Job Summary:
The Maintenance Field Employee will be responsible for performing ground maintenance, and janitorial services at commercial sites. Duties consist of mowing grass, using the weed eater or edger, blowing leaves, general maintenance of parking lots, curbs, exterior and public areas, as well as pruning of trees and shrubs. Additionally, janitorial services such as cleaning and maintaining public restrooms, minor maintenance to grounds and facilities as well as any additional work required through work orders.
Key Responsibilities:
- Perform landscape maintenance tasks, including mowing, edging, pruning, weeding, and mulching.
- Operate and maintain landscaping tools such as lawnmowers, trimmers, and blowers.
- Apply fertilizers, pesticides, and other treatments as directed.
- General upkeep of grounds and equipment.
- Ensure work sites are clean and debris-free at the end of each workday.
- Follow safety protocols and company standards to complete tasks efficiently.
Qualifications:
- Previous experience in landscaping or grounds maintenance ( but not required).
- Ability to work outdoors in various weather conditions.
- Strong physical stamina and the ability to lift up to 50 lbs.
- Reliable transportation and Valid US license.

FAC’s growing Asset and Property Management unit oversees nearly 500 units of affordable housing and over 20 commercial units spread over 45 properties and manages low and moderate-income housing financed by federal, state and local government sources, banks, and low-income housing tax credits.
The Maintenance Field Team Members are responsible for the maintenance and operations of buildings within the FAC Portfolio. This is a critical position in maintaining good quality of life for and the long-term health of the buildings. The Maintenance field reports directly to the Maintenance Manager.
Overall Responsibilities:
•Perform routine repairs, routine janitorial duties.
•Remove trash and recycling and sweep 18 inches into the curb.
•Remove snow and ice from sidewalks and common areas.
•Maintain the building and grounds in a clean and orderly condition at all times.
•Always maintain curb appeal of property.
•Maintain storage area and basement in clean, uncluttered conditions.
•Maintain grounds and community spaces.
•Report apartment conditions that do not meet the NYC Maintenance Code and Housing Quality Standards.
•Maintain Entrance and apartment doors in self closing condition at all times, and in accordance to NYC Fire Code.
•Assist in annual unit inspections.
•Assist in Fire evacuation drills, as required.

•On call 24/7 for building emergencies.

Qualifications:
•Minimum of one (1) year prior experience in field
•Obtain Certificate of Fitness for Fire Alarm & Sprinkler system within 6 months of Hire
•Previous experience with energy efficient systems and/or maintaining green buildings a plus
•Computer Literacy, proficient knowledge of Microsoft Windows, MS Excel, MS Word
•Driver’s license a plus
•Spanish speaking a plus

**Position Purpose:**
The Field Service Worker performs field maintenance, inspection, installation or repairs in one or more areas such as system protection (line locates and inspections of the distribution system), replacing and installing clean outs, service (tap) and system connections, and inspecting and maintaining manholes and sewer facility grounds.
**Primary Duties/Responsibilities:**
+ Involving maintenance of the city's wastewater systems and their respective accessories and facilities. Mowing and weed eating for extended periods on occasion.
+ Sewer manhole construction maintenance and repair, mixing and pouring cement mortar, cleaning and repairing manholes, sewer mains, service lines.
+ Roadway work flushing out sewer mains and cleanouts in the maintenance of city and residential sewer service lines.
+ Operate heavy equipment as in a Backhoe, Tractor, Bush hog, Zero turn mower, Jetter truck etc.
+ Use of heavy hand tools as in a Jack Hammer, Road saw, stirring concrete etc.
+ Inspect wastewater lines and components, repair and replace damaged components.
+ Tap into sewer mains with new service lines.
+ Hydro-clean, saw and remove blockage from sanitary sewer lines.
+ Assist in video inspection of sanitary sewer main lines.
+ Prepare and maintain work zones. May be required to direct traffic.
+ Mow and Weed eat grass/weeds and pick up debris around sewer facilities.
+ Assist with the operation and maintenance of jetter truck, high pressure water equipment and various specialty tools in confined spaces.
+ Completes all paperwork including task sheets and reports as may be required.
+ Complete dispatched task in an efficient and timely manner.
+ Communicated to competent persons abnormalities or faulty situations in regards to the process, product, machine, equipment, workplace or other.
+ Maintain safe working conditions in accordance with established Company policies.
