploma or GED equivalent (required).

  • Valid Driver's License.
