Phillips Edison & Company is seeking a Financial Analyst to join our Investment Management team, which oversees the performance of Phillips Edison's institutional joint ventures. This position will perform a wide range of finance-related duties, working cross-functionally with Phillips Edison's Operations, Finance, and Accounting groups. The ideal candidate must be able to work in a fast-paced environment, handling multiple responsibilities and requests, while distilling detailed financial data into meaningful information for internal and external users. This role will be based out of our Cincinnati, OH corporate headquarters office.

Responsibilities and Duties include:

  • Produce monthly and quarterly financial reports for internal users and external investors, which should explain historical results, forecast probable outcomes, and recommend operational courses of action
  • Own the maintenance and presentation of a group of joint venture property financial models
  • Assist with the joint venture budget and forecast process:
    • Review and update budget/multi-year financial models for accuracy and reasonableness in all elements of free cash flow
    • Create financial presentations and analyses for external annual reports
    • Review and update fee income budget and forecast
  • Assist with the JV cash management function and make monthly distribution recommendations
  • Perform ad hoc financial analyses as necessary on a tenant/property/portfolio/department level
  • Support underwriting efforts for potential new funds/joint ventures
  • Recommend and implement process improvements, reporting upgrades, and automations in reporting/analysis
  • Support internal and external users with various ad hoc assignments
  • In general, approach every piece of financial information with a strategic mindset and opinion for how that piece of information ought to be interpreted, how it aligns with operational and financial goals, etc.
Qualifications:
  • Bachelor's degree in Finance/Accounting or related field required.
  • 1-3 years' experience in a finance-related role preferred. (Can include internship experience)
  • Advanced Excel skills required.
  • Advanced written and verbal communication skills required.
  • Experience in commercial real estate a plus.
  • Experience with Argus Enterprise (or a similar financial modeling CRE software) a plus.

JOB SUMMARY:

Youll join one of our core business functionsDevelopment & Construction, Investment Management, Property Management, or Enterprise Servicesand contribute directly to your teams work, while program events and trainings give you insight into all areas of our business.

Highlights include: Executive Speaker Series, Business Segment Trainings, Mentor Relationships, Site Visits, Community Outreach, and Networking Opportunities.

Youll conclude the program by presenting a Final Capstone Project that showcases your ideas, learnings, and impact.

The Greystar Intern Program will run from June 1, 2026, to August 7, 2026.

JOB DESCRIPTION

As an Investment Management Summer Analyst , youll help execute investment strategies by analyzing market, property, and portfolio data, building financial models, and preparing materials for stakeholders. Youll gain exposure to the full investment lifecyclefrom market research and acquisitions to portfolio performancewhile working with teams across the organization.

  • Build and update financial models to evaluate investments and track portfolio performance.
  • Prepare investment memos, market summaries, and presentations for committees and partners.
  • Conduct market research and analyze trends, risks, and opportunities.
  • Assist with due diligence, data review, and findings documentation.
  • Monitor operational and leasing metrics to support reforecasting and strategic planning.
  • Maintain deal trackers, timelines, and deliverables.
  • Partner with internal teams to support initiatives and improve performance

Qualifications:

  • Strong desire to learn the real estate industry

  • Quantitative background and analytical problem-solving ability

  • Strong, precise written and verbal communication skills with the ability to articulate complex topics

  • Enrolled in a bachelors degree program in real estate, finance, business, or a related major

  • Graduating between December 202 6 and May 202 7

The compensation for this position is 30 /hour

Additional Compensation :

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions :Inaddition to the base salary, this role may be eligible to participateina quarterly or annual bonus program based onindividual and company performance.

  • Onsite Property Positions :Inaddition to the base salary, this role may be eligible to participatein weekly, monthly, and/or quarterly bonus programs.

Senior Analyst Investment Management

The Senior Analyst Investment Management will assist the Asset Management team with various functions including the preparation of budgets and rate plans, financial modeling, lender reporting, appraisal review, tax research, ad hoc analyses with varying levels of complexity, and supporting transactions including refinances, recapitalizations, and dispositions.

Duties/Responsibilities: The duties listed below are an outline of the roles responsibilities and should not be considered an all-inclusive list. As the needs of the organization change, these duties may be modified as needed.

  • Leverage financial models to forecast deal-level returns and put together hold/sell/refinance recommendations for distribution to management and equity partners
  • Facilitate transactions by compiling and reviewing due diligence materials and drafting responses to inquiries from brokers and potential investors
  • Prepare and review weekly leasing updates for distribution to equity partners
  • Perform ad-hoc financial analysis for distribution to management, lenders, and equity partners
  • Assist Asset Managers with the review of rate plan and budget targets for each asset and provide feedback to leasing and operations teams based on prior year approved values, actual operating performance, and relevant underwriting
  • Assist the Asset Management team in the preparation of quarterly investor reporting
  • Interface with external groups lenders, consultants, brokers and provide subject-matter insights to Asset Management team in specific functional areas such as property taxes, loan compliance and capital projects
  • Travel to markets with Asset Managers to gain insight into market trends and property operations

Education & Experience

  • 2-3 years of Commercial Real Estate experience is preferred.
  • Bachelor's degree preferably with a focus in Business, Real Estate, Finance, or other relevant subject matter.

Preferred Knowledge, Skills, & Abilities .

  • Attention to detail and ability to handle multiple simultaneous projects.
  • Understanding of financial concepts, (i.e. IRR, ROE) and the ability to apply that in an excel model.
  • Proficiency in Microsoft Windows-based software applications and advanced level of Excel skills required.
  • Strong analytical and research capabilities with outstanding organization skills.
  • Excellent interpersonal, written and verbal communication skills.
  • Multifamily/Student Housing experience preferred but not required.
