The Real Estate Risk Reviewer will perform independent appraisal reviews on commercial real estate properties. Reliance on experience is critical to identify major issues to protect the bank's collateral position. Ascertain compliance of appraisal reports with the applicable Citizens scope of work and federal regulatory requirements and guidance including, but not limited to:
Financial Institutions Reform, Recovery, and Enforcement Act of 1989 (FIRREA; 12 USC §3331, et seq.) and the implementing regulations promulgated thereunder by the Office of the Comptroller of the Currency (OCC) at 12 CFR Part 34 ("Real Estate Lending and Appraisals")
"Uniform Standards of Professional Appraisal Practice" (USPAP);
"Interagency Appraisal and Evaluation Guidelines" ("Interagency Guidelines"), dated December 2010, issued by OCC as periodically supplemented by Financial Institution Letters; and,
"OCC Comptroller's Handbook: Commercial Real Estate Lending," by the OCC, dated August 2013 (OCC Bulletin ).
+ Manage risks associated with the commercial real estate appraisal and evaluation process for a given geographic market and/or assigned lending groups
+ Real estate risk identification, quantification and consulting (including discounted cash flow (DCF) analysis) for the various commercial lending and credit functions throughout Citizens
+ Perform independent commercial real estate appraisal reviews of commercial risk properties including memorializing such review in a comprehensive written format for the benefit of internal customers (Relationship Managers/Portfolio Managers; Credit Officers);
+ Assist in the scoping and engagement of commercial appraisal/evaluation assignments, including third-party vendor selection, analysis type, report content, report format and contract authorization in accordance with policies and procedures.
+ Interact with senior management of Wholesale Credit Risk and Commercial Lending regarding projects especially for those properties that represented a higher degree or real estate risk or otherwise have identified appraisal issues or concerns.

The analyst will be placed either in a debt or equity focused role.
Specific responsibilities may include some of the following:
* Real estate valuation and underwriting of new commercial mortgage transactions
* Financial modeling and scenario analysis of development projects and existing equity properties
* Equity and commercial mortgage portfolio risk analysis, rating, and surveillance reporting
* Tracking Mortgage and Equity transaction pipelines
* Assisting with marketing strategy, including prospecting and implementation
* Equity property valuation, lease analysis, and capital budget planning / implementation
* Collection, compilation, and reporting of real estate market, economic and demographic information
* Credit analysis of existing or prospective tenants and/or borrowing entities
* Reviewing and identifying risks within property condition reports
* Conduct property tours for assets in the existing portfolio as well as prospective new investments
* Portfolio (mortgage and equity) surveillance and asset management activities may include
* Lease review and abstracts
* ARGUS modeling
* Investment valuation
* Property tours / inspections
* Capital and operating budget preparation
* Investment committee presentations
* Participate in ad-hoc assignments as determined by the team's needs and requirements at that time
Required Skills and Qualifications:
·Candidate must be currently enrolled in a higher education institution and actively pursuing an undergraduate degree with a strong academic record and a demonstrated interest in real estate. Candidates pursuing master's degrees or other advanced degrees are ineligible.
·Candidate's anticipated graduation date must be between December 2025 and June 2026
·Candidate must have a strong work ethic, personal and professional integrity, and be able to adapt to new challenges in a dynamic environment while handling multiple projects
·Candidate must be able to work independently and in a team environment, remaining detail-oriented and client-focused
·Candidate must have excellent written and verbal communication skills and feel comfortable interacting with management-level professionals
·Candidate must be familiar with Microsoft Office products such as Word, Excel, and PowerPoint

What You'll Do
Deloitte Tax Managers use their experience in accounting and taxation to provide compliance and consulting services to Real Estate Investment Trusts, Real Estate Private Equity Funds, and real estate joint ventures and operating partnerships. As a Tax Manager within the Investment Management - Real Estate Tax group, you will provide federal tax consulting and compliance services to clients in the Real Estate industry sector. You will work directly with the client, manage the tax engagement team, have access to an elite group of specialists when needed, work with state of the art technology, and be connected to a strong support system from firm leadership to ensure you are set up for success in your role and career. Responsibilities will include:
+ Assisting clients with life events for partnerships (e.g., formations, mergers, initial public offerings), inside and outside basis computations, section 704(c) and section 743(b) computations, and Schedule K-1 processing.
+ Using proprietary technologies to assist clients in streamlining their tax compliance processes and achieve worldwide compliance.
+ Maintaining and developing strong client relationships on various federal tax consulting/compliance engagements in the real estate industry.
+ Advising clients on a variety of tax issues, including REIT Qualification, impact of Tax Reform on passthroughs and other Real Estate clients, business restructuring, and tax controversy.
+ Overseeing complex federal tax compliance and consulting projects requiring tax analysis for a variety of entities and their affiliates using state of the art technology and data analytics.
+ Managing engagement workflow, engagement team resources, and engagement billing.
+ Mentor and develop junior staff, including those in our U.S. India office, providing leadership, counseling, career guidance, and guidance on issues related to work/life fit.

Qualifications
Required
+ Ability to perform job responsibilities within a hybrid work model that requires US Tax professionals to co-locate in person 2-3 days per week.
+ 5+ years in corporate tax experience
+ A bachelor's degree in accounting, finance or related field
+ Solid understanding of real estate tax technical and transaction skills, including partnership taxation, REIT taxation and qualification, partnership allocations, tax compliance, due diligence, acquisition/disposition planning and structuring, and experience with federal tax compliance, federal tax accounting and provisions, tax analysis, and tax research
+ Strong managerial experience with budgets, people and projects
+ Ability to travel up to 25%, on average, based on the work you do and the clients and industries/sectors you serve
+ One of the following active accreditations obtained:
+ Licensed CPA in state of practice/primary office if eligible to sit for the CPA
+ If not CPA eligible:
+ Licensed Attorney
+ Enrolled Agent
+ Certifications:
+ Chartered Financial Advisor (CFA)
+ Certified Financial Planner (CFP)
Preferred
+ Advanced degree such as Masters of Tax, JD, and/or LLM

The wage range for this role takes into account the wide range of factors that are considered in making compensation decisions including but not limited to skill sets; experience and training; licensure and certifications; and other business and organizational needs. The disclosed range estimate has not been adjusted for the applicable geographic differential associated with the location at which the position may be filled. At Deloitte, it is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. A reasonable estimate of the current range is $93,660 to $213,200.
You may also be eligible to participate in a discretionary annual incentive program, subject to the rules governing the program, whereby an award, if any, depends on various factors, including, without limitation, individual and organizational performance.
