Typical work schedule is scheduled for Saturday through Friday on a rotating cycle of days on versus days off.

For more detailed information on our Benefits and what it is like to work for Amentum: please visit our careers site: a BSO, you are responsible for operating, monitoring, and controlling the Building Automation System and providing an intermediate level of expertise in troubleshooting and providing preventive and corrective maintenance on the facility mechanical and HVAC equipment/systems in a pharmaceutical environment. You will identify and correct any safety-related issues and perform independent equipment evaluations to identify potential equipment failures.
**You will perform many daily duties, including:**
+ Monitoring Building Management Systems (BMS/BAS) for alarms and abnormal trends.
+ Conducting preventive maintenance inspections and performing required preventive maintenance actions (lubrication, cleaning, filter changes, etc).
+ Performing basic troubleshooting of building systems.
+ Responding and performing initial troubleshooting and remediation of alarm conditions. Making emergency calls for support, if necessary.
+ Documenting room environmental deviations, root cause, and corrective actions in event reports, as needed.
+ Documenting daily operations and alarms in appropriate logbooks.
+ Operating facility equipment both locally and thru the BMS as necessary to support building operations. Equipment includes air handlers, exhaust fans, pumps, water systems, air compressors, chillers, steam accessories, and etc.
+ Performing routine building rounds to verify no emergency conditions exist.
+ Serving as initial point of contact for outside contractors to issue safety work permits.
+ Coordinating with security personnel to respond to fire panel alarms.
+ Coordinating with janitorial staff as necessary to address water leaks.
+ Responding and providing service and feedback to the customer on all work orders while assuring compliance to codes, regulations, and industry standards.
+ Recommending measures to improve maintenance methods and equipment performance.
+ Performing functions of the position including following proper safety guidelines such as job hazard analysis and lockout/tagout procedures and wearing PPE as required.
+ Operating a variety of equipment such as hand tools, laptop computers, and diagnostic hardware to perform work.
+ Maintaining a strict schedule to be successful in the assignment yet demonstrates flexibility in the day-to-day activities and scheduling for the benefit of the customer.

**Minimum Requirements:**
+ High school diploma or demonstrated equivalent.
+ Two years of experience as a Building System Operator or HVAC maintenance mechanic in an industrial environment or demonstrated equivalent combination of education and experience.
+ Ability to pass a Tuberculosis test prior to employment or be medically cleared for Tuberculosis by a medical professional and be able to maintain annual negative results.
+ Ability to pass a medical evaluation for respirator use and be able to successfully complete a fit test for each type of respirator needed for the position or for an approved alternate respirator that provides equal or better protection from identified hazards.
+ Ability to obtain a security access badge at our client's location.
+ Ability to obtain an appropriate driver's license issued by the State Department of Motor Vehicles, as requested.
+ Must be able to obtain and maintain facility credentials/authorization. Note: US Citizenship or Permanent Residency is required for facility credentials/authorization at this work location.
+ This position does not include sponsorship for United States work authorization.
**Some physical requirements include:**
+ Regularly lift to 50 lbs

**Special Requirements:**

**Preferred Qualifications:**
+ Experience troubleshooting BAS/BMS systems and controls (Honeywell, Siemens, Edstrom, etc.), using knowledge of Building Systems sequence of operations.
+ Experience diagnosing, troubleshooting, and repairing process mechanical systems such as HVAC equipment and utilities supporting same.
+ Experience working with Fire Protection Systems.
+ Knowledge of Water Systems used in pharmaceutical applications.
+ Experience with the cGMP requirements in a pharmaceutical environment.
+ Experience troubleshooting, repairing and working with electrical, mechanical, plumbing, and pneumatic systems.
+ Experience using testing equipment such as meggers, voltmeters, multi-meters, etc. used in maintenance and troubleshooting activities.

