Anduril is creating a new opportunity for a Construction Manager to help us bring our growing real estate portfolio of offices and factories to life. We are seeking someone who can confidently navigate between meticulous cost estimating and core project management. For the first few months, the role will be heavily focused on cost estimating and will then transition into a hybrid PM/estimator capacity.
WHAT YOU'LL DO:
- External Project Management and Coordination:
- Maintain strong relationships with contractors, consultants, vendors, and regulatory agencies.
- Collaborate closely with external project management teams to ensure alignment of construction activities with overall project objectives.
- Facilitate regular meetings with external project managers to discuss project updates, resource allocation, and potential challenges.
- Maintain, adapt and implement a project management plan prepared by external project managers.
- Stakeholder Management:
- Serve as the primary point of contact for all construction-related matters.
- Advise in all phases of any given project: programming, design, pre-construction, closeout, and operations - not just construction.
- Communicate project progress, challenges, and solutions to senior management and other key internal stakeholders.
- Work cross-functionally with non-constriction functions like Security, Network Engineering, Facilities Management, Marketing, Kitchen Operations, Manufacturing, EHS, Legal, and many others.
- Construction Cost Estimating:
- Gather (and help define) user requirements for nascent construction projects.
- Generate accurate cost estimates at all stages of a project lifecycle (concept, test fits, schematic designs, construction drawings, etc.).
- Manage relationships with consultants, regional contractors, and suppliers as needed to support individual project cost estimates.
- Help build our historical cost database to inform every future project.
- Budget and Financial Oversight:
- Develop and manage budgets for construction and maintenance projects: everything from large greenfield projects to small one-day capital improvements.
- Work closely with Finance/FP&A for cash flow forecasting.
- Prepare and present financial reports to senior executives.
- Minimum of 10 years of progressive experience in construction management, with a minimum of 3 years spent directly in a cost estimating capacity.
- Familiarity with cost estimating software like Procore Estimating, Autodesk Takeoff, STACK, or RSMeans
- Excel proficiency: You can work quickly, you're organized, and you build models that others can easily and intuitively pick up.
- Strong background in design advisory, pre-construction, and project kickoff/setup.
- Extreme orderliness when it comes to document control
- Excellent project management skills, with a proven track record of delivering large-scale projects on time and within budget.
- In-depth knowledge of construction means and methods, materials, MEP systems and building codes.
- Effective communication and interpersonal skills.
- Competency in CPM scheduling methods, construction document review, and contract administration.
- Willingness to travel at 25% - 50% of the time to support out-of-region projects
- Experience with advance manufacturing-related projects is strongly preferred.
- Experience with ICD-705 and TEMPEST-related policies and guidance
- Education: Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related field.
$142,000-$213,000 USD
The salary range for this role is an estimate based on a wide range of compensation factors, inclusive of base salary only. - Manage and oversee all emergency and restoration related services provided by Paul Davis Emergency Services of Temecula. This position attends job sites to assess damage and provide data to create estimates.
- Provide technical explanations and feedback to clients, adjusters and consultants.
- Expected to strengthen relationships with all existing and potential customers through business development and accounts management activities by the attendance of industry events or customer entertainment activities where appropriate and within company guidelines.
- Communicate professionally with all customers, subcontractors, consultants and insurance company representatives.
- Represent the company to create lasting impressions with our clients that differentiates us from our competition. Demonstrate to all customers, fellow employees and others a sincere concern and interest in each customer and in the services provided to each customer.
- Is expected to maintain a positive attitude while resolving production, mechanical, and scheduling difficulties which may be encountered from time to time.

- Meet our program's guidelines (response time, initial upload time, final upload & cycle time).
- Train, coach, mentor, motivate, and supervise all reconstruction and mitigation department staff, and influence them to take positive action and accountability for their assigned work.
- Provide training, expertise and supervision.
- Ensure the compliance with OSHA guidelines as well as Paul Davis safety standards.
- Ensure that all paperwork, data entry and photos are being completed and are thorough.
- Assure inspections and documentation is being performed correctly when inspecting & servicing losses.
- Utilize equipment according to company and industry standards.
- Perform reconstruction services and maintain a clean work site.
- Identify and follow all company procedures regarding potential lead and asbestos containing materials.
- Have a great knowledge and understanding of construction industry standards.
- Must be able to read blueprints and plans.
- Identify and resolve client concerns promptly.
- Lead team to handle client concerns with a sense of urgency.
- Lead and project manage large jobs.
- Make sure the calendar/compliance tasks are current and updated in a timely manner.
- Answer phone calls from staff 24/7/365 and respond to jobs when needed.
- Perform job site inspections of crew to ensure quality control.
- Ensure vehicles and equipment are kept clean and organized at all times.
- Assist other production departments when needed.
- Perform other duties as needed or assigned.

