As a CBRE Real Estate Manager, you will be responsible for supervising the team responsible for all operational and financial activities of a single property or small portfolio of properties.
This job is part of the Property Management job function. They are responsible for operating buildings on behalf of a client or group.
What You'll Do:
- Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.
- Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.
- Respond to escalated tenant needs and issues.
- Act as primary contact with property owners, serving as owner representative to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.
- Develop and control annual budgets for operating and capital expenses. Forecast management plans and prepare monthly performance reports, explaining variances.
- Help create programs that will assist the property with emergency recoveries.
- Prepare all required legal notices for approval.
- Review tenant rent and common area maintenance recovery charges to ensure payment is on time.
- Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.
- Apply knowledge of own discipline and how own discipline integrates with others to achieve team and departmental objectives.
- Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.

The minimum salary for the Real Estate Manager is $125,000 annually and the maximum salary is $145,000 annually. This position is responsible for site selection and all related tasks for new and relocated stores. ESSENTIAL FUNCTIONS
Store Development
- Gathers and analyzes market data to determine appropriate markets and locations
- Identify and evaluate store site locations, their availability, access, population trends, sales potential, and competition
- Initiates site selection, work with legal counsel on LOI, partner with construction on project budget, assist with lease questions, and maintain oversight from store project inception to completion
- Assist in creating, maintaining and updating the global real estate plan
- Develop and maintain adequate real estate inventory to meet company goals for their area of responsibility
- Partner with the Sr. Director of Construction and the Sr. Director of New Store and Visual Merchandising to ensure real estate projects incorporate necessary merchandising design criteria and specifications
- Prepare real estate site approval packages for executive team review
- Ensure compliance with corporate real estate standards in respect to identifying the best location/best value for all real estate acquisitions
- Assist in maintaining reports in order to update company leaders on the status of lease signing through project completion
- Analyze and makes recommendations for underperforming real estate assets (e.g., closing, lease negotiation)

Deloitte Tax Managers use their experience in accounting and taxation to provide compliance and consulting services to Real Estate Investment Trusts, Real Estate Private Equity Funds, and real estate joint ventures and operating partnerships. As a Tax Manager within the Investment Management - Real Estate Tax group, you will provide federal tax consulting and compliance services to clients in the Real Estate industry sector. You will work directly with the client, manage the tax engagement team, have access to an elite group of specialists when needed, work with state of the art technology, and be connected to a strong support system from firm leadership to ensure you are set up for success in your role and career. Responsibilities will include:
+ Assisting clients with life events for partnerships (e.g., formations, mergers, initial public offerings), inside and outside basis computations, section 704(c) and section 743(b) computations, and Schedule K-1 processing.
+ Using proprietary technologies to assist clients in streamlining their tax compliance processes and achieve worldwide compliance.
+ Maintaining and developing strong client relationships on various federal tax consulting/compliance engagements in the real estate industry.
+ Advising clients on a variety of tax issues, including REIT Qualification, impact of Tax Reform on passthroughs and other Real Estate clients, business restructuring, and tax controversy.

Qualifications
Required
+ Ability to perform job responsibilities within a hybrid work model that requires US Tax professionals to co-locate in person 2-3 days per week.
+ 5+ years in corporate tax experience
+ A bachelor's degree in accounting, finance or related field
+ Solid understanding of real estate tax technical and transaction skills, including partnership taxation, REIT taxation and qualification, partnership allocations, tax compliance, due diligence, acquisition/disposition planning and structuring, and experience with federal tax compliance, federal tax accounting and provisions, tax analysis, and tax research
+ Strong managerial experience with budgets, people and projects
+ Ability to travel up to 25%, on average, based on the work you do and the clients and industries/sectors you serve
+ One of the following active accreditations obtained:

A reasonable estimate of the current range is $93,660 to $213,200.