Salary Range: $112,900 - $256,900 / annually
Qualifications
+ Bachelor's Degree or equivalent experience in Mechanical or Electrical Engineering or related fields.
+ Certified Healthcare Facility Manager Certificate.
+ Minimum 10 years' experience of heavy interface with the following: Building automation systems (in particular Siemens Apogee and Johnson Control Metasys), centralized HVAC systems (air handlers, chillers, boilers, pumps, steam distribution systems and condensate return systems, ducting systems, VRF system, etc.; Nurse call and Overhead Page systems, Television Systems, Centralized medical gas and medical vacuum systems.
+ Comprehensive knowledge of the design and operation of large HVAC systems (required), acquired over a minimum of five years in a hospital setting (preferred).
+ Working knowledge of the design and operation of normal- and emergency power systems, including but not limited to engine-generators, automatic transfer switches, electrical switchgear, etc.
+ Demonstrated management skills to effectively manage and direct a workforce of approximately six represented Service and Operating engineers, one assistant manager and one superintendent.
+ Ability to interact effectively with a supporting Campus Facilities Management workforce of approximately 40 represented skilled tradespeople both directly as needed and via their management structure.
+ Working knowledge of methods, tools, equipment, and materials of the skilled craft trades, including HVAC, pneumatic tube, plumbing, fire alarm, building automation and centralized medical gas systems sufficient to organize work, evaluate progress and ensure that work quality meets the applicable standards.
+ Working knowledge of applicable codes and standards including but not limited to TJC, Title 22, Title 24, NFPA, AAMI, AIA/FGI, etc.
+ Mathematical and accounting skills sufficient to prepare, monitor departmental budgets and speak to variances.
+ Ability to exercise sound time management skills, control projects and work proactively to mitigate complications that may jeopardize hospital operations.
+ Excellent interpersonal skills to establish and maintain confidence, trust and strong working relationships across a large and diverse body of staff, Nursing directors, Senior management, Administrators and service providers.
+ Working knowledge of Human Resources management principles to mentor, counsel, coach, train, evaluate and discipline staff, as needed.
+ Ability to operate effectively, confidently and consistently in a critical and very dynamic hospital environment.
+ Ability to communicate key aspects of technically-related issues to non-technical stakeholders in an effective manner
+ Ability to rapidly learn the architecture, operation and case-by-case challenges of building systems as needed.
Preferred
+ License or certificate to practice in at least one of the professions: Mechanical Engineering, Electrical Engineering, Architecture, or related fields.
+ Knowledge of construction principles and practices.
+ Demonstrated skill in using a PC with related software including Microsoft Excel, Word, PowerPoint, Outlook and AutoCAD or Bluebeam.

**Overview**
The Technical Services Building Systems Specialist I (BSS I) is member of the Technical Services (TS) team, with a strong technical background in building automation, HVAC, commissioning, or test and balance. The BSS I is responsible for evaluating, programming, optimizing, and testing the operation of new and existing building systems both on-site or remotely. The role requires the ability to plan, document, and conduct work requiring judgement as well as working independently with direction and technical guidance. The primary expectation for the role is to produce optimized energy and project outcomes for retro-commissioning (RCx) and relevant new construction commissioning (Cx) scopes with a solutions based approach and mind set.
**Responsibilities**
Specific responsibilities include:
- Perform assigned duties in accordance with ENFRA policies, procedures, safety guidelines.
- Documentation, collaboration, and communication regarding activities, technical issues, and solutions development to project delivery team and Team Manager on a regular basis.
- Execute and complete assigned tasks and deliverables in a timely manner.
- Participate in site surveys, documentation review, and due diligence activities to determine facility conditions and develop energy conservation measures.
- Participate in design and submittal reviews of new construction scope as part of the commissioning process.
- Actively utilize the CxAlloy software to document assigned new construction commissioning scopes.
- Develop pre-functional checklists and functional performance tests in CxAlloy
- Development of technical reports and project observations to the project delivery team to support solutions development and understanding of progress, system operation, on-site conditions, and other required building information.
- Implement energy conservation measures independently and/or in collaboration with project delivery team partners, such as facilities staff or trade partners, whenever required.
- Review pre-functional checklists and compare to actual site conditions when required.
- Troubleshoot, optimize, and modify building system programming when necessary to implement energy conservation measures.
- Troubleshoot, address and recommend solutions related to building system integration and networking.
- Utilize test instrumentation to troubleshoot, verify, and optimize building system operation.
- Oversee and execute functional performance tests as part of the acceptance of construction scope.
