Essential functions
- Performs all maintenance and repair work (major and routine) for the apartments, supportive buildings, common areas, breezeways, irrigation systems, and grounds.
- Provides maintenance support for the storage and commercial assets.
- Notifies the Maintenance Manager of any unsafe conditions or areas of concern, and provides recommendations for resolving these issues.
- Completes punch lists in vacant apartments, including debris removal, repairs and replacements, and inspections.
- Follows the Make Ready Procedure.
- Coordinates housekeeping and carpet/floor repairs with the Maintenance Manager as needed.
- Ensures the inventory and workshop are neat, organized, and adequately stocked to handle make readies, service requests, and other routine maintenance tasks.
- Serves on call for 24-hour emergency maintenance work orders on a rotating schedule (approximately every six weeks).
- Maintains a professional demeanor at all times while on duty or on call.
- Experience in all aspects of apartment maintenance including plumbing, electrical, HVAC, carpentry, and small appliance repair.
- Minimum of one (1) year building maintenance experience, multifamily is preferred.
- Knowledgeable and skilled in safe use and maintenance of hand tools, power tools, and mechanical equipment.
- Strong communication skills; ability to read, write and communicate effectively.
- Basic computer skills and understanding of technology.
Work environment
Exposure to outside weather conditions.
On call week runs Monday - Sunday. Additional compensation and hour minimums will be paid.
Physical demands
Ability to lift and/or move up to 50 pounds without assistance.
Ability to climb stairs and ladders.
Ability to work outside in different elements.

Must past a background check, drug screen and motor vehicle report prior to first day of employment

About the role
Performs preventative, routine and emergency mechanical and electrical maintenance on industrial plant equipment and systems.
Implements plant equipment modifications and new equipment installations.
Receives a daily/weekly, prioritized tasks list from their scheduler and or Supervisor and performs the necessary maintenance work requested on the tasks list.
Performs emergency maintenance on plant equipment (24 hours a day, 7 days a week) when required.
Key responsibilities
Essential duties and responsibilities:
Performs equipment maintenance tasks following the production schedule as provided by the maintenance supervisor.
Maintains the proper equipment spare parts and supply inventories required to meet production schedules.
Maintains an adequate tool inventory to perform the required maintenance activities in a timely, effective manner.
Performs welding, electrical, plumbing and cutting functions involved in repairing, replacing and installing equipment plant wide.
Rebuilds, repairs and installs pumps, motors, gear boxed, etc. also fabricates parts, braces and everything that is required to keep the plant equipment in running order.
Requests, when needed, assistance from manufacturing service reps
Main
tains a current library of service manuals, schematics and equipment diagrams.Maintains current documentation on each piece of plant equipment, i.e., maintenance logs and data, operating status, preventative maintenance schedules and repair history.
Recommends the upgrade and/or replacement of equipment.
Keeps a current, daily log of all maintenance tasks performed.
Maintains a clean, safe and organized maintenance shop. Cleans shop daily before going home.
Cleans up there tools, parts, and work areas trough out the facility after they are finished with a task.
Works closely with other employees in a team-based environment.
Complies with all corporate safety and environmental regulations and procedures.
Complies with all HACCP Food Service procedures and guidelines.
Performs other duties as assigned
Qualifications and skills
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Includes all functions of the SAP programs start and completes all work orders in the SAP system. Logs all time worked and parts used into the SAP system. Works with the maintenance scheduler to reorder parts.
Education
Must meet one of the following requirements.
Industrial maintenance degree, welding certification, and or industrial electrical certification.
Physical Requirements:
Ability kneel, bend, squat, stoop, carry, reach, stand, grip, push, pull, arm extensions and perform elevated work.
Ability to lift 50 pounds.
Abilility to work call ins and overtime as needed.
PFT & respirator fit test required
Working at heights / climbing ladders
Work Environment
Ability to work in hot, cold or wet environments.
The typical hiring range for this role is $28 or $30 per hour and is based on several factors including but not limited to education, work experience, and certifications. This position may also be eligible for a shift differential and/or overtime.
