Position Responsibilities:
- Diagnose, overhaul, adjust, and repair motor trucks and trailer equipment
- Test lines, components, and connections using electrical, mechanical, and pneumatic test equipment
- Interpret complex schematics associated with refrigeration and air conditioning equipment, identify warrantable repairs, and document them on the repair order
- Road test vehicles when necessary to diagnose malfunctions, provide additional support for preventative maintenance on tractor trailers, and inspect and verify dimensions and clearances of parts to ensure conformance to factory specifications
- Use hand tools such as screwdrivers and pliers, as well as power tools
- Other duties as assigned
- High School Education or General Education Degree with 3 plus years of related experience
- The ability to move frequently, stand, walk, and sit and also regularly lift or move up to 50lbs and occasionally lift or move up to 100lbs
- Valid Driver's License to operate applicable company vehicles
- Must possess own tools (have minimum tool requirement)
- Technical School certification

**Job Description Summary**

The maintenance technician's duties will include (but not limited to) installation, maintenance, operation, and repair of mechanical and electrical equipment and systems; inspecting all mechanical and electrical equipment controls, gauges, distribution panels, and other equipment components to ensure proper operation. This is accomplished by preventative maintenance (PM) and corrective maintenance (CM) work activities.

**ESSENTIAL FUNCTIONS & RESPONSIBILITIES:**
+ Maintain all facilities and facilities service systems in support of the Atlanta History Center and Margaret Mitchell House.
+ Perform multi-craft tasks associated with facilities maintenance.
+ Perform lighting repairs, electrical repairs, and mechanical repairs. This includes but is not limited to all facility infrastructure at the locations.
+ Handle preventive maintenance and down equipment situations.
+ Identify the root cause of problems and countermeasures to prevent recurrence.
+ Perform repairs to and PMs on all facility equipment (doors, plumbing, HVAC equipment, fans, etc.)
+ plumbing (vacuum breakers, sloan valves, faucets, etc.), lighting (bulbs/ballasts, fixture replacement/upfit), HVAC (PM's - filters, grease bearings, clean coils, change belts- CFC license would be preferred but not required), carpentry/patch/paint, door hardware, etc.
+ The ideal candidate would have some experience with workorder and building management systems.
+ Commercial maintenance experience is preferred.
+ Strong customer service and communication skills.

**About the Role:**
As a CBRE Maintenance Technician, you will be responsible for maintaining small to medium-sized buildings, industrial systems, and equipment.
Engineering and Technical Services job functions are responsible for providing support, preventive maintenance.
**What You'll Do:**
+ Perform ongoing preventive maintenance on mechanical, electrical, and other building systems.
+ Conduct routine maintenance inspections, diagnose potential problems, and make repairs.
+ Assist with the installation and modification of buildings.
+ Review assigned work orders and partner with available systems to track completion.
+ Support energy management by ensuring all building systems are operating efficiently.
+ Inspect existing installations for compliance with building codes and safety laws.
+ Use existing procedures to remedy problems. Speak in a clear, concise manner.
+ Impact team through defined duties, methods and tasks as described in detail.
+ Deliver own output by following defined procedures and processes under close supervision and mentorship.
