The primary responsibility is to serve as a key member of the private markets investment team - evaluating strategies, sourcing and recommending investment managers and co-investments, and actively monitoring the existing portfolio of private investments. The ideal candidate will demonstrate expertise across one or more major asset classes within the private markets (Private Credit, Private Equity, Real Estate) and will enjoy working in a collaborative, team-oriented environment.
**Job Description**
**Roles and Responsibilities**
+ Evaluate private market investment opportunities through in-depth research and due diligence. Conduct financial analysis and modeling to assess potential new investments with external managers, co-investments, and direct deals.
+ Develop and maintain a list of potential new strategies and managers
+ Perform qualitative and quantitative analysis to narrow the manager universe
+ Conduct initial manager and strategy meetings
+ Prepare written proposals and present manager recommendations
+ Assist with investment onboarding process and ad hoc research projects
+ Monitor performance and risk of investments
+ Conduct periodic strategy and manager review meetings and assess relevant quantitative and qualitative characteristics
+ Assess manager performance relative to benchmarks, peers and stated objectives
+ Participate in management presentations, annual meetings, and other diligence sessions
+ Network with other investors, review industry trends, and manager watch lists
**Required Qualifications**
+ A Bachelor's Degree or equivalent (4+) years of role related experience
+ Minimum 3 years in the research and analysis of private market investment strategies, manager due diligence, and post-investment portfolio monitoring. Alternatively, experience in specific underlying asset classes gained from consulting or investment banking roles

+ Ability to think critically and apply excellent quantitative modeling skills (i.e. Excel).

The **Investments Analyst** position is a part of QTS' Strategic Planning and Investments team which is focused on driving core growth initiatives domestically and internationally including:
+ Land and operating asset acquisitions
+ New development opportunities including build-to-suit (single customer) and multi-tenant sites

**What You Will Do:**
The **Investments Analyst** will be responsible for helping the team create and support the following:
+ Prepare investment materials such as investment memorandums, presentations, and proposals
+ Create financial models to evaluate company acquisitions, financings (joint-venture, equity initiatives, etc.), land, and capital recycling
+ Assist in managing projects from identification through completion, including coordination of due diligence teams, model underwriting, and financing
+ Lead calls and meetings with key internal and external constituents as well as partner with business leaders to ensure that they understand the key financial drivers of the various opportunities
The role requires keen skills in the areas of real estate, financial modeling, and technology, along with the ability to lead through influence and communicate with the executive team and Blackstone partners.

+ Bachelor's or Master's degree preferably with a concentration in Finance, Economics, Accounting or Mathematics or equivalent professional experience
+ 1+ years of working experience - preferably in a collaborative financial environment (banking, investment fund, real estate, etc.)
