What We Are Hungry For
We are seeking a Real Estate Manager who will serve as the Paris Baguette Real Estate expert. This individual will coordinate and manage all phases and functions of Real Estate; new caf site acquisition, including real estate administration. Real Estate Manager will act as the spokesperson for the company in communications with brokers and landlords and perform and execute all assigned projects and tasks.
Knowledge And Responsibilities
- Tracks and reports on market progress from initial strategy through full development.
- Collaborates with broker network to present new caf site recommendation packages for approval
- Negotiates lease and purchases contracts for the acquisition of approved sites for corporate sites in partnership with Legal Team
- Maintains schedule and project management for critical deadlines within the development period for contracts in partnership with stakeholders and involved parties
- Determines site feasibility and develops pro-forma budget in collaboration with Accounting Team to ensure contract-related monetary obligations are met
- Coordinates, manages and communicates new caf development schedule and critical dates.
- Prepares agenda and reports on real estate issues for weekly meetings and manages administrative duties, which include coordination between departments
- Maintains documentation and legal instruments
- Prepares the Proposed Location Summary to the Real Estate Committee for review and approval.
- Coordinates all real estate legal documentation with legal counsel to ensure accuracy.
- Negotiates lease terms and extensions and coordinates with Operations, Finance and Legal on final draft of lease agreements.
- Coordinates terms, conditions and timing to assure targeted opening of a caf, transfer of a Caf to Franchise, or closing of an existing cafe
- Provides needed information/documentation to Attorneys, Engineers, and Brokers in matters concerning licensing or leasing
- Other duties may be assigned.
- Franchise experience, specifically working with franchisees to find sites through local brokers, required
- At least 1-2 years of experience in Commercial Real Estate
- Knowledge of and ability to utilize geo-demographic and GIS platforms
- Knowledge of site development, real estate trends, and practices
- Experience with prototypical restaurant development
- Microsoft Proficient: Excel, PowerPoint, and Word

The Real Estate Risk Reviewer will perform independent appraisal reviews on commercial real estate properties. Reliance on experience is critical to identify major issues to protect the bank's collateral position. Ascertain compliance of appraisal reports with the applicable Citizens scope of work and federal regulatory requirements and guidance including, but not limited to:
Financial Institutions Reform, Recovery, and Enforcement Act of 1989 (FIRREA; 12 USC §3331, et seq.) and the implementing regulations promulgated thereunder by the Office of the Comptroller of the Currency (OCC) at 12 CFR Part 34 ("Real Estate Lending and Appraisals")
"Uniform Standards of Professional Appraisal Practice" (USPAP);
"Interagency Appraisal and Evaluation Guidelines" ("Interagency Guidelines"), dated December 2010, issued by OCC as periodically supplemented by Financial Institution Letters; and,
"OCC Comptroller's Handbook: Commercial Real Estate Lending," by the OCC, dated August 2013 (OCC Bulletin ).
+ Manage risks associated with the commercial real estate appraisal and evaluation process for a given geographic market and/or assigned lending groups
+ Real estate risk identification, quantification and consulting (including discounted cash flow (DCF) analysis) for the various commercial lending and credit functions throughout Citizens
+ Perform independent commercial real estate appraisal reviews of commercial risk properties including memorializing such review in a comprehensive written format for the benefit of internal customers (Relationship Managers/Portfolio Managers; Credit Officers);
+ Assist in the scoping and engagement of commercial appraisal/evaluation assignments, including third-party vendor selection, analysis type, report content, report format and contract authorization in accordance with policies and procedures.
+ Interact with senior management of Wholesale Credit Risk and Commercial Lending regarding projects especially for those properties that represented a higher degree or real estate risk or otherwise have identified appraisal issues or concerns.
+ Manage vendor relationships

