**_This is a pooled posting for Building Specialist positions. This posting will remain open for an extended period of time and candidates will be contacted as staffing needs arise._**
Student Affairs is excited to begin the search for a Building Specialist! Building Specialists assists in the organization and set-up of events at various locations at the University and performs cleaning services at those facilities.
**Essential Functions**
+ Responsible for the daily custodial activities within residential buildings, including trash and recycling disposal, cleaning of public restrooms and kitchens, and other public-facing locations.
+ Maintain custodial storage locations including management of supplies, organization of equipment, and proper chemical storage techniques.
+ Routine inspection of managed facilities to include reporting and documentation of deficiencies in building systems, cosmetic items, and safety concerns required to maintain all facilities at a level of quality established by leadership.
+ Responsible for floor care of all residential facilities, including sweeping, mopping, and vacuuming of carpet. Utilizations of specialty equipment and machines to efficiently maintain surfaces as required: auto scrubbers, carpet sweepers, i-Mop, etc.
+ Cleaning of all dormitory suites following spring move-out: trash removal, deep cleaning of all restroom surfaces and fixtures, dusting of all surfaces, required floor care, and other items as required to return all spaces to a presentable standard established by leadership.
+ Aid with facilities setup and breakdown required for events, meetings, etc.

Real Estate and Workplace Services (REWS) touches the lives of every Intel employee every day. Our scope is vast and includes operating and maintaining all Intel sites, offices, labs, and factories globally, as well as onsite services and experiences that help employees stay safe and productive. REWS also helps to make Intel and our community a greener place by supporting Intel's commitment to environmental sustainability, including investing in conservation projects, setting company-wide environmental targets, and driving reductions in greenhouse emissions, energy use, water use, and waste generation.
This role's responsibilities include but are not limited to:
+ Partner with both Intel and our supplier teams to help keep the facility conditions in working order, both functionally and aesthetically.
+ Participate in repair and upgrade strategic planning for facilities systems.
+ Track issues using identified program tracker. Submit tickets for issues. Follow up on repairs.
+ Partner with Intel's IFM supplier, proactively identifying building maintenance issues to ensure buildings are aesthetically appealing and inviting to employees and guests. + Follow up on identified maintenance issues and repairs to completion.
+ Conduct site daily rounds to identify issues, submitting work orders, driving corrections with urgency and assessing quality of the work.
+ Work closely with our building maintenance, landscaping, and custodial management team to achieve site goals.
+ Understand our contract with IFM supplier to better support job responsibilities.
+ Identify on demand projects work related to building and site maintenance.
+ Work with cross site peers to better develop their job roles and responsibilities and BKMs.
+ Perform building audit process with our IFM /Soft Services manager and grade accordingly.
+ Conduct daily rounds of landscaping areas that have been deemed critical to the site (i.e. site entrances, office building entrances, etc.) and if any discrepancies (excessive weeds, overgrown vegetation etc.) are found, escalate to IFM Landscaping Manager.
+ Conduct daily rounds of lighting in each office building lobbies, each cafes and kitchenettes and if any lighting is out, submit WO to have light bulbs replaced.
+ Conduct daily rounds of each site dock and verify that they are clean and relatively free of trash/debris, all dock levelers are operational, bump stoppers are not severely worn, compactors are fully operational, not leaking or blocked and that all lights are operational. Submit WOs for any discrepancies found on the docks that need to be addressed.
+ Conduct daily rounds of main walkway/hallways that typically get the most foot traffic within each office building and verify if the flooring in the areas are clean. If flooring (i.e. carpet) needs to be cleaned or tiles need replacing, submit WO to have it addressed.
+ Continually observe all areas within the buildings, outside and in rear yard for safety issues.
+ Audit the facility service yards for issues, i.e. abandon equipment, trash, debris, wood pallets, etc.

The Building Maintenance Specialist will work closely with outside vendors and contractors as well as the finance team to support cost tracking, analysis, and reporting for facilities-related expenses.
Essential Duties
- Serve as the primary point of contact for all daily facilities-related requests and concerns within Ann Arbor facility.
- Perform minor building interior and exterior repairs or coordinate with appropriate vendors as needed.
- Conduct regular facility and safety inspections in accordance with building code and regulations, escalating issues when necessary.
- Ensure all building systems are fully operational and compliant with applicable regulations and standards.
- Maintain strong relationships with vendors and service providers.
- Solicit bids and negotiate pricing for vendor services, presenting options to leadership for review.
- Assist in preparing cost estimates for maintenance and project work.
- Ensure timely and proper completion of vendor services.
- Review and verify vendor invoices for accuracy and compliance with contract terms.
- Manage building security systems and administer security programs.
- Issue employee ID badges and communicate emergency and security protocols.
- Respond promptly to building alarms and emergencies.
- Maintain accurate records of maintenance activities, service requests, and work status.
- Assist with the maintenance of single company vehicle as needed.
- Perform additional duties as assigned.
Qualifications:
- High school diploma or equivalent required.
- 5–7 years of hands-on experience in facilities or commercial building maintenance.
- Proficient in word processing, spreadsheets, and other administrative software tools.
- Solid working knowledge of HVAC, plumbing, electrical, mechanical, and security systems.
- Skilled in the safe and effective use of hand and power tools.
- Strong analytical, troubleshooting, and problem-solving abilities.
- Physically capable of performing demanding tasks, including lifting, climbing, and extended periods of standing or walking.
- Ability to work independently and manage multiple projects.
- Strong communication skills and analytical skills.
