Under the direction of the Manager of Affordable Finance, the Investment Analyst will support the financing efforts of new affordable housing projects at a mission-driven private real estate developer. This role focuses on evaluating potential deals, building financial models, and preparing competitive funding applications using the Low-Income Housing Tax Credit program and other public financing tools. Working closely with the development teams, the analyst will conduct feasibility analyses, assist in structuring project capital stacks, and support interactions with lenders, investors, and public agencies. ESSENTIAL FUNCTIONS
Financial Modeling & Deal Structuring
- Build and maintain robust financial models for affordable and mixed-income housing projects, incorporating tax credit equity, public subsidies, conventional debt, and developer equity.
- Conduct sensitivity analyses and scenario modeling to assess project feasibility and optimize capital structure.
- Monitor and update underwriting assumptions in response to shifts in interest rates, tax credit pricing, construction costs, and market trends.
- Coordinate directly with lenders, syndicators, and investors to support project financing, including RFP responses, due diligence submissions, and term sheet negotiations.
- Prepare and distribute financing packages and project summaries for equity and debt providers.
- Support negotiation of loan agreements, partnership agreements, and closing documents in collaboration with legal counsel and external partners.
- Participate in calls and meetings with financial partners and contribute to relationship management efforts.
- Work closely with development, legal, and design teams to align financial strategies with project timelines, entitlement status, and construction assumptions.
- Maintain and update project-level data for use in internal tracking systems, pipeline reports, and investment committee presentations.
- Coordinate internal deal team efforts to meet key pre-closing and closing milestones, ensuring smooth execution and transition to construction.
- Contribute to the continuous improvement of internal underwriting standards, templates, and financial analysis tools.
SKILLS & ABILITIES
Education: Bachelor's degree in Finance, Economics, Real Estate, Accounting required.
Experience: 1-3 years of experience in Capital Markets, Real Estate Finance, Accounting, or a related field, with a focus on multifamily real estate being preferred, or an advanced degree in a relevant field.
Technical Skills: Highly proficient in Excel, advanced financial modeling techniques, and PowerPoint.
Personal Attributes: Excellent communication skills with experience presenting to a diverse audience. Detail oriented, highly adaptable and motivated to thrive in a fast-paced environment.
Work Environment: This is a hybrid role based out of our Cleveland corporate office with flexibility to work remotely. Candidates must be willing to commute into the office at least 3 to 4 days/week.

Job Description: We are currently seeking a candidate to fill the position of Investment Analyst in our Los Angeles office. The ideal candidate will have the analytical skills to accurately underwrite prospective multifamily investments throughout the Los Angeles-Ventura-San Diego-Orange County-Inland Empire markets, along with excellent verbal and written communication skills. Job Summary
Reporting to the Managing Director responsible for the Absolute Return, Credit and Fixed Income portfolios, the Analyst will be an integral part of the investment team and will ideally have had exposure to various asset classes. The role involves assisting with sourcing, evaluating, and monitoring external managers, as well as contributing to asset allocation, portfolio construction, and risk management decisions. The ideal candidate should be deeply dedicated to Getty and its mission.
Major Job Responsibilities
- Conducting comprehensive research and data analysis on investment managers, markets, and opportunities
- Assisting with the due diligence processes for prospective investments, including meeting summaries, data room management, investment memo preparation, and quantitative analysis
- Monitoring existing manager relationships by analyzing and summarizing qualitative and quantitative updates
- Contributing to the development and review of quarterly Investment Committee meeting materials
- Generating reports in collaboration with the investment operations team to analyze fund, asset class and portfolio-level exposures, risk metrics, fund flows, liquidity, and performance
- Coordinating reference calls, legal reviews, funding sources, and operational requirements with internal operations staff and outside service providers
- Remaining current on investment strategies, portfolio positions, new managers and market trends by conducting independent research and attending conferences
- Building and maintaining a network of industry contacts within the investment community
- Engaging in projects across all asset classes and assisting colleagues as needed
Qualifications
- College or university degree
- 2-5 years of relevant experience at a foundation, endowment, family office, financial institution, or consulting firm
Knowledge, Skills and Abilities
- Intellectually curious and motivated self-starter
- Proficient in multitasking and deadline management
- Excellent verbal and written communication skills
- Strong quantitative and analytical skills integrating a data-driven approach to investment diligence and research
- Strong organizational skills with a high attention to detail
- Strong computer skills and adeptness at learning new technology, familiarity with Caissa and Bloomberg a plus
- Team-oriented and willing to roll up their sleeves to contribute to the group's common objectives
- High level of integrity, honesty, and sense of fiduciary duty

We are looking for an Investment Analyst to join a dynamic financial services firm in Greater Twin Cities area. This role focuses on supporting public fixed income portfolios, with an emphasis on investment-grade and high-yield credit strategies. As part of a collaborative research team, you will play a key role in delivering insightful analyses and actionable recommendations to support institutional portfolio mandates.
Responsibilities:
- Conduct detailed evaluations of portfolio holdings to ensure alignment with current investment risks and fundamental outlooks, including updating internal credit ratings and company assessments.
- Track developments in primary and secondary corporate bond markets to identify investment opportunities, perform pricing analyses, and provide trade recommendations.

Requirements - At least 5 years of experience in investment research, preferably within institutional fixed income strategies, with exposure to high-yield credit.

- Advanced proficiency in financial analysis, including a solid grasp of accounting and valuation principles.
- Comprehensive knowledge of capital markets and portfolio risk management concepts.
- Familiarity with research tools such as Bloomberg, FactSet, and Excel.
- Educational background in finance, economics, statistics, or mathematics.
- Analytical mindset with exceptional attention to detail and a collaborative approach to teamwork.
- Ability to identify relative value opportunities and make data-driven investment decisions.
