Who Y ou A re :

The Senior Associate, Finance will play an integral role in developing long-term financial strategy for QTS and contribute directly in strategic projects including M&A, long-term forecasting, competitive research and valuation analysis. In this role, you will work as a key member of a small, tight-knit team in a fast-paced environment supporting QTS accelerating growth profile.

The Senior Associate , Finance is responsible for leading and maintaining the companys long-term financial projections and financial modeling of potential and existing investments. This role will partner with business leaders across the organization to support strategic decision-making by transforming data into strategic analytics. In this role, you are empowered to identify and monitor financial performance and assist in the development and implementation of the optimal strategy across QTS business.

In this role, you will have regular interaction and exposure to the broader executive leadership team as well as members of Blackstone, QTS majority owner and one of the largest and most sophisticated private investment firms in the world. In addition, the Finance Associate will contribute to monthly financial reporting, preparation of Board and senior management presentations and ad hoc analyses. This role will provide you an opportunity to develop a deep understanding of the data center and real estate industries and the tools to develop into a future leader at QTS.

What Y ou W ill D o:

Lead and maintain the companys long-term financial model incorporating input from finance and accounting, sales, development and operations.

Consolidate varied reports, leveraging existing QTS software platforms to refine information and transform data and insights into action plans for data center leadership that will drive business objectives .

Develop key performance metrics and assist in the preparation of monthly and quarterly reporting materials and presentations for senior leadership team and Blackstone management.
Contribute to ongoing strategic initiatives including M&A and global expansion.

Support QTS ongoing capital markets activities including debt and equity capital raises.

What Y ou W ill N eed to be S uccessful :

Bachelors degree preferably in Finance, Economics, Accounting, or Mathematics or equivalent professional experience

Four or more years of professional experience in management consulting, investment banking, or sell-side equity research program or similar role in financial planning and analysis or corporate development within a public company

Strong Microsoft Excel and PowerPoint skills

Proficiency in analytical and financial modeling including ability to build comprehensive models including integrated income statement, balance sheet and cash flow statement

Preferred to be Successful:

Progress toward Chartered Financial Analyst qualification

Advanced writing and communication abilities

Experience with Argus Enterprise software

Experience providing financial and analytical support to a capital-intensive business

Know ledge Skills and Abilities You Will Need:

Ability to present strategies, ideas and analysis to executives.

Ability to lead analysis and initiatives with little direction or input.

Develop partnerships across the organization to enhance insights into facility and product-level performance.

  • Monitor and manage unapplied cash balances; ensure accurate and timely documentation in compliance with company policies.
  • Investigate and respond to internal and external credit-related inquiries, including delinquent accounts.
  • Collaborate with sales, customer service, and credit teams to support AR functions, accelerate cash flow, and minimize credit risk.
  • Oversee AR accounts involving third-party collections, legal proceedings, or insurance claims.
  • Perform monthly accounting close activities, including journal entries and reconciliations, and assist with financial reporting. This may require occasional late-night work during closing periods to ensure deadlines are met.
  • Support the renewal process of trade credit insurance and ensure appropriate coverage for customer accounts.
  • Coordinate the lien waiver confirmation and approval process in accordance with company guidelines.
  • Generate and distribute SAP-based reports regularly to assist credit representatives and internal stakeholders.
  • Maintain and troubleshoot payment portals to ensure efficient cash application processing.
  • Collect and review financial data for commercial project reviews and internal reporting.
Requirements

Education and Work Experience:

What You'll Do:

As a Lead Data Analyst, Finance, you will be tasked with performing detailed financial analysis and modeling to guide strategic business decisions. You will leverage your expertise to synthesize complex data into actionable insights and provide robust financial reports that inform company strategy.

