Commercial Construction Superintendent - Law Firms
Job Description:
A Superintendent directs the work flow of the project on site consistent with the project schedule and HITT safety and quality standards. The Superintendent provides leadership and serves as the liaison between project team members to promote the interest of both the business and clients in all matters, as well as demonstrate the characteristics of a mid-level leader. The Superintendent communicates project priorities to site staff and all subcontractors, serving as the primary leader on site for the construction project.
Responsibilities
- Understanding and administering the HITT safety program to include all subcontractors, ensuring that all accidents/incidents are promptly reported and investigated, and assisting in safety inspections by outside agencies
- Maintain HITT quality standards for all aspects of the project
- Serve as the leader for all on site safety, managing a safe jobsite for all involved
- Maintain daily log of all activities and site conditions, while managing the punch list and closeout process through owner/architect acceptance
- Work with the project manager in formulating project schedule, ensuring that the proper methods and sequence of installation are followed, making and following through with schedule commitments, and maintaining HITT quality standards
- Maintain good working relationships with all subcontractors on the project, developing relationships within the community which enhance business opportunities, and ensuring subcontractors are treated fairly
- Ensure complete, accurate daily documentation of work orders/tickets, understanding subcontractor scope of work to avoid unnecessary change orders, and identifying problems early and act immediately to provide solutions
- Develop and organize the site team, arranging for temporary facilities/utilities for the site, and identifying long lead items that need to be expedited
- Collaborate with the project manager and site operations team throughout the life of the project
- A four-year degree from an accredited university with a concentration in construction, engineering, or business is strongly preferred.
- In lieu of a degree, additional work experience is acceptable.
- 5+ years' experience in commercial construction, including experience with a commercial general contractor
- Tenant renovations, service work, work in occupied spaces, weekend work, fast paced project experience all a plus
- Mastery of building processes and best practices
- Ability to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired results
- Project lead experience preferred Previous experience in a superintendent or project lead experience preferred
- Ability to master sector/project-specific software systems including but not limited to: Microsoft Office suite (ex. Project, Excel, Word, Outlook, PowerPoint, etc.), ProCore, Adobe, BlueBeam,
- OSHA 30 Certification preferred
- Ability to walk and/or stand for long periods of time and the ability to lift up to 50lbs
- Must demonstrate a strong ability to:

Project/Position Overview:
This project will rehabilitate the 45-year-old El Portal wastewater treatment facility (WWTF), the largest in the NPS, and the sole wastewater treatment service for the Yosemite Valley, El Portal, and adjacent communities. The existing facility features an undersized two-story arrangement with limited access points and failing systems. It is not feasible to modify the existing plant to accommodate required improvements to lab and office space, make room for more effective treatment process infrastructure, or provide adequate space for system operation and maintenance activities. Replacement components are difficult to procure or are no longer manufactured due to the age of the existing plant, resulting in the need to fully replace the electrical service, switchgear, motor control center, and distribution systems.
Responsibilities and Duties:
- Provide technical assistance and support to CO during construction.
- Read, interpret and understand the construction contract plans and specifications
- Arrange, attend and facilitate a variety of meetings, including weekly meetings at the project site.
- Document issues encountered and problems experienced with the construction contractor.

Project/Position Overview:
The project is located at George Washington Memorial Parkway in Virginia, Maryland, and Washington DC. The work includes bridge preservation work of 26 bridges along the George Washington Memorial Parkway, Spout Run Parkway, and Clara Barton Parkway, and pavement preservation work on 33 NPS road and parking assets. Although this work is in a park setting, traffic volumes on the respective parkways are very high, and surrounded by urban and suburban development.
Responsibilities and Duties:
- Coordinates technical and administrative activities for the project.
- Reads, interprets, and understands the construction contract plans and specifications.
- Reviews drawings as design reviewers and changes to contract documents.

- Experience with on-site field sampling and testing.
- Knowledgeable in paving, concrete, and transportation construction practices, including applicable industry standards, regulations and codes.

The Construction Management Associate is responsible for assisting the Construction Manager in all aspects associated with a construction-related project. JMT's Facilities-CM team is seeking a Construction Management Representative (CMR) to be responsible for managing one or more of the following possible construction projects to include, but not limited to: building demolition, site restoration, building rehabilitation and/or new construction, utility work, paving, and waterfront construction. Candidate must be willing to travel to remote locations and work away from home for extended periods of time. A monthly allowance for living expenses (lodging, food, travel, etc.) will be included.
The successful CMR candidate shall be knowledgeable in construction practices including applicable building codes, applicable safety regulations (must have a minimum of Occupational Safety and Health Administration (OSHA) 30-hour construction safety training), cost breakdown estimating and negotiating, and technical writing. CMR shall also be computer literate and able to open and manipulate Oracle Primavera Project and Microsoft (MS) Project, Word and Excel.
This is a full-time opportunity. Salary for this position will be commensurate with education and experience.

Essential Functions and Responsibilities
- Maintain excellent relationships with clients, facility occupants, architects/engineers, and contractors

- Strong computer skills, experience w/ MS Windows Office, Primavera P6, etc.
- Minimum five years of experience acting as a Construction Manager, Construction Management Representative, Owner's Representative or Construction Superintendent
- Experience using MS Excel or related cost estimating software to develop Independent Cost Estimates for change order negotiations and ability to evaluate contractor provided construction CPM schedules, including logic and sequencing
- Experience reviewing engineering designs, contractor shop drawings and/or vendor specifications and plans, or similar, to determine constructability and practicality of proposed work and adherence to established standards and requirements
Preferred Experience

- Candidate is willing to travel to various possible locations within the United States.
Working Conditions
Work is performed in both an office and field (construction) environment. Office to field time is approximately 25% to 75% respectively. Field work requires climbing, walking and standing at a construction site and may be outside in heat/cold, wet/humid, and dry/arid conditions. Some lifting (up to 50 lbs) may be required. Travel required.

The Construction Management Intern works closely with field engineers and project management staff to make sure that projects are progressing on time and on budget.
ESSENTIAL FUNCTIONS AND DUTIES
The essential functions include, but are not limited to the following:
- Work directly with Field Engineers (and independently) directing and planning the efforts of others and maintain accountability for work accuracy and completeness
- Train individuals on work processes and technical requirements as required
- Maintain records as required regarding job progress, costs, material usage, etc.

Project/Position Overview:
Rehabilitate up to 14 historic buildings and their surroundings (exterior, interior, and structural). Includes mechanical, electrical, fire detection/suppression, security, and plumbing systems. Hazardous materials will be abated. Improvements include incorporating Architectural Barriers Act Accessibility Standards (ABAAS), addressing landscape and drainage issues, improving/adding utility connections, and removing non-historic elements.