Summary
The Construction Project Manager will oversee and manage construction projects in the retail grocery industry. Duties & Responsibilities:
- Represent Spyder Construction with professionalism and honesty. Serve as the primary contact for other team members to answer all questions relating to the contracted scope of work, schedule, and overall status of the project.
- Has full accountability and ownership for all aspects of every project for which the Project Manager is assigned and manages from Pre-Construction to Project Close Out
- Ensures proper project documentation by using Spyder Construction's SOPs for files, folders, and forms.

- Pre-Construction Responsibilities :
- Partners with the Project Director to gain a full understanding of the plans and specifications as they relate to the overall contracted scope of work for each project prior to mobilization.
- Reviews and understands prime contractual obligations with special attention to project milestones, period of performance dates, and liquidated damages.
- Facilitates all aspects of pre-construction including creating and submitting RFIs, submittals, customer selections needed to complete contracted scope of work, subcontractor vetting, and subcontract agreement execution.
- Attends the Project Kick-off Meeting scheduled by Project Director with the customer. Ensure all aspects of the project are addressed prior to mobilization.
- Schedules internal Pre-Construction Meeting with the Operations Team to review scope, identify the site plan, and ensure all Superintendents and Foreman engaged in the project have a full understanding of project expectations.
- Conducts the Pre-Construction Scope of Work Walk with the assigned Superintendent and/or Foreman to identify site plan access, safety hazards, execute proper site set-up, and establish laydown areas.
- Creates the project master schedule and builds the initial 3-week Look Ahead Schedule (LAS) and reviews with the assigned Superintendent assigned to the project.
- Completes subcontractor buyout by defining subcontractor scope of work and executes proper subcontractor agreements before commencing any work and/or material is procured.
- Ensures all insurance requirements have been met or exceeded against the prime contract.
- Ensures all subcontractor agreements are in alignment with the prime contract and all project-specific details are spelled out within the prime contract.
- Ensures proper 1099 status, W9 taxpayer identification form, and workman's compensation waiver forms are accurately completed prior to commencing any work and/or material procured.
- Communicates any material procurement issues identified with the Project Director.
- Obtains building permits as required and follows all government guidelines for each permit and project.
- Production Responsibilities:
- Secures project resources in the most cost-effective manner and ensures they are on-site at the appropriate time.
- Establishes and fosters positive long-term relationships with new and existing subcontractors across our vendor network.
- Maintains a thorough understanding of each project's status and all issues impacting the production of each project they manage. Communicates any discrepancies, concerns, or potential issues pertaining to the project with the assigned Project Director and Construction Manager.
- Monitors all construction costs and financial projections and protects each project from margin fade.
- Owns communication of project status with the customer and project team.
- Coordinates and directs weekly Owner / Architect / Contractor (OAC) meetings as required to manage client expectations and communicate the status of ongoing project activities, financials, and document control.
- Runs Project Reviews by presenting the budget, schedules, and financial implications to the General Manager.
- Maintains a master schedule for each project through the anticipated project closeout date.
- Lead all project walks including pre-punch, demo, rough, pre-drywall/paint, punch, final inspections, and closeout.
- Ensures Spyder Construction's standards of workmanship and safety by completing quality control and site safety inspections with the Superintendent.
- Adheres to all OSHA and environmental regulations.
- Close Out responsibilities:
- Attends Project Close Out meeting as scheduled by Construction Manager.
- Ensures all punch list items are addressed.
- Executes proper site laydown.
- Leadership:
- Acts as an integral part of the Spyder Construction reporting structure by managing Superintendents and Foreman who will report into Project Manager
