**Job purpose**
Efficiently operate and maintain buildings, systems and equipment for various car rental locations. Interpret technical issues to prevent equipment and facilities downtime and proactively pursue building, equipment and maintenance related issue. Develop and maintain strong relationships with business unit customers and stakeholders. Facilities Maintenance Technician position requires administrative duties, working with tools to complete work orders as necessary, and maintaining maintenance metrics.
**Key responsibilities:**
+ Respond quickly to emergency situations, summoning additional assistance as needed including nights weekends and holidays.
+ Coordinate and Perform preventive maintenance tasks to minimize business interruption and ensure that buildings, systems and equipment meet or exceed their rated life
+ Perform minor construction as directed by Lead Facilities Maintenance Technician and Facilities Management
+ Record and maintain Computerized Maintenance Management Systems (CMMS) data to develop maintenance history, plans, and account for labor hours
+ Monitor service providers as directed by Lead Facilities Maintenance Technician and Facilities Management

+ Ensure that buildings, systems and equipment are maintained to standards for the business units
+ Adhere to facilities standards to ensure consistent delivery maintenance services
+ Manage Service Providers ongoing maintenance standards, quality and costs to ensure delivery is as contracted and is appropriate.
+ Support asset assessment programs to provide condition codes for capital planning and risk mitigation.
+ Ensure appropriate and consistent reporting of the facilities programs and issues to Facilities Management
**Educational Background:**
High school diploma or equivalent preferred
**Professional Experience:**
+ Minimum of four years in a similar or related role and working with service providers
+ Building and grounds general maintenance
+ Understanding of systems such as electrical, plumbing, HVAC, car washes, vacuum systems and fuel stations
+ Construction, repair and maintenance

CLASSIFICATION PURPOSE
As a Technician 2-Maintenance General, the primary responsibility is to ensure the optimal functioning of all Miami County Facilities under limited direction, perform scheduled and routine maintenance checks, and general repairs of electrical, mechanical, heating/cooling equipment, and systems.
JOB DUTIES
- Records services performed, notifies supervisor of maintenance problems, equipment or system malfunctioning and needed repairs, changes filters, checks fluids and adjusts controls of equipment, installs or repairs electrical outlets and replaces worn wires, installs and makes routine repairs to plumbing fixtures.
- Performs special building maintenance and repair projects (operates building maintenance equipment and tools to build forms/partitions, paints walls and ceilings, installs or repairs windows and doors, may operate arc-welding equipment to make minor repairs, performs routine carpentry and masonry work, replace and/or repairs electric motors, installs branch electrical circuits from breaker box to outlet, transports equipment and tools to work sites, etc.), manages contractors for special projects, able to read and use construction documents (blueprints, manuals, etc.).
- Performs building and repair tasks (installs and repairs locks, cleans drains, installs or repairs light fixtures, etc.), moves furniture fixtures, equipment and materials, operates pick-up truck to transfer waste, deliver equipment, pick up parts, etc., accepts delivery of materials and assists in off-loading trucks, project management, contractor coordination, and solicitation of quotes as needed including supervising project work or vendors, remote site leader for jail or detention sites as needed.
- Performs grounds maintenance (operates tractor and light accessory equipment to mow grass, remove snow, rake leaves, pull weeds, trim trees and bushes, removes ice from sidewalks and spreads salt, operates equipment and uses garden tools to improve and maintain appearance of grounds, etc.). Uses manual tools to perform many tasks in conjunction with power tools and equipment.
- Meets all job safety requirements and all applicable OSHA safety standards that pertain to essential functions.
- Be on-call for emergency repair outside of normal hours of operation.

Some Key Responsibilities:
- Effectively handle service requests, correcting the situation within 24 hours when possible. Ensure all make-ready repairs and services are completed correctly and on schedule.
- Participate in the on-call rotation to ensure 24 hour emergency maintenance service and response.
- Floating duties as assigned.
- Maintain the curb appeal of the community by; picking up the grounds, removing snow and debris, working on the landscaping and common area needs.
- Previous experience in plumbing, electrical, HVAC, carpentry and locks.
- Current, Valid driver's license and proof of auto insurance - driving record must meet eligibility requirements.

- Maintain building lighting, electrical, plumbing and structure
- Repair and maintain all production equipment

Job Summary
Under the general direction of the Director/Manager/Supervisor, assists in the repair/replacement of mechanical, HVAC, and electrical systems serving the buildings & grounds of the campus.
Essential Functions

Performs preventive maintenance on mechanical, HVAC and electrical systems.

Responds to hot and cold calls; conference room set-ups; change light bulbs; minor plumbing repairs; trash removal; grounds work; snow removal; etc.

Performs work in high places, using ladders, scaffolding, etc.

Maintains equipment, tools, parts, equipment records and accomplishes minor repairs.

Assists maintenance staff in maintaining equipment throughout the campus and makes minor repairs.