Pay Transparency

Program Description: MetLife's Investments Summer Analyst Program offers broad exposure to a global insurance company and investments manager. The program is a 10-week hybrid experience. Candidates will be able to rank their preferences for placement in the following business units and corresponding locations:
Investment Headquarters Office (Whippany, NJ): Summer analysts at investment headquarters will be placed into the Real Estate Debt Strategies Group (DSG), Equity Strategies Group (ESG), Research, Valuations & Analytics (RVA), or the Northeast Regional Office (NERO). Placements will be determined based on candidate interests and business unit matching. Here is a summary of the 3 units:
· Debt Strategies Group: During the summer internship, the Real Estate Debt Strategies Group (DSG) placement will provide an excellent introduction to the various aspects of institutional real estate investment, focusing on commercial mortgages. DSG focuses on the origination and management of commercial mortgages and the portfolio management of MIM's clients. The summer analyst will gain hands-on exposure to commercial mortgage underwriting, portfolio management, risk management, and asset and client management for our third-party investors.
· Equity Strategies Group: During the summer internship, the Real Estate Equity Strategies Group (ESG) placement will provide an excellent introduction to the various aspects of institutional real estate investment, focusing on real estate equity. ESG focuses on real estate equity investment, asset management, and portfolio management. The summer analyst will gain hands-on exposure to commercial real estate underwriting, portfolio management, risk management, and asset and client management for our third-party investors.
· Research, Valuations & Analytics: During the summer internship, the Real Estate Research, Valuations & Analytics placement will provide an excellent introduction to the various aspects of institutional real estate investment management, focusing on risk management, valuations, research & strategy, and portfolio performance analytics. The summer analyst will gain hands-on exposure to various support functions in a leading commercial real estate debt and equity platform.
Depending on business unit placement, specific responsibilities may include some of the following:
* Review potential loan or equity transactions in Investment Committee
* Participate in portfolio surveillance and portfolio management meetings
* Support the Portfolio Manager and Head of Equity Strategies / Debt Strategies in special projects related to the expansion of MetLife's Real Estate Investment Management platform

During the summer internship, the Regional Office placement will provide an excellent introduction to the various aspects of institutional real estate investment management with a mix of boots-on-the-ground and portfolio management perspectives. The summer analyst will gain hands-on exposure to the various aspects of real estate debt and equity investments, such as the regional office's commercial mortgage origination, acquisitions, development, and asset management efforts by completing property and market analyses and assisting in the internal investment committee approval processes and closings. Additionally, the summer analyst will gain exposure to commercial underwriting, asset management, and risk management on a decentralized, regional level and work with portfolio managers to support our third-party investors. The internship will enhance personal credentials and offer the summer analyst the opportunity to establish relationships with industry professionals.
Specific responsibilities may include some of the following:
-Real estate valuation and underwriting of new commercial mortgage transactions
-Financial modeling and scenario analysis of development projects and existing equity properties
-Equity and commercial mortgage portfolio risk analysis, rating, and surveillance reporting
-Tracking Mortgage and Equity transaction pipelines

Perform independent commercial real estate appraisal reviews on high complexity/risk properties. The Senior Risk Reviewer will be assigned to larger exposure, more complex collateral typically resulting in greater risk to Citizens, whereby the reliance on experience is critical to identify major issues to protect the bank's collateral position. Ascertain compliance of appraisal reports with the applicable Citizens scope of work and federal regulatory requirements and guidance including, but not limited to:
Financial Institutions Reform, Recovery, and Enforcement Act of 1989 (FIRREA; 12 USC §3331, et seq.) and the implementing regulations promulgated thereunder by the Office of the Comptroller of the Currency (OCC) at 12 CFR Part 34 ("Real Estate Lending and Appraisals")
"Uniform Standards of Professional Appraisal Practice" (USPAP);
"Interagency Appraisal and Evaluation Guidelines" ("Interagency Guidelines"), dated December 2010, issued by OCC as periodically supplemented by Financial Institution Letters; and,
"OCC Comptroller's Handbook: Commercial Real Estate Lending," by the OCC, dated August 2013 (OCC Bulletin ).
+ Manage risks associated with the commercial real estate appraisal and evaluation process for a given geographic market and/or assigned lending groups
+ Supervisory responsibilities may include administrative supervision and required process oversight, including adherence to internal policies and procedures to ensure regulatory compliance and appraisal industry requirements for assignments
+ Real estate risk identification, quantification and consulting (including discounted cash flow (DCF) analysis) for the various commercial lending and credit functions throughout Citizens
+ Perform independent commercial real estate appraisal reviews of high complexity/risk properties including memorializing such review in a comprehensive written format for the benefit of internal customers (Relationship Managers/Portfolio Managers; Credit Officers);
+ Assist in the scoping and engagement of commercial appraisal/evaluation assignments, including third-party vendor selection, analysis type, report content, report format and contract authorization in accordance with policies and procedures.
+ Interact with senior management of Wholesale Credit Risk and Commercial Lending regarding projects especially for those properties that represented a higher degree or real estate risk or otherwise have identified appraisal issues or concerns.
+ Manage vendor relationships
+ Provide direct, responsive customer service to external vendors and internal customers (i.e., Relationship Managers/Portfolio Managers; Credit Officers) that RERS supports and serve as the primary liaison and point-of-contact with both internal customers and external vendors regarding regulatory requirements, identification and explanation of any issues of concern, and development/application of any potential risk mitigants.

The salary range for this position is $90,640-$135,960 per year, plus an opportunity to earn an annual discretionary bonus. Actual pay is based on various factors including but not limited to the work location, and relevant skills and experience.
