The PROCEDEO Group is seeking a new Construction Project Manager to manage the design and construction process for mid to large-scale commercial construction projects in the City of DeSoto (South Dallas area). The new Project Manager will be responsible for overall project delivery (scope, cost, schedule, quality, information management) on multiple concurrent project assignments for a K12 District.
The PM’s primary responsibilities will include:
- Monitoring project budgets, schedules, scope development, design and construction contracts, permitting, documents, procedures, and controls for assigned projects.
- Assist Design Manager with Managing project development from programming (Scope to Budget) through Permitting in accordance with program objectives defined by Procedeo’s Management.
- Assist Design Manager with the design review and the CMAR cost estimate review process for the assigned projects.
- Assist in preparing Notice of Award, construction contract execution, and Notice to Proceed.
- Reviews and approves contractor pay applications, Contingency Expenditures, Allowances, and change orders.
- Oversee, manage, and administer contract agreements and invoices for Architect, Consultants, Contractors, all other Vendors for respective project.
- Oversee and ensure compliance with Procedeo’s and our client’s Warranty Programs.
- Maintaining relationships with our primary client and his/her staff, ensuring collaboration and communication.
Candidate Qualifications:
- Minimum of five years of experience as a project manager for a construction company or architecture firm
- Professional Degree in construction management, architecture or a related field (mechanical or civil engineering, construction tech, interior design, business administration) is required
- Advanced understanding of architectural drawings and specifications as well as constructability
- Detailed understanding of construction project sequencing and scheduling
- Ability to negotiate, write and execute subcontract agreements
- Must live in or around Dallas, TX, or be willing to relocate to/near Dallas
- Strong communications skills, both written and verbal
- Technology: Proficiency with Microsoft Office, Microsoft Project, Bluebeam and Procore
- Experience with CMAR and/or Design/Build delivery methods
- Must work well in a team environment and be committed to client service

The Senior Owner Representative / Project Manager will lead all aspects of Data Center construction projects! Must possess solid track record of leading vendor compliance to construction agreements, while also having the ability to handle the overall project budget and schedule for varying sized, sophisticated projects.

What You’ll Do:

Work with the general contractor to build and establish the Master Project Schedule, based on the Critical Path and key achievements. (P6 cost/resource loaded schedule)

Create, and establish the Master Project Budget, including soft costs and hard costs, bonds, insurance, contingencies, allowances, etc.

Support Contractor pre-qualification, bid solicitation, bid analysis and recommendations

Support contract negotiation, typically in concert with the Client’s and legal counsel, including establishment of all GC “business terms” including mark-ups, fees, insurance, labor rates, critical issue, etc.

Coordinate Design Team activities supporting Client

Supervise to establish if AE is completing the complete list of City and/or other Authority approvals process, permitting, etc

Coordinate Constructability review of the project documents

What You’ll Need:

Bachelor's Degree preferred with 8-10 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.

Solid understanding of MEP construction management with a solid track record of leading capital projects

Proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint). Experience with MS Project or similar project management software.

Proven track record of leading multiple projects in varying stages simultaneously and the ability to deliver under pressure in fast-paced environments is preferred.

The Construction Site Superintendent coordinates all site construction activities including the supervision of all construction personnel, materials, and equipment; ensures that plans and specifications are being followed, ensures work is proceeding on schedule and within budget; ensures work is being conducted in a safe and professional manner; successfully completes the project on schedule and within budget.
Responsibilities
- Work collaboratively and effectively with the Construction Project Manager throughout the project.
- Ensure all company employees and contractors are adhering to the company safety policy.
- Lead jobsite safety meetings and maintain safety log.
- Ensure the job-site is maintained in a clean, safe manner. Rectify any job site hazards immediately.
- Accurately and timely prepare daily reports and field documentation.
- Create and manage project punch list with subcontractors and customers.
- Work with Project Manager on obtaining all requirements of the local jurisdiction to obtain required permits and final approval or certificate of occupancy prior to completion date
- Schedule and attend municipal inspections.
- Coordinate and supervise all construction activities.
- Manage multiple subcontractors and vendors across several trades to assure that specifications are met.
- Oversee, conduct, and document weekly coordination meetings with subcontractors as necessary
- Regularly inspect work being performed on the project to ensure quality is being achieved

- Must maintain positive relationships with customers, contractors, suppliers and other employees.