Key Responsibilities:

  • Build and maintain comprehensive financial models for short- and long-term planning, including support for debt and equity financing needs
  • Deliver clear, data-driven insights and recommendations to support executive decision-making
  • Develop periodic financial reports for internal stakeholders, regulators, and external parties
  • Conduct adhoc financial analysis, scenario modeling, and performance variance assessments
  • Partner with cross-functional teams to forecast and track operating and capital budgets, analyzing key financial metrics, trends, and performance indicators to provide actionable insights to stakeholders
  • Ensure accuracy, integrity, and timeliness in financial data used for strategic reporting
  • Participate in special projects aimed at improving process efficiency and financial visibility
  • Collaborate with finance, accounting, and other departments to understand business requirements and translate them into data analysis projects while working closely with Data Engineering
  • Conduct in-depth analysis of financial data, identifying trends, patterns, and anomalies to provide actionable insights
  • Utilize statistical methods and machine learning algorithms to predict future financial trends and behaviors
  • Communicate findings through compelling narratives and visualizations to help stakeholders understand the implications of the data
  • Ensure data accuracy, integrity, and security by implementing best practices in data management and governance
  • Stay updated with industry trends and advancements in data analytics and finance to continuously improve analytical capabilities
  • Communicate with the Data Engineering team regarding project timelines, progress, and blockers
  • Create regular (daily, weekly, monthly) reports that summarize key metrics and trends
  • Develop dashboards in tools like Power BI and Excel
  • Update and maintain existing reports to reflect changes in data sources, metrics, or business requirements
  • Document report generation processes, data sources, and any assumptions made during report creation
Who You Are:
  • Passionate about identifying, analyzing, and presenting strategic trends in data and enthusiastic about helping purpose driven organizations
  • Bachelor's degree in Finance, Economics, Data Science, or a related field. Master's degree preferred.
  • 5+ years of experience in data analysis, in the finance sector.
  • Strong T-SQL, MS Excel, and Power-BI skills required
  • Microsoft Certified Data Analyst Associate preferred
  • Experience in generating process documentation and reports
  • Experience with data visualization (i.e. Power BI, Tableau) data extraction and data engineering (i.e. SQL, Databricks, Snowflake)
  • Ability to dive deep into data sets to understand their structure, content, and quality
  • Formulate hypotheses based on business questions and test them using statistical methods
  • Identify trends, patterns, and anomalies in data that provide insights into business performance
  • Use statistical models and machine learning algorithms to predict future trends and behaviors
  • Translate data findings into actionable insights that can inform business strategy and decision-making
  • Communicate insights through compelling narratives, often supported by visualizations, to help stakeholders understand the implications of the data

Overview

Assist Director of Finance in directing the financial activities of the hotel, safeguarding the assets, and preparing all financial reports in accordance with generally accepted accounting principles and HEI Hotels and Resorts Standards.

Financial Management

  • Perform all accounting functions in the event assistance is needed.
  • Effectively schedule, monitor, and evaluate controllable departmental expenditures to stay within the restraints of the established budget through: labor management and purchasing control systems
  • Establish and monitor scheduling of all accounting associates, including Night Audit.
  • Schedule personnel consistent with the volume of business and needs.
  • Effectively plan in order to meet demands of both guests and staff.

Accounting Practices, Procedures, and Policies

  • Assist in Producing Financial Statements within designated time frame for preliminary distribution to hotel management and to meet HEI Corporate requirements.
  • Verify compliance with Finance SOP manual.
  • Participate in and critique asset inventories.
  • Maintain records storage area in compliance with record retention requirements of relevant government agencies.
  • Preparation and knowledge of sales tax returns, as well as any other applicable tax liabilities.

Accounts Receivable and Cash Flow

  • Manage and oversee all Accounts Receivable functions, including collection calls as needed.
  • Ensure the A/R aging percentages are in compliance with SOP.
  • Verify credit cards are processed every night-by-night audit.
  • Verify cash deposits are made timely.

Balance Sheet Reconciliation

  • Assist Director of Finance with the Reconciliation of balance sheet accounts each period.
  • Review any problem accounts with Director of Finance and adjust entries to the general ledger.

Management of Department

  • Identify, screen, and attract management candidates from outside the company.
  • Train associates in job responsibilities.
  • Comply with attendance rules and be available to work on a regular basis.
  • Perform any other job-related duties as assigned.

Qualifications and Skills:

  • B.S. in Accounting
  • One year experience in Hotel or Hospitality related Finance and Accounting
  • Knowledge of Hotel Financial Statements and reconciliation of A and L accounts.
  • Analytical approach to problems with high regard for detail and accuracy.
  • Sound administrative and managerial skills.
  • Proficiency in Microsoft Office, advanced Excel skills
  • Have proficient training, coaching, and counseling abilities.
  • Effective verbal and written communication skills. Ability to adapt communication style to suit different audiences, such as effectively communicating with supervisors, coworkers, public etc.
