Principal Duties:
- Maintain, repair, and ensure the efficient operation of all building systems. Building systems include BMS/BAS, RTUs, Package Units, Air handlers, Fan Coil Units, Zone VAVs, Cooling Towers, Hot Water Boilers, Steam Boiler, electrical, lighting, plumbing & fire protection, Fire Suppression Systems, Fire Alarms, Dry Systems.
- Perform routine daily rounds inspecting all building equipment and notify supervisor.
- Receive work assignments, plan work, and obtain necessary tools, equipment, and materials. Respond to tenant requests and complaints regarding building operations through work order system.
- Demonstrate a thorough knowledge of equipment being serviced and employ service procedures and techniques indicative of first-class work. Follow inspection and service procedures outlined in the preventative maintenance programs.
- Ensure compliance with applicable codes, requisitions, government agencies, and company directives as relates to building operations.
- Assist in monitoring third party contractors, inspect work, and generate deficiency lists.
- Perform various maintenance tasks such as cleaning parking lots, garages, outside landscaped areas, and interior spaces
- Keep the shop, equipment rooms, and common areas clean, organized, and safe. Provide proper care to assigned equipment, tools, and uniforms.
- Maintain Inventory of replacement parts
- Paint interior and exterior surfaces, as assigned.

- 3-5 years engineering experience in minimum Class-B office building or at a medical facility
- Possession of a valid Driver's License.
- Ability to operate and have basic BMS/BAS system knowledge.
- Currently hold a FDNY Refrigeration License.
- Ability to obtain a FDNY Certificate of Fitness, FDNY Fire Safety Director Certificate, Standpipe and Sprinkler Permit
- Hands-on experience in the service and operation of HVAC, electrical, and mechanical equipment.
- Ability to use tools ranging from standard hand and power tools to precision measuring instruments and electrical/electronic testing devices.
- Ability to communicate effectively with coworkers, tenants, and vendors.
- Basic computer skills necessary to operate computers for general day to day work.
- Able to consistently lift, push, pull up to 50lbs and occasionally up to 75lbs.
- Physically able to climb ladders, bend, or crawl into awkward spaces.
- Able to walk, stand or kneel for extended periods of time.
- Ability to demonstrate exemplary tenant relations and provide excellent customer service.

Principle Duties & Responsibilities
- Administer and maintain rotating preventative maintenance program on all building equipment.
- Advise the building manager on all systems related incidents and recommend the right course of action.
- Develop uniform scope of work and solicit bids for work not performed by in-house staff on building systems.
- Manage and direct contractors working on building systems.
- Inspect and review building renovation / construction and make recommendations necessary for satisfactory completion to the building manager.
- Maintain quality of work, cost effectively, and complete with minimal interruption of services.
- Anticipate future equipment need, repairs, and advise building manager.
- Recommend energy conservation measures or more efficient means of servicing building systems to the building manager.
- Maintain MSDS file and ensure proper handling and disposal of any waste oil, water, treatment chemicals, and hazardous materials that may be encountered by staff.
- Maintain and keep building drawings, equipment logs, and operating journals current.
- Maintain positive tenant relations and resolve concerns
- Make necessary repairs, replacing belts, sheaves, motors, bearings, changing filters, cleaning coils, punching tubes, cleaning and painting equipment and rooms, rebuilding pumps, replacing sleeves, bearings, packing and seals, and alignment.
- Include in the operation and monitoring of all HVAC equipment, taking equipment readings and documenting every 2 hours the daily meter readings.
Qualifications
- KNOWLEDGE OF PNEUMATICS IS REQUIRED
- A stationary license will need to be obtained. We will assist with this process.
- Must have a minimum of 4+ years’ experience as a building engineer.
- Must be highly skilled in all mechanical, electrical, plumbing, and life safety systems.
- Able to provide preventive maintenance on air handlers, pumps, chillers, and cooling towers, boilers, supply and exhaust fans, snow melt systems, and air compressors.
- Possess good oral, organizational skills to maintain documentation, and leadership skills.
- Ability to work flexible hours and perform duties in an orderly fashion under general supervision. Willing to work early morning hours and be on call as needed.
- Valid New York State driver's license is required.
Physical Requirements
- Normal dexterity required in an office environment including hand-eye coordination, walking, sitting, standing, alertness (attention to detail), and answering of phones.
- Ability to lift up to 75 pounds and operate equipment necessary to perform cleaning/maintenance duties. Ability to climb ladders to heights up to twenty-five feet.

- Operate, maintain, and troubleshoot critical building systems including emergency generators, UPS systems, electrical systems up to 480v, chillers, and more
- Respond effectively to emergencies with a focus on operational stabilization and appropriate escalation
- Maintain thorough knowledge of equipment operation including building automation systems and fire/life safety systems
- Ensure compliance with all safety procedures and relevant state/local ordinances and codes
- Utilize technical systems including Microsoft Office Suite and Corrigo work order management system
- Participate in on-call rotation and respond to after-hours building activities as needed
- High School Diploma or GED equivalent
- Minimum 5 years of experience in building operations or relevant field
- Strong understanding of HVAC systems operation
- Experience with Building Automation Systems (Alerton preferred)
- Ability to work independently and as part of a team
- IUOE Local 158S union membership or willingness to obtain membership
- Strong aptitude and positive attitude for learning new technical skills
- Trade school certification or formalized vocational training
- Technical licenses relevant to building operations
- Experience with electrical systems up to 480v
- Knowledge of DDC/pneumatics systems
- Familiarity with RO/DI water systems
- Proven track record of excellent customer service
- Experience with emergency response in a manufacturing environment

This position reports to the Building Maintenance Engineer Manager and Property Manager. This position is responsible for performing general maintenance and repair duties including maintaining the appearance of the grounds and facilities. The successful candidate will be mechanically inclined, willing to train and learn new skills, be a dependable and motivated self-starter, provide excellent customer service and have a friendly and professional demeanor. Other duties include but are not limited to the following:
- Perform regular inspections, complete vacant space make readies and special projects
- Test and replace parts and components in plumbing, electrical, heating, and cooling systems
- Identify, recommend, and implement preventative and on-going changes to preserve or upgrade equipment
- Participate in the annual budget preparation process
- Evaluate and maintain facility and grounds, meeting operational standards, and schedule tests
- Maintain fire and safety standards for all areas of the facility and grounds
- Supply hand tools
- Ability to operate all necessary hand tools to make repairs
- Maintain a clean work area to ensure a safe job site
- Collectively execute the maintenance program ensuring timely work order service and cost effective inventory control of property resources
