Primary Duties

  • Champions "The Layton Way" by delivering predictable outcomes for internal teams, external teams, and customers.

  • Provide leadership for estimating and planning support personnel.
  • Monitor project budgeting and buy-out processes to ensure reliable information is available for estimates.

  • This position supervises Estimating activities and personnel and therefore takes on the successes and failures of the team.
  • Employee will work with the Executives, Estimating and Planning Support Personnel, and clients.

Qualifications

  • BS in Construction Management, Marketing and/or Communication or related field or an equivalent combination of education and experience.
  • 7+ years construction-related experience.
  • Must have experience working in the healthcare construction field.
  • Familiar with Integrated Project Delivery
  • Ability to be client facing and build strong relationships with various clients
  • Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, and government regulations.

Duties and Responsibilities
  • Studies specifications to plan procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction, based on knowledge of available tools and equipment and various building methods.
  • Interacts with the Project Manager to determine the project schedule; develops and utilizes "look ahead" schedules to assess progress and spot upcoming issues.
  • Coordinates the pre-construction meeting with the Project Manager prior to mobilization.
  • Directs procurement of tools and materials to be delivered at specified times to conform to work schedules.
  • Ensures all parties involved with the project are informed of construction issues and progress: (1) meets with and directs supervisory personnel engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays; (2) meets regularly with craft personnel to update them on construction issues and to gather input for solutions; (3) meets with subcontractors prior to the sub's mobilization to review scope of work and schedule; also, advises subs prior to each phase of work on schedule and phasing requirements; and (4) meets regularly with clients to update them on the project's progress.
  • Works with supervisory personnel and labor representatives to resolve complaints and grievances within the project work force.
  • Confers with supervisory and engineering personnel and/or inspectors and suppliers of tools and materials to resolve construction problems and to improve construction methods.
  • Inspects work in progress to ensure that work conforms to specifications and to construction schedules.
  • Manages the project based on progress reports, materials used, and costs and adjusts work schedules accordingly.
  • Works with the Manager of Craft Resources to move personnel from project to project, minimizing hiring and layoffs; is responsible for crew mixes and work assignments to manage labor costs; may terminate company craft personnel not performing according to company policies, procedures, or other job requirements.
  • Works in conjunction with project manager in preparing the Project Management Plan.
  • Ensures that company policies, such as safety policies, equal opportunity, and others, are implemented consistently. Ensures company quality standards and housekeeping requirements are maintained.
  • Performs other related duties as assigned.
Qualifications
  • Bachelor's degree in engineering or construction related field or equivalent and at least 5 years of Healthcare construction experience.
  • Demonstrated knowledge of construction processes.
  • Has a valid driver's license and is able to travel to and from the project site.
  • Understands and applies building codes and other design requirements correctly and reads blueprints accurately.
  • Has good understanding and knowledge of subcontractors' scopes of work and tolerances.
  • Has good written and verbal communication skills: expresses ideas clearly and effectively; uses proper grammar and syntax.(Basic Spanish preferred).
  • Has good administrative skills: monitors the progress and coordination of work activities; keeps other members of the organization informed of progress and problems.
  • Has good management skills: establishes techniques to effectively and proactively monitor and supervise the work of subordinates and to follow up on the results of delegated assignments.
  • Maintains integrity: maintains the normal standards of ethics, conduct, and organizational policies in job-related activities.

The full salary range for this position is $35,000 to 165,000. This position is eligible for a target bonus.

Job Details

The Senior Preconstruction Manager leads planning and budgeting for complex healthcare projects, collaborating with clients, designers, and internal teams to develop accurate estimates, schedules, and scopes. With deep expertise in healthcare codes, MEP systems, and constructability, they help guide design to align with clinical needs, regulatory requirements, and budget goals.

Responsibilities

  • Lead preconstruction efforts on complex healthcare projects ranging from 25M to 200M+
  • Own all phases of precon including budgeting, scheduling, scope development, and value engineering
  • Work directly with clients, design teams, and internal stakeholders to guide design development to budget
  • Manage internal estimating teams and planning support personnel
  • Interface with marketing and BD teams during pursuits and project interviews
  • Lead proposal development, RFQ/RFP responses, and procurement strategies
  • Develop, implement, and refine tools, templates, and workflows to improve precon outcomes
  • Train and mentor junior estimators and ensure cross-functional collaboration with operations
  • Attend project review meetings and facilitate budget alignment strategies when needed

Qualifications

  • 7+ years of preconstruction or estimating experience in commercial construction, with strong healthcare focus
  • Strong understanding of OSHPD/HCAI standards, infection control requirements, and MEP-intensive systems
  • Proven ability to manage large precon efforts and lead client-facing initiatives
  • Experienced in conceptual estimating and design-assist / design-build delivery

Summary
The Project Manager is responsible for the overall planning, management, procurement, scheduling, and execution of work for assigned construction projects. May be assigned responsibility for one or more projects at a time. Maximizes project profitability and promotes the Layton objectives and goals. Duties
  • Champions "The Layton Way" by delivering predictable outcomes for internal teams, external teams, and customers.
  • Ensures that "Constructing with Integrity" is delivered by working with honesty, unity, safety, and quality of work.
  • Works well with Layton's "Two in the Box" application working well with your counterpart (Superintendent) to ensure successful project delivery and to strengthen client relationship.
  • Assists in the preparation of estimates for the project and prepares project budget.
  • Leads the project team in preparing the project management plan (PMP) and organizes and conducts pre-award and pre-construction meetings
  • Participates in value engineering services as appropriate, negotiation and preparation of project subcontracts, and responsible for obtaining permits and resolving other regulatory requirements as necessary.
  • Prepares a project schedule and develops milestones necessary to successfully complete the project in concert with the project superintendent.
  • Controls the contract documents and determines their completeness and consistency and plans the successful execution of the construction contract.
  • Manages project materials and equipment procurement within the project's budget and consistent with the project delivery schedule.
  • Monitors the project site for quantity, cost, safety, quality, and schedule performance with the project Superintendent and develops and monitors project quality, safety, and risk management plans.
  • Negotiates owner and subcontractor change orders and manages the resulting cost and profit impact.
  • Develops the monthly client pay requests and follows up on collection.
  • Controls the payment of job costs based on document review and approval. Coordinates with the job cost accountant for payments and lien releases and participates in monthly accounting and project reviews.
  • Manages all final close out procedures for the project including as-built drawings, close out, letter of substantial completion, and letter of recommendation.
  • Interacts with Estimating to provide project cost information for the estimating database.
  • Manages client relationship and all meetings with client.
  • Performs other related duties as assigned.
Qualifications
  • Bachelor's degree in civil engineering, construction management or related field, or the equivalent education and experience.
  • Preferably at least 5 years experience working in commercial construction.
  • Understands estimating concepts to the level required to verify bids, understand market rates, and to process change orders, etc.
  • Understands contractual language and concepts and how to protect the company while providing quality service to the client and has a working knowledge of construction laws and practices.
  • Understands building codes and other design requirements as well as plans, blueprints, and specifications.
  • Effective working as a team member and knows how to delegate to other team members to achieve organizational and customer goals.
  • Skilled at making verbal and written presentations and communications with others.

The full salary range for this position is $130,000 to $150,000. This position is eligible for a target bonus.

**Required Qualifications**
